As my name changed username suggests, I’m wondering what else I could do to get more viewers. Would flowers entice you in more or is there something more fundamental that would help? I know there are loads more photos than you normally get on RightMove, but it’s not that out of the ordinary here in NI.

Some more background - we’ve been back on the market for four weeks after our buyers pulled out. We’ve had 8 viewings and no real feedback on what we could change. Some of the viewers have said no based on the location being too far from Belfast/other towns, but about half of them haven’t said they’re out, they’re still thinking about it. I know I need to be more patient, but I’m finding it very hard when I don’t want to lose the house I’m buying!

You have a lovely home. But, as others have said, way to many photos for the listing. It REALLY put me off.

And yes to painting the exterior white. Then redo photos. Other than that,you have a lovely home and I can’t believe the price!

OMG! If I was allowed to move to the UK I'd buy it tomorrow. Sadly I'm not as a lowly Commonwealth resident. Good luck OP It's gorgeous. I would add some lamps/ cushions/ flowers / rugs / plants . If it's too exxy to paint the whole house at least paint the front door. That is not a good green. The wall in your piano room is a good green, otherwise something else , dusty blue ? black? Lucky you living in such a gorgeous place! Maybe some more kiddy stuff out the back and a garden setting. A bench near a tree. That kind of thing. I really like your black kitchen. Though I do know from experience they are a pain to keep clean. I'm a slattern though and don't care. Sheer curtains in the bedrooms would be cheap. Oh and def something welcoming at the front door, a sign or a mat. Definitely potted plants. Stepping stones?

Your house is just lovely inside. And the exterior of the house is objectively handsome, but I find it quite foreboding. It's very austere and almost slightly scary to me! Along with painting the door a softer colour, could the outside be landscaped fairly inexpensively? It's too stark sitting in the middle of a lawn. Some landscaping would soften it and work wonders I think.

It looks difficult to relax and feel 'at home' in, e.g. there's not one single rug downstairs and the colours feel cold.

How practical is the kitchen? The only work surface seems to be the island, and that has both sink and hob in it, positioned awkwardly round the corner from each other. The blurb mentions wooden work surfaces, but the only wooden surface is the attached table.

The garden seems unused except for the swing-set which seems to be in a predominantly tarmaced area. Can you add table, chairs etc. to a greener spot and move the swings to a place that feels safer?

Perhaps putting room dimensions on the floorplan isn't done in NI, but that would be useful. Also adding the garden surround to it with garage, tarmac etc. (perhaps on a second plan) as it's not clear how all the outside space works.

It is a gorgeous house. Fantastic size rooms. I would put some lovely pots of daffodils or tulips by the door. I wouldn’t paint the exterior although it would look great, a friend of mine who is a surveyor has just said you shouldn’t paint that type of exterior, he added that’s why mine isn’t painted. Some houses in his street are painted white. I hope you manage to sell it soon.

I loved all the photos it’s a beautiful house. I don’t think I understand the garden though - is there a front and back garden? How big is it? You mention veg patches, a patio, and mature trees - the garden could be a selling point but there are hardly any photos. The one with the swing set on that patch of grass makes it look like there’s nowhere else for it to go

but yes maybe flowers or something to the first pic, as it looks like dirty render and quite bare at first glance and the thumbnail outside view on my phone

The people suggesting number 30 is preferable to yours must be on glue. I wouldn’t pay much attention to that.

I will say the website isn’t great - I missed the description entirely on my first look and thought oh well at least the pictures sell it. Only when I went back and scrolled past all the shit about the mortgage payments that I found the description. Not a lot you can do about that!

I agree with everyone else. The house is stunning but far too many photos and the outside is very depressing. Paint it white, get lots of pots and maybe some garden furniture.
I would add flowers and some pot plants inside as it looks a bit too unlived in . There seem to be no curtains and blinds, no cushions or rugs. I would emphasise the solar panels and underfloor heating as it looks expensive to heat too. Otherwise it’s loads of house for the money and in beautiful order. I find the room with the cot a bit off putting. It looks messy and strange.

I wish people would stop saying paint it white. You can't with this type of pebble dash render. You would have to remove the whole thing (which is not easy, quick or cheap) and then re-render the house.

The OP wants a quick sale, not 6 months of construction work and scaffolding and 10s of thousands in cost.

Get a new agent. You shouldn’t have to ask these questions, they should be already there with the answers. There are much heavier hitters in the mid ulster area, they will be more expensive but worth it to sell.
I think it’s priced well for the area.

The front does look very stark without some
planting to soften it. The pebbledash looks dirty and just having it would devalue the property in my mind.
Is there a floorplan? I couldn't find one and that alone would put me off.
Far far far too many repetitive photos. I didn't get anywhere near the end. Doesn't matter if that's normal for where you live, it isn't serving the property, just highlighting its weaknesses.
It's very dated and people are probably thinking how much to get rid of the wallpapers and dark paint and black kitchen.
Why no curtains or window treatments down stairs?
If you and your agent are confident of the price, maybe get a stager in to show it at it's best with window treatments and better furniture placement - maybe even rent some.

It's amazing! The outside lets it down because if the colouring - paint it white and I think you'd be knocking buyers away with a stick.

I've sent this to DP with a request to uproot our lives and move from England. I don't imagine it will be approved but can't hurt to try.

Too many photos - it’s exhausting just thinking about looking at them all.

too many of the photos look too similar. Be ruthless, select the best, and choose those likely to appeal to the most buyers. (And look into perhaps lightening some)

I thought there was no floor plan - move that further up

we think the frontage of the house looks cold and grim. Needs curb appeal it could look stunning if was white instead of the drab colour it is, we would change the door to a red navy or black one, add pots hanging baskets, inside is great though, maybe a little dark in few rooms on a plus though it’s a fabulous property

@OhBeAFineGuyKissMe you really can paint that stuff and it absolutely doesn’t cost tens of thousands. We did exactly that on our last house with the same pebble dash render. A few hundred for decent masonry paint and some ladders, job done and it looked amazing.

Agree. The colour is soooo off-putting. It kinda looks like the old 1950s built council house in the big midlands town I used to live. Really grim colour.

Also, as a pp said, take random pics out of shit not needed. A pic of a random clock is silly. Some estate agents are making home listings look like a bloody instagram page these days! Pics of shit no-one needs - or wants to see,

Buy flowers for front door, paint front door a bright lovely colour take out the pointless photos, make floor plan sooner
