@Iseeyoulookingatme yes. We've been ready for a month. it's only a two house chain (we are chain free and our sellers are buying a chain free house). Literally any day now

Is anybody else waiting for the rest of the chain to be ready to exchange contracts? I'm on week 13 and would like a moving date.

I’ve just given authority to exchange but vendors solicitor hasn’t sent their bank details over yet which is weird even tho they’ve been chased for days for these...
fingers crossed they pull their finger out and exchange will be done today for completion on Friday.

Anyone else finding the market is cooling down? Not so many viewings now although the last two went well and are being chased up. However, there's nowhere for us to move to now anyway! Unless the one and only house I liked but missed out on cones back on the market 😩

@lollypop345 All that will happen if you've no access to these documents is you might have to make a one-off payment in indemnity insurance. Our house has an extension that was built some time before we moved in and we weren't given documents for it, so we have to pay £78 which they'll deduct from the final sale value. It's no biggie, just let them know you never received these documents when you purchased 🙂

Anyone else sitting around waiting for the bank to finish up on the mortgage application? Everything else is done. Searches, queries, surveys, done. Bank dithered around for an extra week and a half asking for more payslips. Heard nothing for a week now 🤷‍♀️

@PointyMcguire our mortgage is with Clydesdale (trading as Virgin Money.) We went through a broker too so I don't know if that helped as a PP was having a nightmare wait with Clydesdale upthread.

@Badgerbadger22 so sorry to hear this, I missed out on 2 houses and we were gutted, and then out of nowhere our 'dream never imagined we would own house' appeared out of nowhere in the perfect location and we had our offer accepted. I do believe everything happens for a reason! Good luck xx

@Badgerbadger22 I'm so sorry to hear that you didn't get the house  everything happens for a reason, hopefully another is around the corner. I agree with pps about speaking to your buyer.

@lollypop345 were you given copies of the Planning documents when you bought the house? If so, send them to your solicitor. If not, just tell him/her that you don't have them (and the solicitor will be able to get them from the council)

My buyers solicitor has sent this query - 'please could you supply us with copies of the planning and building regulation consents for the property?' And my solicitor has just forwarded it to me to answer.
Aye?! I have no clue, it's a 2 year old new build surely that comes back in buyers searches?

@Pepperwand do you mind me asking who your mortgage is with? We’re being told we should have our mortgage by mid-November but all the horror stories are making me nervous.

Oh @Badgerbadger22 so sorry to hear you didn’t get the house Sad Definitely second speaking to your buyers, if they really love the house they might be happy to wait a little longer rather than lose it completely, I know we would if our sellers asked.

Oh no Badger Sad you never know with your buyer, its worth having the conversation at least?

We’ve had good news! Our buyer sold again today to someone in a complete chain. Cash buyer at the bottom & they’re a couple of weeks in so everything crossed! We met the builder of our (hopefully!) new place today to choose finishes / worktop etc. Really, really trying not to get ahead of myself.

Pleased for those that are another step forward today Grin

@InescapableDeath I'd recommend booking a survey in asap, round here there's a lot of demand. Just had appointment confirmed today and 24th November is earliest they could do. Other company said 1st December!

No we weren’t successful with our offer Sad they chose another family (they didn’t offer more as it was a fixed price) and I’m sure we had a bigger deposit 40%.

We've properly appointed our solicitor today and did the fixtures/fittings form etc. We've got an appointment (but not until next Thurs!) to do the mortgage application in person.

When do you do the survey? Straight away?

Would your buyer wait any more, Badger? We were worried about our buyer and they told us they want to renovate but not until March, which rather takes the pressure off.

We had three FTB viewings on Saturday, one couple we met and they seemed really enthusiastic, asked loads of questions, but we’ve had no feedback at all yet from the agent. Sad

omg sellers have just messaged to say everything is ready on their side so just agreeing an exchange and completion date with their seller and ready to go! yay. we are so nearly there!!!

@Badgerbadger22 oh no I'm so sorry to hear that! Is it definitely not worth renting for a little while? Rents here are more than our mortgage which is madness but our plan if all else fails is to just rent a two bed flat locally, have the DC share a room and put our stuff in storage. It would not be ideal at all but this house sale fell through once and I can't do it again!

Can I join despite it being very early days here? Made the head over heart decision to move house and have two valuations, and three viewings for potential future homes, booked in. Plus a very long snagging list of Things To Do.
