Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

You would think so, but the guidance from professional house-stagers is that they can't. You have to dress the house so that it fits buyers' aspirations of how they will live there.

Well they would, they want to keep their businesses going after all. But without wanting to offend the OP, there's a difference between buying a terrace in Exmouth and a £10 million house in Jersey, or an expensive flat in London - you might expect those to be staged!

They can't. There was another poster on here a few weeks ago who was asking why her house hadn't sold and the reasons were amazing - things that could easily be changed - at some expense in some cases like a bathroom, but very cheaply in others, like repainting the walls. It is amazing how people expect everything to be bespoke perfect for them!

I think the house is very nice and it will suit someone who doesn't like gardening!

Yes I’m a little puzzled. Someone up thread is giving it add wine glasses and lavender, like that’s going to change anything 😂

You need some BIG clocks, at least 2, and one in the garden.
In the kitchen a sign with ‘It’s wine o’clock’.
In the bedroom ‘Live, Laugh, Love’ on the chimney.
Two champagne glasses and a bottle on ice on the table. Rolled up towels on the bed.
Make it aspirational.

Also check with your agent whether they had the photos professionally enhanced. I told my EA the photos must be true— no lenses making it look like my kitchen was 20 feet long. She had the photos professionally enhanced ( maybe brightened, can’t remember) Yours need to look brighter, cheerier.

This house hasn't even appeared in my Rightmove alerts and its because we have garden and parking ticked as a necessary.

Brrr your house looks chilly and cold OP. 🥶

You'll get some interest soon, I'm sure - especially when it's reduced.

It just needs the photos restaging to me. Create the 'ideal life-style' image for the buyers.

Get a table and chairs and nice pots out in the yard- put a little pot of lavender on the table and wine glasses, add nice colourful plants in pots round the edge of the garden.

Take that tablecloth off the dining table and have a lovely full fruit bowl.

There's a lot of stuff in the kitchen, put away the rubber gloves, cloths, washing up liquid, things stacked on the work surfaces, little ornaments etc., and instead put one big green plant in the middle of the windowsill, leaving everything else clear except for toaster and kettle.

The kid's room looks unlived in and stark- looks like it needs more storage for toys- I'd re-arrange it as I don't like furniture and beds all round the edge of a room. It also needs pictures on the walls and a colourful rug.

In the bathroom get rid of the corner unit thing with all those cheap toiletries on and instead add some beautiful glass bottles of bubble bath on the windowsill and posh soap and hand cream dispensers by the sink. Add a big tropical houseplant on the floor in the corner where the toiletries currently are.

The sitting room just needs a nice big plant in the bay window.

Fanny, I think you might be a bit TOO fancy.

I think for me it's the fact that you are advertising it as a three bedroom when room 3 really isn't much use as a bedroom.

It's all a bit 'meh' and unmemorable for me, but that's probably the not so great photos.

I have to be honest and agree eith pp mentioning 3rd bedroom might be turn off. While I usually love these houses, the 1.6m width bedroom is simply not a bedroom in my mind. So maybe price needs to reflect that. It's a 2 bed and an office. Are houses around all like this or do they have the upstairs bit different?

Yeah I’m sorry but you need to market as a 2 bed and price to 2 bed + box room. It’s tiny.

Rest of the house looks lovely! I do think the pics are a little dark though.

There's another on the same road, I think the house is basically the same; more expensive as they've converted the loft but much better use of the space with 3 bigger beds on the first floor (one en suite)

It’s what I love about Rightmove threads! This is a 2-bed being marketed as a 3-bed but, sure, it’s the tablecloth or the peace lily. Karate chop a cushion and add a jug on a shelf and buyers will overlook a lack of bedroom.

This is it , I don't think OP is overpriced yet you can't judge after 5 days but the amount of Rightmove threads I've seen on MN where the house is ridiculously priced no offers and MN says oh just put some fresh flowers , and maybe they will forget the house is tiny and overpriced It insults buyers intelligence 🤣🤣.

I think the presentation is lovely, and, as you say, you can’t do anything to change the outside areas or bathroom suite. What I would say is that the quality of the pictures looks really unprofessional, almost like they’ve been taken on a camera phone. Where I am (Scotland) most estate agents have really high-quality wide-angle lens and the poorer quality ones really stand out - for all the wrong reasons!

I've just seen the 375k it's so so much better and a massive improvement for 65k more It actually has a garden and the third bedroom isn't a cupboard and there's a converted loft. Sorry op yours is overpriced.

Its a shame that the description doesn't mention this - your house looks lovely, but the listing, the pics and the description are just a bit...meh. Its written in very basic Estate Agent speak, the second pic of the rear yard puts me right off....so over all I'm not sure I'd add you to my "must check" list.

I agree, I'd ask for that to be added.

We sold last year and our EA failed to add any of the stand out nice things about our house and its location - really weird! Instead added random things in the "highlights" Confused

We rang and told them what we wanted adding

It’s a nice house in a great area. Photos def need retaking - the house looks a big dark.
courtyard - jet wash, table and chairs and some plant pots. Bit of trellis on a wall maybe so not so plain.

no issue with your tablecloth ! But maybe flowers or fruit bowl on it.

bathroom great but maybe reduce toiletries for photos and add a nice green plant.

kids room - rug or bean bag? Needs ‘softening’. Maybe some toys out on the floor ?

office - tiny room so market as study or nursery?

I think it’s mainly the photos - odd angels. You need a good straight on pic of house - like the blue house linked above. Shut the windows, move the wheelie bin. Maybe a nice doormat and colourful flowers in planter.
Bit more life eg Fruitbowl or flowers on table.
It looks nice overall.

@Helpmyhouse Are you showing us the up to date pictures? The exterior at the front according to Google streetview has been repainted and the garden opened up also. Your pictures display and older garden and a weathered exterior. And yes I am looking at the same house.

It's the location and size, mainly.

Oh and meant to say agent needs to mention at top of details how close you are to the beach and countryside!
