As my name changed username suggests, I’m wondering what else I could do to get more viewers. Would flowers entice you in more or is there something more fundamental that would help? I know there are loads more photos than you normally get on RightMove, but it’s not that out of the ordinary here in NI.

Some more background - we’ve been back on the market for four weeks after our buyers pulled out. We’ve had 8 viewings and no real feedback on what we could change. Some of the viewers have said no based on the location being too far from Belfast/other towns, but about half of them haven’t said they’re out, they’re still thinking about it. I know I need to be more patient, but I’m finding it very hard when I don’t want to lose the house I’m buying!

Too many photos
Plants inside and out
Doesn't look ever so cosy, possible down to lack of curtains - might some colourful rugs and/or pictures on walls help

The outside doesn’t match the lovely inside- paint the gloomy breige and the door in a black or less jarring colour, gorgeous inside though

Agree with everyone that for such a stunning house, the outside is ugly. If it was white it'd be perfect. Also all the random interior dec pics are unnecessary and distracting - you're selling the house, presumably not the artwork and furnishings, and so many pics of that stuff makes it very hard for viewers to imagine it as their own instead of yours.

I’m really shocked at these responses. It will cost a small fortune to paint it white. Some folks have more money than sense.

op due to location you will appeal to a smaller market. Do not spend thousands painting the exterior. Yes it will look better but there is no need to spend that kind of money to sell/.

The only things I can think of is can you get one of those companies that cleans the outside of houses to freshen up the render / pebble dash / whatever it is? It looks discoloured?

Also, the map is not correct. The pin is not where your house is.

Just agreeing with lots of others. It is beautiful inside, absolutely lovely. But there are way too many photos. 20 is a lot, 78 is insanity.

And yes the outside would benefit from some thing to break up the colour. Either a lot of new plants of paint the whole outside.

You have a beautiful house. I agree with people who have said paint the outside white , change the colour of the front door to a more muted ,neutral colour and add some plants and flowers.
Inside I would change the black for something much lighter where possible and maybe in the lounge you could add a rug /couple of side tables?!

Alright daddy warbucks advising she spends tens of thousands. 😂

I agree that the photos of the armchair and my floral womb are OTT. I wondered if the estate agent even knew it was a womb!

I have been looking through my own photos of when the garden is more filled with colour but I’m not sure any of them are good enough. I could definitely buy some flowers to brighten the outside up.

It’s such a warm house because of the underfloor heating and the solar panels heat the water as well as generating electricity, so the bills aren’t as awful as you’d expect. It’s hard to get that across in a listing though. It’s a good point to ponder, thanks.

It’s three miles to the nearest town with school bus pick ups at the end of the road. Quite standard for countryside living here.

Interesting point on the ceilings - it must be the photos as they’re a good height in real life.

As for painting it white, I have wanted to do that since we bought the place! I’m yet to meet any builder who thinks it is a good idea. I almost didn’t view this place myself because the colour and finish of the exterior put me off. I could change the colour of the front door though!

Target buyer is probably someone who works from home, although the motorway to Belfast is about 5 mins drive from here. The easy commute to Belfast was a huge appeal when we bought it, but now we work from home instead. There’s low expectations of public transport in NI in general. Nobody local who was looking at this house would expect public transport (apart from the school busses) but that wouldn’t be obvious to those looking to relocate I suppose. Half of the viewers so far have been people looking to relocate to NI.

You have wonderful taste. The house is gorgeous and can only repeat what pps have said about the dinginess of the exterior. Paint the door at least and get some welcoming pots with spring flowers in them. At least you can take the pots with you when you leave.

Beyond gorgeous inside , outside does look just a little sad , would their be any chance of a couple of statement large potted plants either side of the doorway that you could take with you , and the bottom of the front of the house looks like it maybe has some pebbles / shingle if so could you refresh that or just have the non pebble dashed parts of the house jet washed ?

Unbelievable price for the amount of space , compared to my area in the south of U.K. mainland

I think maybe consider painting the door something softer but it may be too cold for that at the moment. Definitely needs some plants. Camellia’s are out at the moment and will grow in pots and you can take with you. Spring bulbs in with some evergreens , it needs something to break it up and draw the eye away.

It’s a lovely house and I know that exterior is very usual in Ireland.

However… for me, it’s the fact that I’d have to remove the feature wallpaper in every room and that’s a much bigger job than just repainting. I’d only be able to sleep in the (am guessing) guest room right now. I’d also have to change the kitchen and the bathroom (colour of the latter).

Other than that, it’s lovely. Really lovely.

I don’t think there’s anything you need to change. You do seem to like black though and the kitchen and bathrooms are definitely not to my taste but I’m sure they’ll be the right buyer.

Gorgeous house! Can’t imagine you’ll have problems selling… but… Too many photos and they look really dark (gloomy day? because the photographer didn’t turn the lights on?). I’m also confused by the garden- no furniture and swing set on a random scrap by the car.

Floorplan is right at the end of almost 80 photos?!

This, I like to see the floor plan first before looking at any photos as it gives me a sense of the layout. I nearly gave up

It’s beautiful, if not a bit soul-less. Where are the flowers? The cushions? The rugs? It doesn’t feel homely, but it’s got lovely bones.

The listing states it was built in 2007 - is that correct? It looks much much older.

The front is very bland - the green paint looks old-fashioned, especially combined with the wall finish. Maybe a fresh white on the doors, and symmetrical tall imposing planters for a classic look.

You need trees. It's worth spending some money on a couple of mature trees.
