So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

We didn't hear anything for ages whilst the searches were being done.

So we have finally heard back from our buyers solicitor and found out what is going on with our buyers sale.

It's looking like we are now at high risk of not completing within June.

They are waiting for a Rent charge Certificate - apparently this might not be in until the end of the month and so at the moment she can't confirm a date but has said that everyone is aiming to complete by the end of June - I will believe this when I see it.

So unbelievably frustrating.

Buying and selling. Our solicitors were going to buy the searches from the previous buyer that pulled out. Haven’t heard either way though

After we failed to exchange yesterday I was told we are top of the list to exchange today. Hoping I hear soon, it's already 11am and no news yet.

My nerves are totally shot, but we're still on plan to complete on 25th June.🤞

Looks like our buyer may pull out - apparently one of the building reg certificates is ‘inadequate’. We have had three different builds all certificates in place. They are communicating through the EA not the solicitor and won’t specify which certificate and what ‘inadequate’ means. Sounds to me like they’re looking for an excuse to either pull out or renegotiate. Completely on edge here.

We've had something from the solicitor today, but not what we wanted.

The contracts/exchange paperwork for the sale of our current house have come through.

Which would be great, except we told the buyers that we'd move out if they were ready before us. But they were just starting the selling process for their house, and we were weeks into buying our new house already, so we assumed the risk of that was practically nil

There is no where to rent around here, let alone somewhere which will allow our pets. Shit!

@coffeequeenindevon how long have they waited to tell you this? seems v unfair! And i don't think building control certificates can be 'inadequate' can they?!

@Cocoaone that's the sort of thing that gives me palpitations! Can you find out how long for? Nothing is for rent as no one is going away but then again hotels/b and bs are really busy too which makes it tricky. Might be a small gap between sale and purchase? We are selling 2 properties and buying 1 and I'm really worried the same is going to happen to us (and we have a dog so can't believe anywhere would take us!)

@coffeequeenindevon - that sounds very suspect! Can you call their EA and see if they can shed anymore light? A building ref certificate should be everything they need, right?

@TheFunBus I'm trying to call the solicitor to find out more info. I'm hoping that our buyers will wait for a little bit, even if we have to offer to pay the stamp duty for them if we just go over the deadline. It will only be a couple of grand - which will be considerably less than is paying for storage and air bnbs etc. If it comes down to it, we can probably move in with the inlaws, but it will be a right pain for the pets and school run and work etc
They are selling to a cash buyer/developer so no chain under them.

I’ve just had an email from our solicitor saying the buyer’s solicitor is asking for the same information time and time again. They are also asking questions about things that never happened, e.g. the removal of a structural wall that never existed!

@Cocoaone our TR1 form and contract were signed weeks ago so the solicitors have everything ready for when (if!?) exchange happens, so maybe just an over prepared solicitor as opposed to them wanting to move imminently 🤞

@coffeequeenindevon I've just remembered that I signed the forms 6 weeks before exchange/completion on my old house; so I'm panicking slightly less now Grin

So frustrating when the conveyancers seem useless - can your EA call your buyers and tell them to have a word with their conveyancer?

Yes @Cocoaone don't panic!
We were sent ours straight away by our solicitor. It's just so they have them on file/can check the one that needs witnessing.
That's why you don't date them Smile

Last I heard, our buyers were still trying to confirm some last minute mortgage bits as one of them is self employed. Their conveyancer seems much quicker than ours, which is irritating, as they are part of the same firm as our one.

Buyers solicitor, who we were told would work on our file at 9am today is off work again. I'm getting chased over and over again by our sellers EA (to be fair, he's being quite helpful). I've rung our EA and told them to make it happen today! Apparently the senior solicitor has the paperwork on his desk now but he also wasnt in the office.

This is ridiculous.

@Gettingonabitnow - I would take no news as good news until you hear otherwise. Positive mental attitude and all that!

@SpnBaby1967 - you'd have thought they'd have cancelled all leave etc in June. But I guess if people are sick, there's not much they can do. And I bet all the poor conveyancers are close to collapse at the moment

Just spoken with our solicitor. He was under the impression that we were tying all the sales and purchases together. I said no, we can proceed without selling ours (which we put in the paperwork and have mentioned at least twice to him) so he said he’ll crack on with our purchase then. FFS 😩🙄

But our search is back so hopefully he’ll have reviewed that raised any enquiries by early next week. As long as that’s straightforward, it’ll just be the paperwork to do. Cutting it very fine for the stamp duty holiday, I really don’t think we’ll hit that now - 19 working days to go

I haven’t had the fixtures and fittings form for the house I’m buying. Bit worried. It’s also a probable house I think. Not sure what difference that makes apart from I’m dealing with the 2 siblings of the dead owner.

Still waiting on my enquiries from seller’s solicitors. No idea what the enquiries are. Am I meant to know?

I am the piggy in the middle so to speak as we are selling to ftb and buying bigger property but our conveyancer seems to be the slowest and everyone is chasing me for updates. What a nightmare this is Confused I just want it done! We haven’t exchanged yet we had our mortgage offer, surveys are done and property management pack has been sent to buyers can we just move it already!

No exchange here today again, so heading into day 5.
I swear tomorrow I'm going to be on it like flies on honey as I dont want to go into the weekend with it not done.

I should add myself on here rather than just keeping an eye on how you are all doing. Our chain (of 6) was complete end of March. Most of us are nearly ready to go from what I understand. Except the top. I'm worried as our EA has gone a bit quiet about them recently. Our sale is waiting on my solicitor who keeps chasing me for leaseholders permission to change the windows. I haven't changed the windows and I do keep saying. She also handled my purchase, maybe this is something she should have chased back then! Just under 4 weeks to go, wishing you all, all the luck in the world to get there in time!
