Well now that's been submitted apparently we won't hear back from the underwriters until next week. Next fucking week. Why are these fuckers so slow?!

TotoAnnihiliation · 10/11/2021 06:52

My buyers solicitors are big fat liars. The buyer phoned me to ask if I had heard anything, I said we are waiting for their surveyor. She was outraged as her solicitor has told her that everything has been done!

Paranoidandroidmarvin · 10/11/2021 08:18

I talked to my buyer the entire way through. Worked great as we kept each other in touch on how things were going. Doesn’t always work as I did that once and it was awful. But in this case worked well.
First time buyers as well so I kept sending them pictures of their first pieces of mail etc. Was nice to be caught up in their excitement

Getyourarseofffthequattro · 10/11/2021 08:43

We're directly in touch with our new seller. She added me on Facebook! She's lovely though so I don't mind. It's nice to be able to talk to her and make sure we are aiming for the same thing.

TakeYourFinalPosition · 10/11/2021 12:26

Ah @Getyourarseofffthequattro that sucks, I’m sorry!

We’ve been in touch with our buyer and seller. It’s worked great with our seller, but been a nightmare with our buyer, who calls a few times most nights at 10pm or so and keeps texting weird requests. He’s now started emailing the estate agent to complain if we don’t reply fast enough 🙈

He’s kicking off that we can’t meet them at the flat tomorrow, he says he’s already had to change his plans once as he wanted to drop off furniture over the weekend and couldn’t.

We’re almost packed; there’s so much stuff. It feels like whenever we get close, we find a whole load more stuff. I’m in so much pain Blush but we’ve got a storage unit for tonight, and we pick the van up this evening, so we’re going to take a load over tonight and then hopefully do two trips from storage tomorrow so that it’s not such a stress.

Hope everyone else is doing well. I can’t believe tomorrow is the day! It took so long to get here.

glastogal · 10/11/2021 13:22

Good luck with your last day of packing @TakeYourFinalPosition and the big move tomorrow! I can't get over the harassment from your buyer.. soon to be a thing of the past (block him tomorrow night)

Is it usual to have direct contact between buyers and sellers? We only communicate through the estate agent and lawyers and it's definitely been a bit of a slog but our buyer is quite hard nosed so I'm kind of relieved not to be dealing with her directly. She would have blown up at me by now, for sure Grin

Spoke to solicitor this morning and she's going to start drafting her report so hopefully we will then have a better idea of where we are. We've got 3 weeks left to get this to exchange, which sounds like a lot but with sometimes a whole month going by without contact from the conveyancer son the other side I'm still feeling a bit jittery. Certainly looks like we will be only just moved in by Christmas at this rate

glastogal · 10/11/2021 13:23

(If at all)

ClaudiaWankleman · 10/11/2021 14:17

I don't think it's usual to have direct contact @glastogal especially when the viewing has gone through the agent. I've never met our vendor, and only know her name due to the exchange of contracts!

vickyc90 · 10/11/2021 14:42

Argh neighbours have now put their house on the market, praying our buyer has stopped checking rightmove. 9k more needs a new kitchen and ensuit but has a conservatory! Confused

Paranoidandroidmarvin · 10/11/2021 14:49

@vickyc90 don’t panic. This has happened to us twice in the past. I even saw my buyer going to have a nose. It didn’t make any difference this time or last x

Getyourarseofffthequattro · 10/11/2021 14:55

I don't think it's usual @glastogal we have never had direct contact before. I put a post on FB asking for houses for sale and this lady saw it then added me when we viewed.

Well no news here. Seems to be the story of my life at the minute. Apparently the draft contract for our purchase is with the secretary and has been since last Thursday. Solicitor is chasing it. What would they be doing with it?! For 5 days?!

Mortgage lender hasn't come back surprise surprise. A week to ask a question they had the answer to ffs. Not got any hope left for Xmas at this rate.

Thanks that fills me with some hope. I've got everything crossed they said they didn't want work just hope they stick to it! We could sell ours again easily but don't want to risk losing our next house.

Okigen · 10/11/2021 18:45

Hello everyone, have you guys ever changed the price on the contract? Our seller's solicitor advised that I should just cross out the old price and hand write the new number in as they don't want to issue a new contract. Is it a legit way of doing it? Confused

Okigen · 10/11/2021 22:14

Actually I read it too fast, they say we can hand amend" the number - for info, we received a pdf so I guess what I can do is digitally edit it. But isn't it odd that we have to do this? Confused

Elephanttrunk · 11/11/2021 11:07

@okigen we had to manually amend the purchase price on our contract and initial it as solicitor missed out a digit

glastogal · 11/11/2021 12:26

Urgh, fun this morning as we aren't sure if a roof survey needs to be done before we can exchange.. anyone had one of these and know how long they take to organise?

Getyourarseofffthequattro · 11/11/2021 12:32

No idea sorry @glastogal I hope it's quick for you!

Had word from the solicitor that enquiries have been sent but yesterday she'd not even looked at the file? I've just asked if the searches have been done because she's not even mentioned those.

I am so utterly confused. No word from the lender. Chasing them today apparently.

glastogal · 11/11/2021 12:53

That seems like it's all in the wrong order @Getyourarseofffthequattro how bizarre!

Well, good news is there was already a roof survey and we can get hold of it if needs be, but honestly our solicitor already has documentation from the seller that kind of already confirms all was done properly, and she's had it since July! All this time I've been attributing the blame for the delay to the other side but I am not convinced our solicitor isn't at fault too cos she's been chasing a load of information she already had. What a waste of time!!

Getyourarseofffthequattro · 11/11/2021 13:40

I know @glastogal I'm a bit concerned to be honest! I emailed her straight back for clarification but she's not even read it.

Oh ffs! Honestly how does that happen. It's terrible isn't it! I hope things run smoothly now they've got what they need even if they did have it all along!

Getyourarseofffthequattro · 11/11/2021 15:39

Apparently searches should be back early next week.

So was it not true that she hadn't even looked at the file yesterday? Because the searches would have been sent last week possibly v early this week To come back early next week.

And she's sent enquiries. Unless she's nocturnal I don't see how that's happened since yesterday.

Anyhow I'll choose to believe it and hope that they other side come back sharpish.

PussyCatEatingPigsInBlankets · 11/11/2021 16:59

@TakeYourFinalPosition
are you in yet??
🤞

Elephanttrunk · 11/11/2021 18:29

Hope all went well today @TakeYourFinalPosition

Getyourarseofffthequattro · 11/11/2021 18:32

Yes hope you're settled @TakeYourFinalPosition and your buyer wasn't too much of a knob!

Okigen · 11/11/2021 20:41

@Elephanttrunk oh I see. Well I'm glad that's not too odd!

I now have exactly 1 month to mortgage offer expiry date Blush Enquiries still outstanding and solicitor is crap, so I really need to be on top of everything. It's so bloody stressful Hmm

Jaggedbubble · 11/11/2021 20:43

I'm about to have a breakdown. Our mortgage offer expires in 2 weeks and we cannot get an extension.
We still haven't exchanged, our solicitor is advising they are awaiting for one more piece of info from the sellers sol.
The sellers sol is saying they have answered all the outstanding questions and are that my sol is ignoring THEM 😭
Why can they just not pick up the phone and resolve this with each other.
I think we are going to lose the house. We haven't signed anything yet I cannot see this happening in 2 weeks 😭😭
