Thanks all. @takeyourfinalposition That's good that you sold yours with no issues. Gives me a bit of hope! We live in an area with loads of leaseholds so I'm assuming our buyers were expecting it. They are certainly aware of it now and still seem keen on the house, but their lender is being difficult even though our ground rent isn't even doubling. They are saying that the ground rent clause is "ambiguous" and want to change it. I have no issues doing this but I fear that the land owner/developer is not going to allow it or is going to be a twit about it etc. But it's with solicitors at the moment so we'll see... Our ground rent is low but the maintenance fees are a bit on the high side, but to my surprise no one has even mentioned those. They're all hung up on the ground rent. Confused

I think our buyers really want this place and they've been really patient, which is great. They don't know we ever moved out or that we have returned temporarily, so that's not the issue. I just hope their lender grants them the mortgage and we could all be happy!

I hate selling a house so much. Angry

@BabyPotato I sold a leasehold in March and it was fairly straightforward (sale completed in 12 weeks) although my freeholder was awful and dragged their feet when it came to answering enquiries. My buyer’s solicitors had some concerns over the Service Charge which was around £120 a month but these were ironed out.

Deed of Variation - this rung a bell so I searched through my emails and recalled that I to pay for one last year in order to remove a problematic clause in my lease. It took around 3 months.

I'm not 100% but we were told about it during our search. I think it's related to less cost for ground rent and buying/extending freeholds. Basically giving less powers to leaseholders which would make buying a leasehold more appealing

Hoping to get some news on the mortgage today re moving it to a new property. Will be a week since we submitted it. Why are they so slow!

Going to also see if the searches have been sent off.

We have 6 weeks and a couple of days until Xmas moving deadline. Surely it can be done?

I'm having a day of chasing today, my solicitor is away until tomorrow so I'm pushing the stress away until then.

Thank you. Really hope so. Solicitor is saying she's waiting for the file from the secretary and she'll review the contracts and presumably send off for the searches.

Mortgage hasn't come back yet. Asked step dad if he will chase it. He probably won't. He thinks I'm impatient despite me living with them for the last 9 weeks!

It just irritates me why do they say 3 to 5 working days and then just not get back to you!

My fingers are very crossed that the 6-week deadline happens.

I should be packing. We're getting there but it feels so relentless and I'm so achey. I keep getting wedged in stupid places 😅 DH is driving me a bit man today.

I'm so fed up. I feel so belittled! Why are my feelings and wants so irrelevant?! It's us buying this fucking house, but apparently I should work to everyone else's shitty slow schedule.

I got asked what the rush was!! I replied that I don't want to be fucking homeless for Christmas and putting my cats in the cattery is costing more than my fucking mortgage Angry

I really hate how these chains can build up and suddenly it's up to a million people whether you can move into your new house or not. Grin Also chasing people sucks because you always feel like you're being a pain in the ass. Hope yours gets sorted soon!

Ok, so we made an offer on a house and the sellers accepted it. We should be delighted but we're still worrying about our buyers getting their mortgage accepted due to our house being a leasehold. We have come up with a plan B in case they pull out, and it's something we have talked about a lot over the years - we could just rent our existing house out and get a second mortgage for the house we want to buy. Not sure how long that would take but it is a possibility, albeit a bit of a stretch. I think our buyer is concerned about us entering another chain, and if they pull out I would still want to keep our purchase as it's one of those areas where houses never come up, and buying the house we're trying to buy would solve so much of our problems (there's a big backstory here).

Too many things to consider here! I guess I need to find out how long it would take to become a landlord/lady? Confused There's definitely a market for rentals in my area (I know this because we have been trying to find one for a few weeks and have mostly been treated like dirt Angry) and our house is in decent condition. We would have to get a let to buy mortgage and get the essential certificates etc for our house and just rent it out I guess. Sounds a bit scary but should be doable? What a faff though!

Our buyer has text this morning and said he doesn’t want to collect keys from the estate agent as he’d like us to walk him around the flat. We’re moving too… it’s a chain of 5. We have 5 hours to move, and then I’ve got a consultants appointment. I just don’t think we have time? I also can’t lift, and can’t drive at the moment, so it’d mean either I awkwardly stay and someone comes to collect me, or we both stay and time gets even tighter…

I thought the packing would be the most stressful bit now 🙈

I've got to chase up my solicitor today and try to establish if we are in a position to get her report yet so we can finally think about exchanging.. so naturally both my kids have temperatures and are stuck at home with me. Great.

Of course you haven't got time to walk him round the flat - you're moving yourself and will be far too busy as it is - is he really seriously asking you to do this when you have your own priorities on moving day - it's gobsmackingly cheeky as fuck.

Lender have come back re mortgage asking for more details of the mortgage we want to port. The mortgage we have with them. Why on earth do they need to ask us for that?! Why can't they check themselves?
