Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

Bedroom 3 looks like a hallway. That photo is not doing you any favours.

Yeah agree. A pressure wash of the patio and garden walls would made a big difference.

Better pictures. They are horribly distorted by the wide angle lens they've used. The wardrobe in the bedroom looks as if it's about to fall backwards.

Agree to ditching that spotty tablecloth and putting a plant or fresh flowers on the table.

We all like decorating things in different ways, so lots of people, including OP won't like my suggestions...

There's nothing obviously wrong with the house, it looks nice, but as others have said, it's overpriced for what is essentially a 2-bed terrace with a concrete backyard. You do need better photos taken. These fisheye lenses that estate agents use for photos are meant to make the rooms look bigger but IMO they have the opposite effect, the space looks so distorted it's impossible to figure out what it actually looks like, honestly when I see this type of images in listings I'm always expecting something the size of a train loo in real life and I don't even bother with booking viewings.

I think it’s a lovely house.

The distortion in the photos makes me feel a little head achey - were they professionally done? It’s the wrong lens for the job. I’d insist on them being retaken for that reason alone.

There’s also too much clutter that’s indirectly pointing to the lack of storage and space. The bottles on top of the book shelf are the most obvious example. I’d move the drier and the bins in the kitchen.

That’s not to criticise your home - but real life and first impressions for sale are two different things.

Not necessarily always the price. I am currently looking and I wouldn't look twice at this house, it's clearly been prepared for selling with loads and loads of grey which I would immediately want to redo. Generally I can live with colours O Idon't like and redo as I go but the current fad for a 1000 shades of grey puts me off every time, a frigate house I call them.

I like the inside but the outside space is not a garden, it’s a court yard , it’s small and drab. Needs some sprucing up, but I can’t see how someone with children would buy a house without a garden. Being near the sea is a major plus though.

If the office is set in what you call third bedroom, it’s really a two bed house, that bedroom wouldn’t accompany a bed it’s a box room

Third bedroom is too small to be classified as a bedroom. Minimum is 6.51m2 for single room. Yours is approx 4.5m2

Suggest tge agent remarked as am office space.
Most people looking for a 3 bed would dismiss straight away

I'd replace the small plant by the front door with a bay tree from the back garden.

Kitchen - the shelving on right - suggest a couple of large jugs on top shelf with a large photo / picture in between. Books and photos on lower shelf.

Take flowers off window sill and put them on left side behind kettle or put tall plant there.

Put peace lily in corner on right side.on righ

5 days isn’t long. Give it a few weeks. If still no interest then it’s time to start reducing the price.

Don’t waste your time and money on potted plants, soft furnishings etc. Buyers can see past it and it makes no difference. It all comes down to price.

Wouldn't be my first choice for a 3 bed tbh. It's a two with an office, you might need to price down alittle.

Your interior presentation is fine. I agree with PPs that the EA could have warmed up the colour and lighting a bit. Main bed looks way better in photo than the floorplan suggests.

The pile of wood on the front garden post looks a bit weird. Couldn't work out what that was. Maybe clear that up or put alpine shrub in its place.
Definitely improve the back outdoor space. Get (or borrow) a couple of big bright plants in pots and a pretty outdoor table. Make it more inviting.

My issue would be with the fundamental layout of the whole house - nothing to do with your taste and presentation.

And though the price is good, there's one around the corner with a garage and bigger garden for £35k less. Needs updating more than yours but people want to put their own stamp on a place anyway.

I'd put lots of books on the shelves interspersed with trailing ivy.
Larger clock on wall - need something big in that space.
And a rug....

If you can find any daffodils in planters, they'd instantly brighten up the outside. CAn you borrow any colourful planters from anyone?

Blimey, what did you do to upset the photographer? 😉

The back 'garden' looks a bit prison yard. Pressure wash it, then stick up some green trellising, to break up the prison effect and bring in some colour. And put a table and chairs out there, instead of the bench, to help people envisage using it.

Also agree with a PP that the tumble drier makes the kitchen look smaller than it really is and just draws buyers' attention to the fact that there is nowhere ideal to put one. Can you live without it for a bit?

Um... what is the point of this comment? Be as honest as you like means suggest as many things as you can to help with the sale, not be spiteful to strangers online.

The pile of wood is where our dog brings sticks back from the park in her mouth and we leave them there to take back Blush she gets most upset if she can’t carry them all the way home but then forgets about them when she arrives! Nice someone thinks it’s an alpine shrub though Grin

I think the market has reverted back to how it was so getting loads of viewings and bidding wars is abnormal. See how it goes then if still no interest drop the price.

I'd replace the dining table cloth with a long runner and put something eye catching on the centre. Then lay it with mats, crockery and glasses.

This is it for me. It isn't a 3 bedroom house. I have 2 teens, there is no way I could cram one of them into that. I don't know have you got it priced as a 3 bed but if not I would look at pricing it as a 2. The rest wouldn't put me off in anyway, the drier in the kitchen looks odd but I would just make a mental note that if I wanted a drier it would have to be a washer drier.
