Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

First set of agents think valuation is accurate and suggest going on for £320k with way better pics and then going to best and final offers with a goal of £330k.

They agree re the desirability of address and think the issue is photos and marketing

Yeah, even though it's a semi - that fact that's it's a traditional Victorian with original features adds a small premium and also the self-contained granny/teenager annex in the garden (so effectively it's four double bed, 3 receptions, 2 bath house with a fairly private garden) is why they are asking 330k (although I'm not sure they'll get full asking).

Good news that your new agents agree that the photos were the problem! Hopefully once you remarket, you'll get close to your asking price.

I don’t think they will get anywhere near the asking on that, the road is insanely loud and other period houses don’t have that markup / there is another one a few doors down which is a 4 bed detached for £387 which has been on months if not a year by now

I like the white kitchen , makes it look really light and fresh.
Whatever happened to the trees and shrubs in the garden picture?

We took the big tree out as the garden had no sun, it was like a swamp. The owners which had the house backing on to ours cleared all of their trees for the same reason. The stuff up the side is all still there on the fence, and we took out the shed to put in the BBQ. Agent yesterday said the overlookedness isn’t bad as it’s only from bedroom windows on one side? We will see I guess.

The white kitchen was filthy, peeling and rotten, it was horrible.

It’s the original one.
Pity about the trees but I can see it’s a difficult trade off.

I can’t comment on the area or location of this compared to yours but for lots of people (myself included) this style of house would be far more appealing than something like yours which looks more new build estate style. Each to their own but lots (and lots) of people would go for this style house just as some people might prefer something slightly more “done” like yours. On house photos alone I would say they would have similar values or actually I would pay more for this but I don’t know the locations at all to factor that in.

I love that semi! The large reception spaces, not being Overlooked, the annexe, the style, flooring etc. I don’t care about being on a busy road. I guess it illustrates that we’re all swayed by our own preferences, and what we like is not necessarily what someone else likes. Most of us have to compromise on something! I think the market is quite stagnant at the moment so it’s not necessarily that anything is ‘wrong’ if you fail to sell there just aren’t so many people looking. Hopefully the new agent can market it more successfully for you and get some more interest

I really want a Victorian! The tiled floors 🥰 but i want detached and bigger. That house is small :(

We were meant to have a second viewing today but apparently they had a breakdown. Not sure I believe it. Nail in the coffin for the agent though, no one is that unlucky.

I must admit I love white kitchens (I have one Blush) but I understand what looks good on a photo could be horrible in real life. It's a shame you had to take the trees out but hopefully the new bamboo is pots will help shield the houses without the swamp/darkness issue. Good to know the new agent is feeling positive!

That house is small
I was surprised at the size of the Victorian semi actually - by the time you add in the square footage of both the house and annex it works out at over 150 sqm which isn't at all bad for 320k - although if as you say it is on a very busy road, that will put some people off.

I’d say the downstairs of the semi is pretty large with 3 decent reception rooms and a large hall. Plus the annexe which would make a lovely big study so you wouldn’t need a bedroom for that. I understand the reservation about having attached neighbours though!
