As my name changed username suggests, I’m wondering what else I could do to get more viewers. Would flowers entice you in more or is there something more fundamental that would help? I know there are loads more photos than you normally get on RightMove, but it’s not that out of the ordinary here in NI.

Some more background - we’ve been back on the market for four weeks after our buyers pulled out. We’ve had 8 viewings and no real feedback on what we could change. Some of the viewers have said no based on the location being too far from Belfast/other towns, but about half of them haven’t said they’re out, they’re still thinking about it. I know I need to be more patient, but I’m finding it very hard when I don’t want to lose the house I’m buying!

Gorgeous house and stunning decor, but I wonder about the glass panels/walls - I suppose they're shatterproof?

I'm going to agree with pp, it's a lovely, spacious family home.
I agree about the exterior walls not being particularly nice, but maybe that would cost too much.
Personally, I couldn't live with the black kitchen and black bathroom, I'd have to rip them out, but that's subjective.
Is the market slow in NI at the moment?

Beautifully decorated house inside, though it won't appeal to everyone, especially kitchen and bathrooms which are very dark (I'd want to replace). The outside of the house and the external area looks bland though. Where do you sit in the summer/ socialise? I'd add flower pots, hanging baskets etc.

Take the pictures of the chairs and picture frames off, dont repeat pictures
Its about the size of the room, not the things in them. Floor plan, to be picture 4 or 5…

Yes me too, leave em wanting more and take out all the duplicates and piano shots etc. be good to have a few more of the view from windows?
Apart from that it's gorgeous and can't see that's it's an issue with your decor/ the appearance of the house at all.
More likely location/price relative to your area (though amazing price compared with where I am!) or road noise or something else which you can't see form the pics

It's a fantastic house. I just think you need to be patient as it probably will attract only a small group of buyers. It's great for a family but I imagine the majority of families would prefer to be closer to town amenities.

Maybe have a conversation with your estate agent about who your target market realistically could be an ask what they're doing marketing wise to reach those types of buyers. For example it might be great for some empty nesters looking to get out of the city. Or for someone looking to take on a holiday let investment, rather than the typical family buyer.

The decor is quite personal and wouldn't be to everyone's taste but I think most people would see past that, and recognise that it's in move-in condition.

There are loads of things I really love about your house, particularly a lot of the arty stuff, period features and the green.

I agree the outside looks a bit gloomy and maybe even a little bit in need of a clean. Sorry. It needs something to cheer the area up as painting isn't going to be proportionate but I'd make sure its sparkling and add some plants etc.

I loved some of the wallpaper but by the end it felt a little bit much, particularly the bright red flowers and the leaves. Personal taste, but it might not be others personal taste either. I also couldn't quite made out what was going on in the kitchen. Is there a lot of build I shiny brown wood with the black kitchen or is it part of the furniture?

There were also a couple of rooms towards the end which looked long and narrow and I wasn't quite sure of the purpose. If they look better in person either rephotograph or take them off.

It's a lovely house though and very good value. The markets really slow at the moment. Good luck

Yes, I think the outside looks a bit stark and would be softened by some pots on the steps.

It does look in need of updating, but the exterior looks incredibly smart and clean, being all white.

outside really doesn’t do it justice. But the inside is beautiful so unless you are aiming it at drive passes I don’t see any problem with the listing.

Yes it’s quite a difference. And as much as number 30 needs updating irs just cosmetic. And you could do it for much less than the price difference

First thought it the outside is grim, dull, boring do I go on... why is the door grenen and windows frames etc. Brown. Its really jarring. Fugly comes to mind.

Is there a patio in the back? Nowhere to sit outside but grass? No flowers no trees to add colour.

Honestly what a waste of a view. If that family room wasn't there having huge glass doors to make most of the views is what I'd be expecting.

I dont expect you to do all that work but its what would put me off wsp if I didnt have thr money to do that type of work.

Sorry if it sounds brutal but its what I'd be saying to the agent anyway.

The photos aren't good. It looks like you had a tall photographer who doesn't understand lighting! The rooms look gloomy even with the lights on in some rooms, and very low-ceilinged.

I would get a new set of photos done, with a different, more professional, photographer.

And use fewer, better pictures on the listing.

Good spot. From what I can see of it I'd buy no 30 out of the two and do it up to my taste (stealing quite a few of your ideas). Things like the kitchen aren't to my taste but I couldn't justify paying to replace a perfectly good kitchen. That's why we did ours neutral and boring before sale

I was today years old when I realised (by looking at the map on this listing) that the Northern Ireland border doesn't go straight across and there's a bit of ROI in the far North- the most northerly bit isn't actually Northern Ireland. Embarrassing.

