Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I just hope
People can see past our furniture and envisage their own in place of it. Assuming we can get decent photos done.

Personally I would stick in a photo even if the bath is all you can see, I know it's a harder room to get a good shot of but it would keep me on board!

I'm not bothered personally but I have a two year old and houses without a bath just aren't practical, I imagine lots of parents are the same.

See I only think you need one side plus bottom of bed but several pp have told me that there neeeds to be access on both sides otherwise it’s a single. So struggling a bit now.

I think it’s clearly a double room.

Will move bed back for photos, DD is very happy with the den she has made behind the bed for toys so it will have to stay like that for a while!

If it’s not the main bedroom then I don’t think you need to access it from 3 sides, 2 sides is fine. So I think you’re right to move the bed back against the window for the new pics and any viewings. (and as a PP said just leave a small gap between the bed and the window) To show the space off to the max; and demonstrate it is a double bed. You could take whatever is currently between the headboard and window out of the room for the new pics, to give the illusion of even more room. So just keep bed, bedside table, chest of drawers and obviously the built in wardrobes in.

Haven't RTFT but we are house hunting at the moment and crap broadband speeds would put me off - the speeds available (according to Rightmove) wouldn't be enough for heavy family usage, especially if there are homeworkers involved.

I must live on another planet to other people. That internet does 4 of us on zoom and browsers simultaneously with 2 wfh and 2 homeschooling

Just wanted to add to the double room/ single room debate. Obviously the definitions are open to interpretation but here they say that a double room should have minimum of 11.5sqm floor space. Your smallest room is a little less than 2/3 of that I think. The third room is a little bigger but as it's L-shaped I can't figure out the sq m.

It's up to you but I can't see the benefit of describing it as 4 double beds but can see a potential downside. Agree with others re: bath too. It's an asset in a family home and you don't want anyone thinking you don't have one when you do. I've never looked at broadband speed! If others do though and yours is good I guess that could be in the particulars?

The problem with having a double bed in DD's room is that you can see that the bed takes up a huge amount of space.

Is there any way you could dismantle DD's bed and set up a single bed in that room instead? Or even a mattress and box springs dressed up as a bed, just until you sell and move?

(I would absolutely keep the built in wardrobe).

A year ago I bought a similar priced house to yours on the Cheshire border so my comments are as follows.

The living room looks really narrow, it must be the camera angle but it’s poor. The living room is the main room, unless it’s really small I’d expect two photos. Can’t really see much of that family room or the dining room. More and better photos.

The kitchen looks really nice, but again I think you need another photo from a different angle. And why no picture of the utility room?

The main bedroom looks small but I can see from the dimensions it isn’t. It’s actually bigger than the bedroom in our old house but it looks smaller.

The lilac room also looks oddly shaped and small. You can’t tell it’s a double bed and it looks like there is no space for a wardrobe. It’s only from studying the plan you see there is a closet. The shape wouldn’t bother me, my son would be happy with a room like that as long as he could also have a room like your upstairs office for his music studio!

The paint doesn’t bother me. I’d expect to have to paint. The house we bought had a peach living room and lime green office! Nice, neutral carpet or other flooring is a bonus but replacing the odd bedroom carpet wouldn’t put me off.

Your drive seems small. That would be something that might influence me.

Oh and the bathroom picture is very poor? Is there a Bath or just a shower, you can’t tell. I never use the bath but dd is a dancer and often does to soothe muscles.

If you aren't getting viewings it is down to 2 things : bad photo's or it's too expensive. I've no idea whether you are realistically priced, as a house like that would be considerably cheaper where I live, however, the photo's are jus awful. I couldn't tell what was going on downstairs at all, in terms of layout. You need to show how each area downstairs is used for. The decor downstairs just left me flat as well (sorry). Your own photo's are better than the Agents.
I think the house is fairly realistically priced for the area. I’ve looked on rightmove and there is a cheaper one but it needs a lot of work and is smaller. There is also a slightly more expensive one which is bigger but the bathroom and kitchen needs gutting. Lots of expense.

We are hoping to speak to some new agents this week - the three which have to most listings for our area on Rightmove
What we did was look on rightmove and see which houses made me think wow. And then contacted this agents.

We viewed one house that had been on with two agents. The house was beautiful, (just the wrong end of town for ds’s school) but I’d never have thought so from the pictures done by one of the agents.

Drive is a double drive, not sure if that is classed as small or not? We have two saloon / exec cars in it with space on all sides.

It is a small drive for that sort of price. I fitted two card on the £200k house I sold plus we had the cul de sac for parking but I can easily fit 3/4 on our new house.

But the picture does make it look small.

I bet those flags will jet wash up nice. We had to replace the patio on the house we bought.

Having seen your garden picture you really need those on the listing. One of the things we looked at was there room for a summer house or a conservatory.

Looking at all our neighbours (some of which have far more expensive 4 beds), our drive is neither big nor small. I suppose if someone was really bothered they could pave over the front garden which is the same width again

I sent this message to the agency today 😂

“ When you show them round please can you use the hall to enter the kitchen and dining, as opposed to going through the living room to the dining. We would like to try and highlight the possibility of knocking through the kitchen to the dining, and also demonstrate that we have three very separate reception rooms.”
