I feel really bad. As it wasn’t their fault at all but their awful awful solicitors who have put them in this position. Personally after all this is over I would be doing some serious research how to sue them or something for what they did. They had kids as well. And cats and dogs. And no fault of their own they have been put in this horrible position.

But. I still loved the house. Even if the bedrooms are smaller than here ( ours are huge here ). So will be having one of them as a dressing room!

Oh god what have their solicitors done?

If you've exchanged already, they are legally obliged to leave on completion day @Paranoidandroidmarvin, otherwise they are liable for whatever costs you incur because of it, I believe.

If purchaser was the one dropping out after exchange, you'd lose your deposit. Sellers should have far more to lose if they don't complete, perhaps it would focus some people's minds a bit more.

I will update on here what happened after we move. It is so hard. I feel so bad for them but there is nothing I can do. They will be out I think but no idea where they will go.

I’m now sat here worrying about their solicitors messing up again completion day. Think I’m going to ring my solicitor tomorrow and explain what happened and say about my worry for Friday. Maybe then she will keep more of an eye out on potential problems.

Our buyer called twice last night… managed to catch up with him today. He needs to fly home for a family situation; and has booked flights for the 8th… he wants to move his son in next weekend. He’s asked if we can vacate then, if we’ve exchanged, and they’ll pay us rent for the week.

We’ve got our enquiry responses ready for the morning… but we have nowhere to go for a week, really. We’d be happy to simultaneously exchange & complete next Friday but his solicitor would need to be on it; and I’m not sure if the rest of the chain could do it…

Otherwise we’re potentially looking at delaying until his family emergency is sorted, I think. Eek.

I think I could cope with the delay if I knew no one was going to pull out. That was what was causing my stress the entire time. Not the waiting or the enquires etc. Just waiting for someone to pull out.

From a legal perspective; it's unusual for much to go wrong after completion, because they'd be liable for all costs. I'm not sure how reassuring that is; given that we don't know what's going on with the house, but it's in everyone's best interests that they have alternative accommodation by Friday ❤️

Irritatingly, after emailing the enquiry responses over yesterday and explaining the urgency re buyer leaving the country soon; and then phoning twice this morning... I've just got an OOO from our solicitor until tomorrow. Grrr. Her assistant did ask when we want to complete, but I don't think anything will get sent over until the main solicitor is back.

I'm so fed up of it all now; I'd prefer to exchange and complete on Friday and just have it done.

We've heard nothing. Nothing re them getting the log burner sorted and nothing re their onward purchase. They seem to be dicking about because they said their solicitor had responded on fri about the log burner but she hasn't and my solicitor is getting pissed off.

I'm getting pissed off too. They've got three days.

Ah I'm sorry, @Getyourarseofffthequattro, I was really hoping you'd have heard something at least. Is it worth pushing the estate agent about what's happening again? Or maybe just reiterating your deadline?

@Starseeking Thank you! Our seller said he was ready to go on Friday; but then said yesterday that he'd need plenty of notice to be able to make the 5th work... but there's a mortgage expiry on the 12th, so I'm hoping everyone is pretty much ready to go, and we can get this done!

We're going to go and sign the contracts etc tomorrow; and then hopefully exchange Friday and complete next week. I can't quite believe it actually seems to be moving!

Our buyer has text tonight and asked us to hurry our solicitors up; but realistically, there's no way we can get him access for this weekend unless his solicitor confirms enquiries are satisfied tomorrow and then the rest of the chain agree to simultaneous exchange and completion this Friday, as we've got nowhere to go and I'm too pregnant to want to spend a week in a hotel.

We are at home this week, although we were supposed to be at mums today and tomorrow but we aren't allowed because ds is a close contact and we have tested but no results yet Confused and my mum doesn't want to risk time off work. Was gonna be here from weds night anyway do just wfh with ds today. My boss is luckily very understanding and supportive!

Dp is still working nights so I won't actually see him but never mind! Hoping that I can get some good news, get some packing done, do something useful.

No real news this side. Our buyer's solicitor complained that she hadn't had enquiry replies back this morning at 11am, our solicitor had said they'd be sent "first thing". After some chasing, they were sent at 12:30, and we've also dropped off the signed contracts & transfer deeds...

So it's over to them to say that they're satisifed with enquiries; and then the chain to sort the date, I think. I'm hoping for exchange this weekend and completion next Friday; although my buyer still very much wants it done this week so he can move in this weekend. I just don't think there's enough time, let alone that much goodwill in the chain!

I just called the EA and she is "still chasing it" but will call me by the end of the day apparently. Can't see she is going to have any meaningful update tbh.

I wish there was other houses to look at. I might arrange some viewings of literally owt that's chain free this weekend. I'm at the end of my tether.

Hi all,

Solicitor is sorted, our broker has sent us a mortgage offer today and I've sent all the financial stuff back, so providing there are no queries on my bank statements etc. that should be sorted? I've emailed the EA for an update on the probate and asked if we can organise a survey so just waiting for a reply.

Still a bit clueless about who is meant to be doing what but trying to go with the flow.

Well we are in! Yesterday was a long day but all went smoothly and we are all moved in finally. Spent all day today unpacking and only managed the kitchen lol