It's such a lovely house. Is the number of photos and the placing of the floor plans standard for your EA or actually for your area? Usually the bigger and more expensive properties get considerably more photos and details than the smaller and cheaper ones round my way, but the volume they've posted is quite overwhelming and it doesn't really add any value to the listing. If they are open to suggestions I would request that they cut some of the duplicate ones and put the floor plans nearer the beginning.

House-wise I would say that the outside is screaming to be painted, like the other houses in your area which are white and look really nice and fresh. It doesn't suit your house being that dull brown, it looks tired, jaded and... well, past its best, like it's old but not antique, if you see what I mean.

I don't think you need to do anything to the interior, but the house exterior does need freshening up. It will cost a helluva lot for sure, but it will make a huge difference. Matching pots on either side of the front door would add an elegant touch that it's lacking at the moment (but not inside, it's very elegant inside!).

Your home is beautiful OP.
But I would paint the outside. It doesn't reflect how beautiful the inside is.
I would consider painting the bathroom white, the black makes it look so dark.

Gorgeous inside but as others have said exterior looks a bit drab.
a house like that round here would always have lots of colourful pot plants outside, that would make a huge difference along with perhaps painting the front door.

The comparisons to number 30 are very interesting. Have you noticed that it has the same agent selling it? Of the 26 photos, 12 of those are outside. The target market for it is someone who needs the concrete yard and outside sheds. We have had some of the same viewers despite the price difference.

To answer some other questions - yes, it really was built in 2007 and it was bought as a shell for £400k by the previous owners. They put in the black kitchen and bathroom. I expected to rip them out as they weren’t my taste but I don’t have the money, and they’ve oddly grown on me over the six years that we’ve lived here. This is despite many hours spent googling whether I could paint bathroom tiles (and similarly the window frames)!

I almost didn’t view the property myself because of the exterior. It really put me off then, but once I arrived the view and the peacefulness won me over. There’s no road noise. Like I said, I’ve looked into having the exterior painted and been told that I shouldn’t. The best option is to have it re-rendered but that is not an affordable option. If we were staying, I’d consider it in the long term if we built up enough money for it.

This house was expected to be my forever home, which is why it’s still not quite finished. Well, that and having three kids since we bought here! We are moving because a house finally came up in the village that I grew up in, and that my siblings and my parents live in. Before covid, it wasn’t an option to move there, but now that I can permanently work from home, it means we can go. I’ve watched houses on the market in that area for a few years and this is the first time an appropriate one has come up. It means that out of nowhere, we suddenly got our house on the market so that we could make an offer on the new one. We were sale agreed within 8 days first time, and then they pulled out after three months.

I know how divisive statement wallpapers are! It’s interesting that one poster thinks there’s only one bedroom that doesn’t have wallpaper. There are four bedrooms (one is used as the study) and one of them has wallpaper but the other three don’t. Having statement wallpaper downstairs must have an impact on the perception of there being more in the bedrooms too.

Soft furnishings - the ones we do have are very child-friendly so they were shoved out of the way for the photos. I felt worried about the lack of curtains but was reassured that they wouldn’t make enough of a difference.

Our garden furniture lives in the garage. I don’t have fancy enough stuff that I’d want to keep it outside, particularly during winter. There is a patio area at the back, along with vegetable patches. It doesn’t match the glossy interior though. Much more rustic!

We do have trees at the bottom of the garden, but they look so bleak now with no leaves.

I’m amused by how hated the green door is. The two neighbours also have green doors! It was green originally, then painted black when the previous owners were selling, and we got it painted green again. Admittedly, that was not the shade of green I wanted but it was done and I didn’t expect that I would be selling the house and having it on show so I wasn’t too bothered. I can go back to black if that will help.

Your home is lovely and there's nothing you can do to improve it. If someone can't see decorate changes or garden changes they might make to make it their own then the house is not for them.

Well - you asked! I think the space is great; but everything about it is dark and depressing: the outside is just grim and so much black and dark wallpaper inside. Your viewers would need to go on a very sunny day to be able to see its appeal. It would need a huge amount of work to brighten it up.

The garden lacks any sort of warmth or charm - so, yes, for goodness sake put some flowers at the front door!

I would not buy it! - sorry.
