Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Under stairs cupboard is my next project! I’d love to have it split in two so the triangular end was a little cupboard which opened under the stairs, it’s a bit of wasted space atm

If you aren't getting viewings it is down to 2 things : bad photo's or it's too expensive. I've no idea whether you are realistically priced, as a house like that would be considerably cheaper where I live, however, the photo's are jus awful. I couldn't tell what was going on downstairs at all, in terms of layout. You need to show how each area downstairs is used for. The decor downstairs just left me flat as well (sorry). Your own photo's are better than the Agents.

I think the bed looks really odd there and makes the room seem really pokey. Is there no where to put it so you can walk both sides? If not, it really is a single room. We have a smaller room than that with a double bed in so I completely understand why you'd choose that. But on the particulars it was when we bought it, and will be again, a single room. It's a picky point but some people will get suspicious about whether other things are being judged if the description seems inaccurate. Play room looks nice btw. Love the rug. Agree with pp about sofa in front of the door though. Is there a way to rearrange?

Ours was described as a 4 double bed when we bought it and that was before the extension. If I take the bedside table away you can walk down both sides of the bed

I could also remove the built in wardrobe and then a bed would fit there with space on both sides as well

Black leather sofa needs a light coloured throw over it, sorry makes the house look old fashioned.

Yeah, this looks really odd to me too, sorry - I think the room would look better/more spacious with the bed pushed back almost fully against the radiator/window (just with a inch or 2 of space behind it so you can still shut the curtains behind the headboard); and pushed to one side (so you can access the bed from the bottom and one side of it - all that's needed in a kids/teenagers room imo)

The playroom looks much better though - lovely styling!

Price is the main factor in speed of sale. Having looked at sold prices I feel like it might be too high. Did your estate agent explain how they came to the price? (They need to show you sold prices in the area, houses that are on the market are no good. You have no idea if they're overpriced too) There is large different between sold prices for your area, because I don't know it well it's difficult to say but just for example a 4 bed detached house sold in October 2020 for £240,000. For a house to go top dollar for your area (which I think you might have it on for) it has to be wow when you walk in and have the ideal home layout. Which currently seams to be a large kitchen diner. My advice would be engage a local estate agent, request analytics and ask what they would market the house for. Local agents are always better than chains. Even if you pay a bit more

See I only think you need one side plus bottom of bed but several pp have told me that there neeeds to be access on both sides otherwise it’s a single. So struggling a bit now.

I think it’s clearly a double room.

Will move bed back for photos, DD is very happy with the den she has made behind the bed for toys so it will have to stay like that for a while!

Realistically a house like mine (eg not with a massive private garden or Victorian etc) the top end would be about £380k, bottom £250k

Do you not have a picture of your main bathroom?

I'm currently house hunting and since I'm currently living in a house without a bath, that is one of my main considerations. I tend to click off any links without a bath in the pictures.

Other than that, I'd buy it!

I suppose it’s the difference between a Master and a double bedroom used for one person or as an occasional spare. I think that two adults who share a bed on a permanent basis would prefer to have a room in which they each have access to their own side of the bed.

That's a nice sofa - I don't do leather myself (I don't like the feel on my skin - personal taste) but the style is very classic/simple. I can't see anything wrong with it, it would suit most interiors surely?
