@lollypop345 who has the online agent? If it's yours, you might want to get a proper agent to do this for you.
Mehta I've learnt is never to get involved in a chain with online agents ever again!

@Baxdream purplebricks. To be fair I can't fault them at all so far they've been excellent and really helpful throughout - I used a high street agent prior to them who just ruined my faith in all high street agents. I've expressed to my solicitor that I was told they were completely no chain and am concerned to hear differently now, hopefully I'll get some more clarity on whether their sale has exchanged yet.

I have to disagree as PB are in our chain and are beyond useless once the offer was received and the case went to the post sales team

@lollypop345 it's such an awful business all through. Tbh I'd get in touch with your vendors and just be upfront and say circumstances have changed but the chain is still progressing. That way they can't accuse you of hiding anything.

So we're being put in a tricky situation by our landlord.. We are meant to be moving into our newbuild on 28th November, but this will not be confirmed until mid-November (normal 2 weeks between exchange and completion).

Our tenancy is up on 21st December so we planned to hand in our notice on 21st November and have a couple of weeks overlap. However, it's a long story but we were pushed into a corner whereby we had to tell our landlord our plans early than we had hoped to.

He now wants to sell the house, and apart from us letting him have an agent around to value the house, he is now asking if they can take photos (with our furniture) and most cheeky is then asking us to do the viewings! Yes, in the contract etc but still very annoying!

Having sold our old house, I thought I'd gone through the whole having to tidy the house up etc.. annoyed!

Euch why is this process so frustrating.

As far as my buyers know we are meant to be exchanging next week and haven't even started the enquiries yet - no idea if they have started searches. I keep being told completely contradicting info from my agent and my lawyer. As it turns out my tenants have had to postpone their leave date by two weeks anyway so at least it's not sitting empty. the offer was accepted in June as BTL. they decided in August they wanted to live there and i gave my tenants notice. It's now October and I've barely seen any movement from them. Why do people feel it's ok to waste other people's time so much.

As for my purchased (not aligned thankfully) my sellers are having loads of investigations into the house they're buying so everything has been delayed. We were meant to be completing today originally but haven't even exchanged yet. Getting more and more annoyed.

You do not need to permit access for estate agent, viewings or photos. Even if it says so in your tenancy agreement. You have a legal right to quiet enjoyment of the property which supersedes any clauses about viewings in your tenancy agreement.

Hi @lollypop345, hmm that is very awkward. Have you asked your solicitor to ask at what stage their related sale is at? If exchanged then you can relax. It is super cheeky though. I think people do this to negotiate a better price or the property coming off the market asap.
Until I know more, I wouldn't say anything to your vendor.

@lollypop345 if it makes you feel better our house still shows as under offer on Rightmove even though we’ve already exchanged, so I wouldn’t necessarily think the RM status is indicative of where they are in the process, but they absolutely shouldn’t have lied. I wonder if what they meant was no downward chain rather than no chain at all?

The solicitor should be able to confirm if they’ve exchanged and if not when they plan to?

In a stroke of luck my in-laws holiday home that they rent out had a cancellation today for the exact month we needed so we’ve managed to book it as our stop gap until we can move into our new house.

Developers just said they aim to complete the conveyancing in 6 weeks!! Which means we don’t lose any time at all (as the searches take 6 - 8 weeks) anyway.

Still no decision as to whether we’ve been accepted or not though. I reckon we’ll know tomorrow!!

Hello Smile. We had an offer made yesterday that was 50k below our asking price which we rejected. They that added another 15 & we’ve asked for another 10. So £25k below our asking price. We’d possibly meet them halfway as I’ve managed to negotiate down on our possible purchase with the developer. Our EA called them this morning with the update but no response yet. I cannot stand the suspense.
We are moving for purely emotional reasons as DH is terminally ill & I / we want to be nearer our friends / support network. In usual times I would have held out for nearer the asking price but time isn’t on our side. On the other hand once we spend the money it won’t be replaced iyswim.

Am almost regretting not just accepting the offer this morning but we do really need the extra & I truly believe that’s what the house is worth. Maybe they’re playing a longer game & that’s why they haven’t responded.
Blimey this whole business is stressful isn’t it!

Aww @Diangled I hope you get some good news tomorrow, the suspense is awful Thanks they might just be working out if they can definitely afford to come up to where you want. DH and I took a few days after our vendors made a counter offer just checking with our broker that we were definitely OK to lend enough before we came back and agreed their counter offer Smile

We viewed the other house. It needs everything doing to it. It's not liveable. Lovely close though!

We spoke to our agent who thinks we give a deadline of exchange by next Friday. We agree.

We're going to look for a rental. DH said we should look for something we wouldn't buy, in the country/impractical etc. I love this idea! We can then be a no chain buyer.

I still adore the house we're trying to buy so there is still hope!
