Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Definitely emphasise the possibility of knocking down the dividing wall between kitchen and dining room.
As I said up thread , Jones Homes still build the same type of house as yours , but with an open plan kitchen/ diner.

If you get photos re-done, get them to come round at whatever time of day this was taken - your living room looks lovely and light. All of your photos have been so much better than the EA's ones!

P.S. What colour is in your study room? It's lovely!

Garden - looks much better with that bit of screening (I know the bamboo doesn't completely block/cover but it still helps distract from the houses). Once the patios been jet-washed, patio furniture put out, maybe a couple of colourful pots either side of the patio doors - it'll look very pretty.

Lounge - I love the hits of pink with the grey: footstool cover, cushions and flowers/nicknak box. Normally I'd say the home office is distracting but in current times most people are doing the same thing. Once the mirrors up it'll be lovely.

Dining room looks so much better with the table and plants back!

The living room looks great. The lighting is amazing and it all looks so much fresher.

The only thing I would wonder from the picture of the dining room is does the table not fit the other way so you can sit all six chairs at it?

Dining room table fits both ways, it’s only the way it is right now for home school - I basically have to pin DD against the wall! I’ll pull it out tm and take another pic.

Footstool is moved for viewings etc. Still waiting on rug and other bits.

I will find out the colour of the study! I love it too.

Can’t wait for the world to get back to normal a bit so the house can be put back together.

Basically there are two ends of the town, our end houses do sell for significantly more.

The £250k town house is just a very different sort of house, I’m not sure we would attract the same buyers

I agree OP. The other house is a terraced townhouse and bedroom 3 is a cupboard. There’s little comparison with a 4 bed detached.

I actually love your house and would view it and do feel a lot of people are being picky on here but then that’s what real buyers are like....mainly based on Location Location Location and similar shows.

I would say it is the stamp duty hold out and it wouldn’t hurt to redo the pics. A brighter day would help and less lamps on and that can make it appear darker when it isn’t.

Some of the room angles aren’t great, you don’t need two angles on the desk for example.

I literally cannot fathom that price.

60k difference for:

2 more bedrooms
A bathroom
Bigger rooms all round
Newer kitchen
Double drive
Probably newer bathrooms, boiler, windows and decor
Garage
Bigger garden

What am I doing wrong! Think I need to call that agent

Bungalows attract a premium anyway and I've seen a lot locally where they raise the roof to turn it into a chalet so lots of scope to extend.

Have you had new photos done op by the estate agent? I can see you've put photos on here of your improvements but are the photos on rightmove updated? I look at Rightmove everyday and on the photos in the op I wouldn't even bother looking past the second picture as it looks soulless. Your most recent pictures on here are much better.

Yeah detached bungalows go for a fortune round my way you can easily pay the same as a four bed detached for a 2/3 bed detached bungalow so I wouldn’t use it as a comparison

Basically, if a house isn't selling it all comes down to price. Reduce the price and you'll sell it!

Absolutely. Our 5 bed detached was only £30k more than a 3 bed bungalow on the same street. People are willing to pay a premium for them.

Bungalows always command a premium. If your house is not selling or getting people through the door its overpriced. Simple as that.

OP, you are dodging the obvious. Your house is overpriced. No amount of re arranging tables and colourfull rugs will change that. The end of SDLT holiday will amplify the price anomaly even more. If people are not willing to pay anywhere asking price when they save SDLT, why would they do when they have to find additional for the SDLT.
The longer you leave it on the unmarked unsold, the more people will become certain about the mispricing. You will get lower and lower offers and will eventually have to remove it and re market.

A lot in middlewich area are reducing ATM. for a quick sale I'd say drop the price 15k if you want to mess around with rugs and dressing I'd say 325 there's no stamp duty saving now so people wont want to pay top money.
