So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Hi @Gettingonabitnow!
Ours was after.

Ccoffee217 · 03/06/2021 20:46

Hi @overwork also a chain of 6 here!!

Were second to top, nervous that such a long chain there is bound to be a bump of the road...

Estate agent said wants to talk dates next week as everyone is nearly ready, not sure whether to get hopes up!?

overwork · 03/06/2021 21:04

Oooh I'd take that as a very good sign! We still have a few weeks, it's sounding very promising for you!

Cocoaone · 03/06/2021 21:33

@Gettingonabitnow After - they'll check they want to lend to you, then they'll want to know that the house is worth what they are lending.

@overwork Hi! So irritating when you've told the solicitor something repeatedly and they keep forgetting. I know they must be overworked at the moment, but still. Mine said earlier that he likes to think his desk is 'organised chaos' - not what I want to hear! 😂

Dinosauraddict · 04/06/2021 02:40

Welcome @overwork

Got my fingers crossed for today for you @SpnBaby1967

We had a bit of an afternoon of it with the chain nearly collapsing. First we were told that we were about to exchange - whole chain ready, good to go. We gave the authorisation but then buyer started playing silly buggers and making last minute demands (some we've conceded to and are now leaving extras like curtain poles, others we said no to like an extra £2k retention). I think at about 6pm we all finally got agreement and are now technically ready to exchange again this morning - I'll believe it when I see it!!!

Cocoaone · 04/06/2021 05:26

That sounds stressful @Dinosauraddict Why do people do it!?!
Have you agreed your completion date too?

Dinosauraddict · 04/06/2021 06:02

Completion date is due to be 18th! I have no idea why people do it, I think some people are genuinely just dicks.

Gettingonabitnow · 04/06/2021 06:38

@Dinosauraddict what is wrong with people?! Glad it sounds sorted and fingers crossed for today

StrongTeaDropOfMilkNoSugar · 04/06/2021 07:10

@Dinosauraddict That’s utterly ridiculous behaviour, and how stressful for you to have to deal with it at the 11th hour. Keeping my fingers crossed for you today.

We’ve been ready to exchange since last Thursday, so I’m getting impatient now. I’m not holding out much hope for it to happen today, as I assume it’ll be a busy day for both solicitors with completions as it’s Friday. Sigh…

We can’t book our removals until we exchange, and although we don’t need to move on day of completion, they are running out of available dates fast!

coffeequeenindevon · 04/06/2021 07:38

Fingers crossed for you @Dinosauraddict. People really are just dicks.

overwork · 04/06/2021 08:40

Hmm, and they made the decision that they just had to keep your curtain poles with just hours to go did they? Awful behaviour.
@Cocoaone I don't get the impression that there is anything organised about the chaos at my solicitors! That said, the whole industry must be on its knees with their workloads at the minute and it can't be pleasant for them!
Fingers crossed for @Dinosauraddict, @SpnBaby1967 and @StrongTeaDropOfMilkNoSugar, hopefully today is the day!

Dinosauraddict · 04/06/2021 08:51

Thanks everyone. Major fingers crossed for today!!

Cocoaone · 04/06/2021 09:00

Good luck all!

Gettingonabitnow · 04/06/2021 09:31

Who actually decides on the exchange and completion dates, is it just one of the chain members that makes the first suggestion and then everyone agrees or disagrees?

RolloTomassi · 04/06/2021 10:16

@Gettingonabitnow good question! I just threw out a date and my solicitor was like "woah woah woah!", thinking I'd pin all my hopes on it. He said sols don't like to talk dates until absolutely everything is confirmed as ready.

I'd say surely someone has to suggest a date, especially with the June deadline looming, so there's a target and everyone can work to make sure we meet it! Anyway, off that we did all reach an agreed date which everyone is now focused on, so I'd say if you think it's looking close put something out there!

SquashMinus · 04/06/2021 10:29

Ah, this thread has saved my sanity a little as we're trying to exchange. We've already booked removals etc for the 17th (on our solicitor's advice!) only to find out the rest of the chain are messing around with little bits of nonsense. Our buyer has been a complete nightmare for demanding things happen faster throughout the entire process...and we're now looking unlikely to exchange today because he's failed to sign a key piece of paperwork. Angry Is it too early for wine?!

Cocoaone · 04/06/2021 10:48

Never too early for wine @SquashMinus !

We had similar - our sellers were chasing their EA to chase us for an update, whereas they'd only just signed a form that they'd had for weeks

SpnBaby1967 · 04/06/2021 10:58

I cant believe it, our buyers solicitor has complained to my solicitor about pushing for exchange........you know, the exchange that was supposed to happen a week ago!

The absolute bloody cheek of it, its them that are holding up this entire process!!

They say it'll happen later today, but I wont hold my breath. The EA for sellers has called and said he'll chase again through our EA this afternoon.

Gettingonabitnow · 04/06/2021 11:05

@SpnBaby1967 🤦‍♀️ One thing we’ve realised is how important a good EA is too. Fingers crossed for you x

SpnBaby1967 · 04/06/2021 11:08

@Gettingonabitnow the EA for the sellers seems to be way better than our EA. He's done more work than mine. We sold our property within 72 hours.

Ccoffee217 · 04/06/2021 11:08

I'd be keen to know how setting a date works, this is first time buying and selling, last purchase for me was first time with nothing to sell, so never had experience of a chain etc.
I'm hoping everyone is up for 7 days between exchange and completing so it lands before 30th.. omg this is stressful!!

Gettingonabitnow · 04/06/2021 11:32

@Ccoffee217 it’s so stressful. I’m waiting on two things then hopefully we can talk dates, but I doubt there will be any removal companies available 😩

Dinosauraddict · 04/06/2021 11:42

I would provisionally talk dates ASAP. Just make it clear you know it can't be set in stone until exchange. Also some removals give you the option of booking your date but paying a waiver in case the date changes - we booked our date weeks ago and paid £100 in case the chain collapses/we need to push completion back etc.

SpnBaby1967 · 04/06/2021 13:15

😫😫 the replacement solicitor for our buyer has now decided there is an issue with our indemnity policy. Our solicitor is trying to get it amended to suit them (likely to cost us more money) but I think there is no way we'll exchange today.

Gettingonabitnow · 04/06/2021 13:36

Oh @SpnBaby1967 😩 how frustrating x
