Just had a phone call from the sellers' EA fretting about us having a Homebuyers Report done. I pointed out that we would have liked it done earlier as well but all the surveyors were booked up and 22 September is the earliest available date.

The sellers are moving into a new build so I suspect they are being pressured by the developer.

The EA kept asking if there was a problem, so in the end I replied "I hope not but I don't know, hence the Homebuyers Report"

I'm not spending that much money with fewer checks than I'd take choosing a new set of saucepans Grin

Other than that, things seems to be plodding along reasonably well.

So our estate agents seem to think our vendors vendor are 8 weeks behind everyone else! What do we do? If it gets to next month, do we ask her to go into rented? It was part of our asking price offer that things progress or she goes into rented! Aghhh
I'd definitely ask her to move into rented if that was part of your offer agreement. Our agreement with our vendor is that he breaks the chain. If he doesn't we will reduce our offer as we paid extra for him to do so. Have they said why they're running so far behind?

Just to add about witnessing the signatures, you don't need separate ones for each signature, if you're buying it with a partner the same person can witness each of your signatures Smile

Hello all. I’ve been lurking for a while. Just popping up to say hi. After 3.5 months on the market (and lots of people messing us about...) we have finally got a proceedable buyer and had our offer accepted on the house we want today! A nice short chain, just the two properties. And so it starts... we’d love to be in for Christmas 🤞.

Reading about some of the delays you’re experiencing I’m now starting to panic! 😂

So a weird day here! Finally heard from the solicitor and the vendor has no regulations for the extension so we are now going to wait for him to get the certificate. He needs to get is checked out and I pray all in order 🤔

My house is all packed up, I have given my dining table (which is also my desk) and my bed away tonight too!

@Jujuball is there any advice you would give? Good luck with your new listing 🙏 are you happy with it?? X

@jelly79 in my area retrospective Building Regs certificates are usually done really quickly, usually within a week, although obviously I'm not sure how covid is affecting this. So hopefully it won't take too long for you!

In the meantime just make sure you're as ready for everything your solicitor needs next as quickly as possible, eg any funds you're due to send ready in an easily accessible account ready to go Smile

When does everyone tend to start packing? I'm worried I'll course things if I start too early (not usually superstitious!). Should I wait for an exchange date or are people clearing and prepping asap?

Used an itinerary app which has been amazing! And storing things at my mums x

Same here with the decluttering. We have already done 3 tip runs and probably one more before we move. We have so far packed about 35 boxes. Half of our hanging clothes are already wrapped in wheelie bin bags ready to just lift out and take. Ceramic oven trays also packed today. I'm sure the 3 metal ones will suffice for the next couple of weeks.

Our bank finally confirmed that our application has been vetted and now it's with the underwriters. That stage will take up to 5 days. And maybe another 5 days to receive offer in post if all goes well. It is actually nerve wracking now we know it's with underwriters. But if these dates are correct then I anticipate us moving in about 3 weeks.

Still nothing here. On Friday it will be 2 weeks since the original exchange date I wanted. We’re still waiting for the same few bits of paperwork from our painfully slow vendor/their solicitor. Useless, useless. And just to add to the pressure I had a call earlier from the sales progression lady from our EA saying our buyers need to be out of their current place by the 18th. EA also said it’s taking banks a week to release completion funds so we need to notify them by this Friday for a next Friday move. I was quite happy keeping well out of it all and letting everyone do nothing, now I’ve been dragged back in and I feel very stressed again! Off the back of Boris’s new announcement I’m now also worrying about going into a second damn lockdown still stuck in this too-small house with basically no garden whatsoever.
Going to try and get my solicitor to call vendors’ solicitor tomorrow and chase the paperwork. It’s only a few installation certificates and the signed stuff relating to the charge on the house, it’s really nothing ground breaking!
Sorry to just be moaning, congratulations to anyone seeing any form of progress, I’m extremely jealous right now! Grin

@Fourforyouglencoco that must be stressful. Maybe there has been a misunderstanding? Our solicitor sent us the last responses to our enquiries yesterday. The date on the vendor's solicitor letter was August. Have signed a contract yet and TR1 forms?

@MovingFarFarAway if have never done any electrical work then just say that on the response. We had lighting and sockets put into our conservatory last year so have a certificate for those but nothing for the rest of the house. Our buyers did get an EIRC completed at their own expenses.

@Jujuball good luck with the listing. Fingers crossed it sells very quickly.

Morning! Newbie here! Today is Day 3 for me and photos being done today.

We weren't moving as love our house but a property has come up that we just love. So Sunday went to view, Monday had our house valued and Tuesday the For Sake board went up!

Got the decorator coming today to do our bedroom and tiler Monday to do en-suite as these were the last two rooms that needed doing and were planned for January (we've been renovating).

Estate Agent had 4 calls within an hour of them putting 'coming soon' notice on Facebook so I'm optimistic.

If we don't sell in time to secure the other property then we're staying here.

So excited!

Day 74 in the Big and Slow Buying and Selling World

We got our homebuyer report back and no red flags so we are very happy about that. We should be transferred our deposit tomorrow and hope it won't take long between exchange and completion.

We are obviously very excited but don't want to get TOO excited about we are through the door. Off to do some broadband price comparison...! Smile

@littlecontis that's great, such a relief when the survey comes back okay.

We've just had an email from our surveyors to say they've successfully arranged a survey date for the house - on the 20th OCTOBER I'm sorry, what? They told me the earliest they could do was 28th September which is fine, I get things are busy - but end of October is just ridiculous. So that's another phonecall I need to make, yay.

@Lurchermom that's ridiculous. Where about in the country are you? Our surveyor arranged the appointment and wrote us a detailed report in a very timely manner. Send me a DM if you are interested. (he was also the cheapest we found)
