@blacklilypad Yeah, our estate agent! I think she’s embarrassed because she’s realised she’s Cc’d us all into her emails with our seller, but it was a really unprofessional email. They’ve been horrid today.

Hi! Can I join? First time buyer here, already finding the process such a rollercoaster of emotions! We have just had our house downvalued which was gutting but I think we should be able to renegotiate and meet half way hopefully. So not a game changer but annoying nonetheless.

I definitely have far too much emotion about it all, I love the house so much and I know that's dangerous...

Have caught up on the thread, congrats to all who have their keys, can't wait for that day!

Hope it's ok to join ☺️ week 16 since offer accepted. Meant to be completing Friday but still haven't exchanged, exchange was meant to happen yesterday but bottom of chain didn't send over deposit and nobody chased them (ridiculous) apparently it's been sent now but still no news.... 14 months since we first sold our house I can't tell you how desperate I am to get the keys to the new place!!!

@Getyourarseofffthequattro honestly if I wasn't the one constantly chasing my solicitor and in daily contact with my buyer RE issues we'd probably be looking to exchange this time next year. It's been horrendous and solicitors really just do not care at all. Something needs to change!

I know how you feel. I've been the same. It's ridiculous isn't it. Such a horrible shitty system and then if anyone in the chain isn't on it when they need to be it just all goes tits up.

Our sellers are on their second mortgage application for their onward purchase. 5 weeks we waited for the first one, 7 weeks if you include them waiting two weeks to apply. No news all that time then a casual oh sorry we're applying for another. Angry

@Getyourarseofffthequattro oh no what happened with their first application? In the grand scheme of things I'm on my 3rd buyer and second purchase... it's been so stressful and emotional especially being pregnant and having a baby through it all!!

I've definitely learnt that the only way to get things done is to 'shout the loudest'. Won't be surprised if my solicitor gets a restraining order against me after it's all over haha.

Chasing on exchange now, surely transfer of funds should hit solicitor two hours tops? Was done yesterday! My emotions can't take much more

We don't know @lydia771 we were just repeatedly told there isn't a problem by the EA. For five weeks. Then there was a problem. Although when I said they've obviously been declined so are they going to get declined again I just got told it wasn't an issue.... Errr yes it is!

Then told two weeks and they would have an offer. I'm not convinced. It'll have been a week tomorrow and we were promised an update so let's see if we get one. I'll bet we don't.

God that's awful! I bet it's been so stressful. Fingers crossed it goes through for you soon.

@Getyourarseofffthequattro that's exactly what happened with my first buyer :( 'they'll get the offer soon' turns out they were getting declined and kept trying with new lenders and eventually called it quits. Lied to by them the whole 18 weeks of that process. Really hope you get some good news!!

Ours have been talking about exchange for over a week. And nothing. Emails sent and they are just waiting. So nothing. Again. Why do people try and move house and then not answer emails or phone calls. I would never do that.

Yikes 18 weeks! Apparently this is only mortgage number 2 but obviously I don't know if that's true.

I am seriously hoping for some news. If we don't have a completion date by the end of next week we are going to look for something else chain free and sell ours and move completely in with my parents (me and ds are staying here during the week for work and school but dp is at home with the cats and his work is closer and for various reasons we will need two cars which we don't currently have etc etc)

I'm absolutely fed up of it so we've had to draw a line. We'll be at 19 or 20 weeks by then so I don't think it's unreasonable.

Hi @lydia771, sorry you’ve been through the mill too! Ironically our buyer did the same… 10 weeks of “it’s coming!” And then he couldn’t get a mortgage. It sounds like you’re making good progress now; my fingers are crossed for you!

@Paranoidandroidmarvin A week to set exchange dates?! That’s drive me bonkers. I’m sorry.., you sound so fed up.

@Getyourarseofffthequattro have you told them that? Not that it went especially well for me yesterday 🙈

Still no news here. Allegedly buyer should have got his mortgage offer paperwork today, and his solicitor had already reviewed the pack & searches, so she just needs to send the enquiries to our solicitor… I suspect she’s waiting for his offer before she does.

He’s sure that we’re aiming for a 1st Nov completion date but it hasn’t been officially put to the rest of the chain yet…

No contact at all from him, our seller, our EA or our solicitor though. It feels eerie!

Not yet @TakeYourFinalPosition. I've hinted at it, well more than a hint. I've said we will have to move on if we don't make any progress, but if we don't hear anything positive tomorrow we're going to make it explicitly clear that no progress means we will have to look at other properties.

@popapoppadum we are in same position, house down valued by lender - heard back a few days ago that seller has agreed to meet us in the middle so that’s good news - hopefully yours will too.
Updated the mortgage application with the new purchase price and just waiting to hear back now, I hate how long everything takes.

We thought we might be in by Christmas but homebuyers survey isn't until end of this month and I have absolutely no idea how long it will take after that! Any ideas? (As you can tell I've not done this before Grin )

@popapoppadum Sorry; I missed your post. Welcome! I hope your seller agrees to meet in the middle.

Our survey was a buildings survey but it didn't take long to come back - under a week. You don't need to provide it to the solicitors etc unless you want to raise something from it; so it doesn't really affect timings - that'd be dependant on searches/enquiries/etc.

Silence has broken!

Our estate agent has sent a very formal email to our buyer, his solicitor and his mortgage broker saying that we've now been waiting for too long; this is the second time, and the chain was only held together on the understanding we'd be done by 25th October. She's asked for an update on the offer immediately; and a plan for how we can complete as soon as possible, as we've reached a "critical point".

No reply from anyone yet. Nervous.

Our buyer has been saying for weeks that his offer was "almost ready". Last week it was waiting to be released, yesterday it was supposed to be issued today.

I believe his solicitor is ready to send enquiries but won't send anything without the offer...

@popapoppadum nothing here either. I think our completion date now will not be what it is supposed to be. Fed up with checking my email. It’s like people actually don’t want to move ! Why do this if ur going to delay like this.

@popapoppadum I’m new to this too as we were FTB and bought a new build first.
We had a level 2 survey done around 1.5 weeks ago and the surveyor called the same evening to provide us with the “highlights” it ended up being a 2 hour phone call Shock with one significant finding and lots of little things.
Haven’t received the written report yet but he did say it will be around 3 weeks.

@TakeYourFinalPosition had an update at 16:50 that replies to requisitions had been requested so that means they are ready, but too late in the day so will be happening in the morning. (I pray it does, but there is always something!)

Packing is soo stressful! So much cleaning to do too. Partner is absolutely useless and feels he just needs to leave it all to me!
