We have a little boy with Aspergers who I think can only cope with 1 house move and not the chaos of 2+.

Also rentals in our area are about £500 per month more expensive than mortgage for the same sized house Sad

Not to mention that families don’t generally get accepted for rentals. It’s usually only professional couples who get chosen for local rentals.

We often find that houses say “no children”

Over here we are still waiting for our buyers solicitor to actually respond and tell them what is left to do and how long it will take. The head of the practice has now got involved and should be calling out buyer with an update today, so here’s hoping we actually make progress! We were hoping to exchange this week but not looking likely now.

We have found a property that’s well over budget. There’s a ceiling price in the area and they’re advertising for well over!!

Has anyone ever made such a cheeky offer?

Ceiling price for the area is £208,000
Similar house recently sold for £190,000
New house on the market for £225,000
Our budget: £205,000

@Badgerbadger22 I think it depends how long it’s been on the market as to what they may accept but it also sounds like you have nothing to lose by offering what you can afford. If they say no then at least you tried.

@Badgerbadger88 what have you got to lose? I think in the current market it’ll very much depend on the vendors motivations for moving but if it’s been on a while with little interest they may consider a low offer.

We saw a few that were a fair bit above our budget when viewing. We always just dropped the EA a line and explained the property ticked the boxes but was over budget, and that we’d be keen to view if the seller would consider offers in the region of X. We were actually a little surprised how many agreed.

After completing on my sale four months ago I had an offer accepted on a house a month ago. I can see on the portal of my conveyancer that nothing has yet been sent from the vendors solicitor. However vendors EA has assured me that vendors solicitor has sent paperwork at the beginning of October. My conveyancer won't answer emails or phone calls as it's an online service and I appreciate they're really busy. However it's soooo frustrating. I just want to know things are progressing or I'll start looking at other properties.
Unfortunately I paid upfront for the conveyancing of my sale and purchase so can't even start with another conveyancer. The sale went through fine but I have a feeling this purchase is going to be a different story. Currently sofa surfing and so wanted to have a home again for Christmas as rents are so high in this area

@Badgerbadger88 I don’t think what you’d be offering is cheeky at all!
The offer I accepted on my house (not that it progressed, but anyway!) was £20k below asking, and I was really happy with that.
You never know what the circumstances of the vendor are, they might want a quick sale so might consider it.

My direct neighbour has put theirs on the market for £60k more than what mine is on for, and with the same agent as me.
Can’t decide whether it’s a good or bad thing. We’ve had a sudden flurry of new viewings planned for the weekend, so I’m guessing the agent is going to show people both.
The houses are identical in size and style, but they have a nicer and newer kitchen and bathroom. Ours also has a non standard heating system, which I think is putting people off Hmm

Urgh so annoyed! So my buyer has been 'no chain' the whole time, but I googled the address they gave as their current home address and noticed it was advertised as 'under offer'. So I asked my solicitor to clarify the position of their chain.

Their solicitors reply:
'My clients have a related sale which is further advanced than this transaction and which I understand is to first time buyers'.

So that means they do have a chain!!! So now it looks like I've lied to the vendors of the house I'm buying regarding the chain. I'm fuming. What would you do in this situation?

Enquiries and searches on our property sale are done, same is almost done with our purchase property, and now we're waiting for our mortgage application, and our buyers are waiting for theirs too. It's been so much quicker and smoother than when we were FTBs (we got stuck with premier property lawyers last time!) but it's still a bit stressful because of feeling a bit desperate to get moved before our area is declared tier 3!

We seem to be in mortgage hell.

Pressure continues from top of chain , and every couple of days our mortgage asks for more documents (Santander).

Everything that is asked for we send in the same day. We then have to wait a week for a response and the new documents get approved , but then further documentation is asked for.

My broker is pulling his hair at. Last weeks request was to reword "dear sir/Madam" to "dear who whom it may concern " ?!?!?

We are having the exact same problem with Clydesdale. They look at the documents, decide they need another one. We provide. Broker takes a few days to send on. Bank takes 2 weeks to look again. Decide they need another one. Another 2 week wait....we are on the third iteration of this process now! Can't see why they can't just set out all the documents they need in one go??

I'd ask exactly how far along the process is and why you weren't told before. Tricky to manage with your vendors though - did their agent do a chain check with yours?

@Lilothblos it's really upset me! Yes they did, but my estate agent just went off the info they were given by my buyer which was 'no chain, proceeds from previous house sale'.

Just because I happened to google their address out of nosiness is how I've found out. The thing that worries me even more is that their house advert just says 'under offer' not 'SSTC' but that could just be down to the estate agent not updating it. 🤔🤔🤔

Hello, so I've been on this thread before, panicking about there being nothing to buy. There was a house on our radar that was clearly overpriced by 80k but that was it... Well that seller has now come in with a 60k reduction just for us (she's left it on rightmove at £580), so now it's a little overpriced but not by much and we are frankly super keen to move.

So we're likely to offer on it - my only concern is that's she's doing this all herself (via Yopa) and has told us things she shouldn't like her husband is retiring in December and so she wants her mortgage to be approved before then etc... Lots of red flags as to things that could go wrong. BUT if we get it, it's a nice quirky four-bed detached house...

We have found another house of our dreams by pure luck!! We might not get it as the vendor (house builder as it’s a new build!) says another family are interested and so it’s whoever gets “in there” first!

The pressure is on and my heart is pounding, literally.

We have to provide proof of affordability and all sorts!
