I refuse to pack until we have exchanged. Having someone pull out in exchange day I will never make that mistake again.

I’m irritated tonight, we didn’t hear back from anyone, I’m tired and I feel gigantic and stressed. I don’t want to have to keep chasing. Gahh.

We have signed everything today, missives is now concluded and we've signed our mortgage and we are all set for moving day on Monday. Now just a lot of packing to finish!!

I'm rejoining the party after our sale/purchase fell through a couple of months ago.... Plan of action currently is as follows:

1. Get revalued (first EA coming around tomorrow).
2. Have a clear out/semi start packing things we dont need out on the daily.
3. Fresh lick of paint and gloss where needed.
4. Attempt to give the garden a tidy.
5. New Photos.
6. Considering a boxing day launch.
7. Sell for a massive profit.
8. Find dream house within budget.
9. Have sale go through with 0 drama.

Ok so the last 3 points might be a bit aspirational. But feeling good to have a plan again.

We have a 1 bed Maisonette with large private garden in a semi-rural area. Frustratingly no parking, but ample street parking. Anything anyone thinks they would specifically want to see in pictures for this kind of property to grab the eye? We think it'd be best suited to either an older person downsizing or a younger person/couple like we were getting onto the ladder.

We're still waiting. I've just chased our estate agent to see if there was any response to her email yesterday saying we needed critical updates... she came back immediately to say she'd heard nothing but would let us know when she did.

Christ knows why she's not chasing. It feels like groundhog day. We managed to speak to our buyers' mortgage broker yesterday who said he'd update everyone last night... he said he couldn't tell us much, but the delay was related to AML checks. But this buyer was supposed to have a full mortgage offer before...

We've said that if there's no update by tomorrow; we'll be considering our options. I really don't want to pull out but I need to know.

Still no exchange. Bottom of chain solicitor not picking up phone or emails... can't believe this

Can't eat can't think!!!! Solicitors are being far too relaxed 'we can exchange tomorrow when we complete if we need to' well it's taken 48hours of trying to exchange so don't see that happening!!!

I’ve just rang Santander to see what the hold up is having submitted changes over a week ago. Apparently they are still working through messages from the 12th. Really hoping they will get to mine by tomorrow in the hope we will have the mortgage offer before the weekend starts.

@lydia771 nothing here either. Time is ticking on. I bet nothing happens today. Am a nervous wreck. Poor dog has been walked for ages today trying to take my mind off it all.
I really don’t want spend another weekend not packing.

Buyers buyer solicitor has appeared and said 'just waiting on one thing from the mortgage broker and we are ready to exchange'

I'm sorry but we are completing tomorrow, what on Earth would be outstanding from the mortgage broker at this stage???

My new solicitor responds to emails within 2 hours! Every time! I feel like I've found a unicorn. Our reports are 'in dictation' and will be sent out today. I'm not sure if that means our enquiries are back or not as previously she said she would send her reports on everything all at once, once the enquiries are back. I keep refreshing my emails every couple of minutes to see if I have anything yet.

Ooof I'm tetchy for the two of you; the waiting must be horrendous.

@Getyourarseofffthequattro Yeah; his mortgage offer. He had a full mortgage offer for the previous place he was buying, so we weren't too worried about getting it switched over, and he said he'd got it back a few weeks ago... but then it never actually appeared, and his solicitor said last week that she had reviewed all enquiries but wouldn't confirm if they had more to raise until after she had a copy of his mortgage offer through. On Monday, he said there had been a "last piece of paperwork" from his broker which had been submitted; but nothing else... it seems that finally got done/processed yesterday and so his solicitor and the chain now has his full offer. His broker's email suggests it was a last-minute AML check, which has taken 8 working days to be signed off by the bank...

@lydia771 Can your estate agent/solicitor enquire about what the last piece of paper is? It could be AML, like mine has been, or maybe a final payslip? We've been told some banks ask for one just before exchange.

We're now waiting on enquiries tomorrow. The email suggests there are some, but the solicitor has said that she's reviewed the three rounds we had before and had nothing else to raise from the searches, so it could be that there's not...
