Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I can indeed @Handsoffstrikesagain , are you thinking to replace the sofa back cushions or as scatter cushions or both? And would you like to find me some 😂

The current sofa pillow back is 5 X 22 inch cushions

I agree with all those saying don’t decorate, or paint kitchen - just add appropriate accessories. If doing a small group, odd numbers are always better - 3 items rather than 4.
There’s a big difference between slightly out of date/not my taste from shabby and desperately old fashioned decor.

For me I have classic, simpler tastes and actually would shirk away from something totally on trend. Most people want to put their own stamp on a property and would plan to change things over a 3-5 year period.
At a basic level it just needs be clean and something you could live with for a few years. I think some people haven’t looked at houses for sale for a long time - the majority are awful - this one isn’t!

The one she is standing by is way over 2 metres. I’d try and go to the garden centre if you can, so that you can select the tallest! 2 metres is about the height of a fence, although you could get some pots on legs to put them in!

It’s a nice house but it looks like a rental property, devoid of personality or warmth. You may have de personalised it to sell it but if so, I think you’ve gone too far. It just looks cold. I can’t comment on the price because it’s years since we bought and we live at the other end of the uk. Get yourself on Pinterest and see how to inject some personality and warmth into the house. Good luck.

OP your photos are better than the estate agents. Could you ask for them to be re done? Theirs are from a strange angle- quite low down.

Grasslands Nursery is great for large shrubs.
Photinia ‘Red Robin ‘are another good quick growing shrub that can be bought at 6 ft from there.
The also do ‘pleached’ specimens.
I think the lack of any screening of the houses behind is one of the biggest problems to be honest.Even if you can’t immediately block out the overlooking windows the presence of plants/trees that buyers can envisage will do the job within a year or so will help enormously I am sure.

When buying accessories, think about getting a large statement/focus piece rather than 2 smaller pieces.
For example 1 very large table lamp, rather than 2 smaller ones for the sideboard.

In the garden this also works too, a very colourful large plant in the corner or (even in the foreground) takes the eye along the diagonal rather than focussing towards the overlooked back. An outdoor mirror would work as well.

I think the mirror is a bit small for over the sofa.
Looking at your garden you do have a focal diagonal point, the BBQ area, maybe put the Photinia in front of the wall of the BBQ. Photograph the garden across the diagonal.
Also have you a bistro garden table or a small garden table, for a photo put in centre of lawn with a small pot of bulbs in flower in the centre. I’ll post a photo of my garden tomorrow (much smaller than yours. You actually have a nice big garden, with lots of potential it’s such a shame the agents photo emphasises the houses at the back.

@slithytoveisascientist I liked those cushions you posted, they have lovely colours in them - just goes to show you can't please everybody Blush . But then I also thought your house decor looked fine as it is (I like your oak furniture and your kitchen cabinets are nice enough - I know lots of people with similar). But obviously I'm in the minority [shrugs]

I'd personally concentrate on lighter photos (yours are so much better than the estate agents!), screening plants for the rear fence and a small kitchen table (and moving the dining table back to it's original spot if you haven't already and possibly moving the bed in the lilac room).

Gorgeous cats btw!

You've made some nice changes OP. I'm not keen on the cushions. I see you rather like blush pink, so why not go for something all blush pink without any dark bits?

I think it looks fine already, the lights all being on and so potentially dark and the overlooked garden are the issues for me.
