@Wherewhatwhy I think the doubts are very normal. We also feel the same, particularly as we already have a lovely place which is in a much better state than the one we're buying.

I think it's the mind's way of preparing us in case it doesn't happen!!

At what point do people start selling furniture that you won't be taking? We have a sofa we won't be taking but we use daily at the moment!
And how is everyone finding removal companies at the moment? We are using the packing service and it needs to be a Friday completion due to children etc. We're thinking exchange this week and complete 13th November (I'm not superstitious 😂)

We've already moved into new house before sold old one but we are selling furniture. Depends what is - some things sell quite easily like good chest of drawers, other things need relisting like dressing table, bureau, less useful furniture and depends if need it. Also tried the free sites but that was hard work, they kept cancelling. Some of it goes for very low amounts so if definitely want it gone would start very low on ebay etc like 99p or £10 and mention when must collect by.

@Baxdream we’re also completing on the 13th Grin although we’ve decided to move out a week early as I have work commitments the following week and just the thought of trying to juggle it all leaves me stressed.

We’ve managed to find a removals company fairly easily, they’re going to pack, store and then transport to the new house once we move which is a huge weight off my mind.

Our buyers don't want a homebuyers or structural survey. We don't know whether that's a good sign or not?! My worry would be they would ask for one at the last minute and potentially pull out if they found something they didn't like. Our house is basically sound so I don't think they'd find much at fault.

After 4 weeks Solicitors have now got the Land Registry details changed and asked us for a moving date! It is a probate sale and empty, so we’ve said asap, but thinking about it we should have given them a firm date for them to sort out. So it’s back to the buyers and their Solicitor to sort. What should have been a quick, no hassle sale, taking no longer than 12 weeks, is now at 15 weeks. We are also having to go round to house now to keep putting the heating on as knowing our luck it will break down. We’ve cut the grass, hopefully for the last time.doesn’t help that Solicitor is having his fourth weeks holiday since returning in August.

Lots of people don’t have one. DH and I never have.

And so another week begins. Today is 14 weeks since the chain officially formed. Really hoping we get some positive news/exchange this week. My stress is through the roof at this point Sad

So week 18 for my sale and week and i think 13 for my purchase (they're not aligned).

I messaged by buyer to see if they wanted all the furniture and to see if we could agree a price. Originally it was being sold as Tenant in Situ with a fully furnished leave including sofa, beds, fridge freezer, television and everything. But 8 weeks into the sale the buyer's solicitors said they wanted it with vacant possession. so everything was held up and caused a lot of suffering and stress as they weren't honest from the start. They blamed the lawyer and changed the lawyer and than sat on their laurels not appointing a new lawyer for a further 5 weeks til i put the flat on the market. It then took a further month for the contract to be passed to their lawyer as the agent supplied my lawyer with incorrect contact details.

They now are saying we said it was fully furnished included in the price. I said the agreement changed when it went from tenants in situ (and they had a furnished lease so i couldn't be bothered to argue about the furnishing and was gonna throw it in fully furnished anyway).

I feel they've lost me a lot of money as i've had to evict the tenants and the delays to them having appointed a lawyer mean my flat with sit unoccupied for several weeks and take a bigger risk if it doesn't go through. And that doesn't even include the increased legal fees due to the change in contracts.

Therefore, not feeling as generous and wanting to charge extra for the furnishings (the fixtures and fittings forms were updated to state this when the sale changed).

Do you think I'm being unreasonable?

DH trained as a surveyor and works in building industry. So can spot anything the surveyor would. He’s trained me up enough that I’m confident I can spot any major problems. Some people just don’t bother though or have had useless reports in the past.

@Bells3032 You can insist on furniture being subject to separate negotiations if you're prepared to go in and clear it out if they refuse.
The cost of removals and storage might be more than it's worth but if you would use the furniture in your new property, then it might be worth the poker game.

We had our formal mortgage offer through today which is a massive weight off my mind as I was hearing all the horror stories of lenders taking 8 weeks to formalise offers. Luckily in our case it was 10 days from submission of full application to the offer. We've got a 40% deposit though so that probably helps.

I think we’ve reached the end of the road for us.

We can’t afford to break the chain and go into rented. And we can’t find anywhere to move into as the market is stagnant.

Our buyer will be heartbroken and I feel so bad for her Sad we’re also gutted but we have no options to buy.

Still waiting to exchange and completing Friday as long as the bank agree to it. They asked for a fork to be resent this morning which they have already had twice. So annoying.., hoping we exchange tomorrow and can still complete Friday as I lose my keys to this rented house on Saturday and have began packing up!

@Badgerbadger22 oh no I'm so sorry to hear that! Is it definitely not worth renting for a little while? Rents here are more than our mortgage which is madness but our plan if all else fails is to just rent a two bed flat locally, have the DC share a room and put our stuff in storage. It would not be ideal at all but this house sale fell through once and I can't do it again!

omg sellers have just messaged to say everything is ready on their side so just agreeing an exchange and completion date with their seller and ready to go! yay. we are so nearly there!!!

We had three FTB viewings on Saturday, one couple we met and they seemed really enthusiastic, asked loads of questions, but we’ve had no feedback at all yet from the agent. Sad

Would your buyer wait any more, Badger? We were worried about our buyer and they told us they want to renovate but not until March, which rather takes the pressure off.

We've properly appointed our solicitor today and did the fixtures/fittings form etc. We've got an appointment (but not until next Thurs!) to do the mortgage application in person.

When do you do the survey? Straight away?
