Congrats @Paranoidandroidmarvin!

So after the house was downvalued we asked vendors if they would accept a lower offer. They came back to us today and said that the current tenants ( family friends who are buying a house) have had their house fall through but another offer accepted on a new house. Vendor offered for us to pay even less for the house if we were willing to wait an extra month for the house. We are in family rented accommodation so happy to wait and very confused (and happy) that they offered us even less that we offered! Very odd but apparently vendor was very embarrassed by the situation.

So good news on the whole I think, as long as the tenants next house doesn't fall through again!

@popapoppadum it’s always one thing after another isn’t it. I can literally feel the stress leaving my body at this very moment. I don’t drink but if I did it would have increased during this. And mine seems to have been relatively stress free compared to my other house moves and other peoples on here.

Waiting for karma to bite me on the arse on moving day though Confused

@Paranoidandroidmarvin I am adopting a glass half empty approach to house buying. That way, hopefully I won't ever be too disappointed! I hope moving goes smoothly for you. Have you done much packing yet?

No packing as we had someone pull out on exchange date before and I wasn’t going through that again. But I have got rid of all rubbish and the loft and shed are empty.
I am not a hoarder so I could pack my house up by Sunday evening to be honest.
Now my teenage sons room maybe a different matter Shock

Buyers buyers lender won't release funds until receiving 'a document' - whole team of solicitors at his firm in meeting about it. This is devastating and a clear delay tactic used the whole time i am so lost

Just had an update.

Apparently survey has gone ahead on our sellers onward purchase (assuming this means they can get a mortgage?! Hope so) but it's uncovered an issue. Another report has had to be done which was apparently done today and sent to the lender. She is going to speak to the mortgage advisor tomorrow and get back to me apparently.

Aghhhhhh was hoping for something more positive but seemingly they've passed affordability if a survey has been done? What do we think?

WE HAVE EXCHANGED!!!!! I can't believe it, turns out buyers buyer mortgage offer had been revoked and they were reapplying and pulling wool over everyone's eyes about it but it obviously had to come out. So it's all been sorted now. Funds are on way from their lender to solicitor so that'll either land tonight or in morning apparantly, if latter may just push completion back to 2-3pm. Can't believe we got over that line!!! It's been an awful day!

Get the impression it was mortgage valuation with them saying this report has gone to the lender

Amazing that your buyer has his mortgage offer, @TakeYourFinalPosition. You must be so relieved.

We have got a load of documents from our solicitor today. An overwhelming amount. I think she is incredibly thorough which I hope will be a good thing. She's sent pages and pages about a right of way over the land and I was getting more and more panicked reading it through as no one told us that there was a right of way. Then final sentence said it has been removed in the 80s! I have no idea why she has dug up so much detail on something that was removed before I was born. But at least she shouldn't miss anything.

Also just found out that our seller's solicitor is on holiday next week which is annoying. We are unlikely to exchange first week of November because of it.

So pleased for everyone getting good news!
Our mortgage application went from broker to bank today. No idea what to expect next as I am a rookie buyer and DH can't recall the process from last time!

@tocas I am with NatWest. Wasn’t changing banks for my house move. Took about two weeks I think for the answer. But I’m self employed so it may have taken longer as they asked for a few things. Then as I said above it came through at 10.30 at night.
Had convinced myself they would turn us down. Actually screamed out loud when they didn’t. Very embarrassing. It will come. But it is so hard waiting.

I think so! DP made the offer so all calls are going to him at the minute. I believe the process started in August and the house went up for sale mid September. The estate agent have said it could take up to 6 months, so I'm mentally preparing for Easter and any earlier will be a bonus.
