We’re STILL waiting for responses to enquiries sent in MARCH! they may be nearly ready but we can’t exchange until they’re satisfied then we need enough time to sell shares for the deposit, too early we may lose money on those.

Honestly beginning to lose hope, husband thinks it won’t happen at all and we’ll be looking for a new house to buy soon. I’m still clinging on….

Thing is @ForThePurposesOfTheDIR you’ve invested so much so far, you have to try and see it out!! But I know how your husband feels. The whole process is soooo drawn out.

My vendor is still hanging on for me to find a buyer. Saturday's viewer is interested but will have to borrow money from parents for the deposit.

@Newhousehope I know and I don’t want to look for something new - mainly coz there isn’t anything in our budget where we want to be - at this rate we’ll be on Location Location Location getting Phil and Kirsty’s help!

I know why this is taking so long - there is a shit management company that looks after the estate (unadopted road) and they can’t find the stuff the solicitor wants - vendor is having to go back to the developer for the info.

I’d love to see a ‘fly on the wall’ on Conveying it’s be fascinating!

Haha, I'm not sure it would - lots of picking up the phone, saying "any update?" and putting it back down again. Alternatively, picking up the phone, saying "no update yet" and putting it back down. At least if my conveyancers are anything to go by!

Thanks for the new thread! We are still here. Our buyers are very keen to move ASAP, as are we, but apparently there are still a couple of queries outstanding on our purchase.

Still no update on our offer. Apparently it will be Wednesday at the earliest as the vendors are a separating couple, so ‘everything takes twice as long’. Doesn’t bode well!

@JLQ1020 my son offered on two houses. Each time mortgage company DC downgraded the value and would not offer the mortgage. First seller would not lower asking price so he offered on second property. When mortgage valuation came back at £9k lower the second seller said they would accept that valuation so son is now in process of buying the second house. Mortgage offer in, Searches now back and enquiries happening so hoping for an exchange of contract end of next week and completion end of month. Some venders will reduce the price to alone with mortgage valuation. No one wants to start off in negative equity. Son had to make higher offer to get offer accepted but he offered subject to mortgage valuation. You could try this.

Can I join? We accepted an offer on our house months ago and it has taken ages for the chain to sort itself out. The house we are buying is already empty.
Our buyers have been a nightmare. Most recent thing is their solicitor writing to say they want to retain part of the purchase price til they've checked the cleanliness of the house meets their standards on completion day! (Our house is not a show home, but clean and tidy!). Obviously we will refuse so just dreading what they come up with next..

Hi, can I join you? We had an offer accepted in June and sellers still to find, so it feels like we are at the beginning of a very long road! However, we were thrilled to get our offer accepted (4 'best and final' bidders) .

Our purchase isn't dependent on the sale of current property, however we will sell so have been preparing to put it on the market this week which has been hard work in 30C+ heat. Spent the weekend decluttering and cleaner is in now, photographer coming this afternoon. Anxiously watching the weather forecast as thunderstorms are due at the exact same time!

Yesterday we had: 'did you send the TR1 back', 'Yes, on this date...', 'oh the vendors solicitor can't find it can your solicitor send it on' GOOD GOD (or other or no deity)

Seller please tell me I’m not being ‘a dick’ asking for the gas/electricity to be certified?

The house is being sold by a divorcing couple and hasn’t been well maintained in the last years, they said no/don’t know on most of the sellers info and the surveyor recommended we get certification, he thinks the boiler is on its last legs.
We are happy to pay for it ourselves if they don’t want to arrange/pay but we definitely want them done.
I just see lots of eyeball rolling about buyers requests.
We are happily accepting no (historical work) building control sign off for a few thing, so I don’t think we are difficult buyers.

I think that's reasonable considering what you have let drop. Especially saying you'll pay yourself.

We didn’t even have to ask for the electrical
and boiler to be checked, our solicitor asked (obvs on our behalf)

Lurker signing up.

Offer accepted end of June. The seller is a builder who has renovated the property.
Our current property needs some work before we can put it up for sale so it'll be let in a first instance.
Pro: no chain
Con: very hefty tax bill (but we can recoup some when we eventually sell it, which will be a relief)

Some of the proposed work needs to be done before it is let. The builder has been booked for a year and they were due to start last week. Haven't seen hide nor hair of them. Apparently they are busy.

The estate agent sent the memorandum of sale with the wrong address. Two emails later and still no reply or change.

The conveyancer forgot to tell us that the app that is used to check our ID hadn't submitted all the documents.

I didn't tell the mortgage broker that the offer had been accepted so she only did the full application last week.

The surveyor won't get to the property until end of August.

And now I need an epc for the let and the epc surveyor after saying he'd turn up this week is resolutely silent.

We are only 3 weeks in. I had hoped things would move quickly and we'd be done in time for school start in September but I think I need to take this one in my stride.
