Another waiting to exchange today. Missed a call from my husband so I don’t know if he got the news or not. I’m packing to move for our buyers and I’m just exhausted.

@Porridgeislife give them a cut off date before you pull out and stick to it. This is what happened to us and we let it linger on because we loved the house. I’m now moving at 36wks pregnant and exhausted. I wouldn’t advice it anyone, luckily my in laws have come to help us pack.

Well no valuation booked as of yet that I know about. Getting extremely pissed off now. We are on day 26. 12 days from application to offer MY ARSE. Xmas Angry
Make sure the solicitors have sent your searches anyway then the delay in mortgage offer doesn't affect the rest of the process.

@vickyc90 we have Smile almost done solicitors wise just waiting for last bits of enquiries to be answered. I still have a tiny shred of hope for Xmas!

I'm holding out hope for January at the minute. Our mortgage offer has come back but even tho we told the solicitors to send the searches they didn't and now the lady we are buying off hasn't sent the right paper work across either Confused

We’ve just had the survey done on the house we’re buying. All good except the surveyor said the house needs rewiring sooner rather than later. The vendors have said when we offered that they negotiate on anything from the survey - can’t decide if we should try to anyway…we’re not going to pull out over it but….it’s potentially big money right?

We’ve exchanged, I could cry!!!!! We should complete on Friday. I’ll be in my house for Christmas.

@instantpotnoodle I’d ask anyway even if it’s a couple of grand, it’s still something.

You can go back and see what they say. Does it actually need rewiring or is it survey caution?

My concern is that there’s a long queue of people waiting for it to fall through - we’re buying in a craaaaaazy market, someone tried to gazump us, and there is literally nothing else that has come on between us getting this and now. So I feel like they’ll just say they’ll go to someone else if we rock the boat remotely!

That's really tough if you don't want to risk it and can afford it I would just do the work. We are in a similar position so didn't even bother with a survey

Probably a silly FTB question but what exactly will my solicitor be doing? Searches- is this to check the seller owns the property etc.? Enquiries- what are they? Our solicitor hasn't even asked for the survey, what would he be enquiring about?

I'm going to check the seller has done everything at their end but I need some tips on what I should be chasing the solicitor to actually do. Thanks!

@Summersdreaming searches are things like environmental, local authority, land registry, water…
Survey is separate to this and is sometimes done as part of bank valuation but others book with private surveyors too. We did, cost ~£700 and flagged up something which could be very costly and therefore allowed us to negotiate - hefty sum off asking price. There were a load of other things too but minor and expected with a 20 year old house so we will use it as a checklist. It was definitely worth getting the survey in our case.
Enquiries are made by solicitors - they don’t always tell you what they are but can be to do with shared access driveways or management companies etc.

@Guttedbuyer What are you going to do? I’m panicking that we won’t be able to find and complete on anything as nothing will come to the market before early Jan now, and there’s literally nothing we like available (and naturally all of our “almost as good” houses have now exchanged Angry)

We are going to keep holding on until something else comes up. It’s such a stressful situation and even worse for you with being pregnant and in a rental. I feel for you!

Thank you! We have had a full building survey done, no major issues so literally just waiting for the solicitor to do their part. We paid for the searches last Monday, would you ask for an update this week?

We found a new house that week and our buyer waited for us. Not all is lost x

I've chased our Solicitor and EA today and we are not going to complete before Xmas. There are a lot of enquiries still outstanding. The vendors have said they'll get them back asap will happily complete as soon as our sol signs it off. It just seems like they are dragging it out to us so they can move in the new year.

@Guttedbuyer we did and it was complete nightmare. We had the offer accepted the end of June and lingered on and on after we paid for searches etc. We couldn’t get an exchange and with our house sold and the baby on the way we had to pull out. We offered on this house in October and luckily we’ve managed to get it done. I’ve never been more stressed.

Gutted buyer I hope it works out for you.

We lost our previous purchase 1 week after we sold ours, it's why we are so nervous with our current purchase. We're at the same point we lost our last one, 10 weeks.
