Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I'm not keen on those cushions you linked, with the pink and navy fabric. They are a bit 80s. I think solid colours would be nicer.

If you're going to stick with the pink, you need to get rid of the long orangey curtains from the other room.

Playroom looks lovely.

Think of viewings/pics like they do up show homes, you wouldn’t live like that (or even like some of it!) but you sell a lifestyle much more than a house.

When you think about it, a foot here and there isn’t huge in anyone’s mind when they look at a room and can see themselves in that vibe.

I’ll take the sofa cover off for photos, it’s blue leather underneath but no way are the kids allowed that!

I’ll also change the lamp bulbs to be the same!

Hi OP. I've read all your posts but not all the responses. I think the house looks nice from the outside and I'd be interested to see more if I was looking in your area. Agree with others than the first photos were very poor and not helping. Personally I think your kitchen is fine, not my taste but would not put me off buying. I know you said that if you stayed you'd open it to the dining room and as your house is pretty modern all the walls are probably stud. This means it may not be a big job to actually just do this. And it will take the house to another level. The kitchen is too pokey for a modern 4 bed family home. Of course people can do this work themselves but a lot of people don't want to or feel overwhelmed by doing work on a house. So why not do it for them and make the house have much wider appeal? The brass door handles are really, really old-fashioned and if it's possible to easily change those I'd do that too as otherwise your house does still look a little like the 80's place it would once have been. The yellow, lilac and stripey wallpaper in the lounge are all quite dating and you might be able to dress better in those rooms. The only other thing I'd say is that just becasue you can squish a double bed in does not mean it's a double room. IMHO you need to be able to put a wardrobe, bedside table and chest of drawers in and still feel like you can move for it to be a double room. You will put some people off by describing it as 4 doubles when most people see it as 2 doubles and 2 decent sized kids rooms. Good luck with this. I looked at one of the houses you were interested in - looks lovely.

So DD’s room has the double bed
Built in wardrobe
2 chests of drawers
Bedside table
Bookcase
Dressing table
And about 2sqm of empty floor space to play.

I’m going to try and move her room around this week

Those lovely big windows are a huge selling point. We’re actively looking for somewhere to buy and big windows always catch my eye... lovely and light.

Every room has different flooring, the kitchen is ugly and dated, I would never buy anything with carpet, it's small, it's attached to another house, the yard is basic and tiny. Ugly bathrooms. So many reasons!!
@DeloresWw What a rude, snobby reply. Also it's a detached house Confused Best to check these things in future before making a tit of oneself.

Yes, the different flooring would be offputting to me.

However, I love the built in closets and the big understairs kitchen cupboard. Plus the utility room.

I would get rid of some of the chests of drawers from the kids' rooms to add a sense of space in photos. Bung whatever is in them into the built-ins.

I think the playroom looks lovely but I wouldn’t put the sofa in front of the doors. It makes it look like there’s not enough space in there and obviously blocks the view. Could you put a couple of chairs in instead?

Ok, the whole it is / it isn’t a double bed thing.

I personally don’t think you need to be able to walk around three sides of a bed, I think two is enough but there we go.

I have moved DD’s room around to try and show it is a double bedroom WITH a bedside table and a bookcase and drawers and a built in wardrobe AND the radiator isn’t blocked.

This is not the photo I would use, to avoid doubt I would; have it taken with natural light, remove some toys, use neutral ironed bedding etc etc.

There is a bedside table on one side and the other side leaves enough space to get to the window.

@Magstermay that sofa should be in my living room, I’ve had to move it so my desk can be in living room. Normally there are bean bags or kids chairs in the playroom

Google reliably informs me that this way of placing the bed is called ‘floating’ and is a very acceptable way of doing things! So that’s going to be my line and am sticking with it 😂
