There's another bid already on the table for the house we want but their chain is longer than ours, we've sold to FTBs so hoping that goes in our favour. Really don't want to end up in a bidding war but "what's meant for you won't pass you by" as they say.

We are now actually seriously considering completing on our house next week and putting our belongings in storage until we compete and exchange on the house we are buying. Just so that we dont lose our buyers.

Sounds like this house is being a nightmare for you. Is it worth it?? Have solicitors said what they want to achieve resolution?

I'm eyeing up DH and might get him to ask his parents to put us up for a couple of weeks. They live just down the rd from us. Maybe a holiday cottage but then I dont know what the new lick down rules might entail with that option. Gah! This is all shit. I really hate our bank.

@Lurchermom - I've done my own research ( contacted the builders and council direct ) and happy with the S 38 and S 102 but the strip issue ( AFAIK) can only be resolved with a Stat Dec and an indemnity which is expensive for the seller .........

@kerrymucklowe2020 the thing I can't sleep even I really need to.

The house we are buying isn't the issue. Like your buyers previously, it's the mortgage offer from our bank that is taking an age. Our buyers were ready to move literally mid August so they have been waiting for us the whole time. Their rental lease runs out 9th October and potentially they could also miss out on a school place as the secondary school requires them to have exchanged to be able to use our address.

Well after yesterday's crushing disappointment, we have two viewings booked in this morning. Our seller has said she will wait, but we have decided if we lose that house, we will give up and stay put. We will just have to deal with the extended college commute.

@Notyetthere that sounds very stressful, that's a lot of pressure. I'd definitely be looking to move out and break the chain.

@Fern204 good luck for your viewings today - it has sold before so it will sell again Flowers Hopefully your seller knows she's best waiting rather than starting all again. Have you expressed to your EA that you are really keen for a no chain buyer for your place and to prioritise those for viewings?

Well given its Wednesday and still no confirmation that we are due to exchange and complete. I'm saying it's not happening.

Don't know if I'm more upset or angry.

It's the pricks at the top of the chain. They're absolutely stalling and delaying.

I can't believe we've only been sold two weeks and how despondent I've already become about finding somewhere. I thought this would be the enjoyable bit!

I think we are beginning to accept our budget isn't enough. Ideally we want a four-bed house and on all the nice roads they're 100k over budget. There's only a few slightly dodgier roads where they would be in the right price range (to be fair, these are still nice roads, but not as well thought of), and only one or two houses come up each year.

Debating leafleting roads that might be in budget, settling for something just ok, waiting for rightmove to actually get some new houses, or offering more than we should on something!

@JustFrustrated it could still happen, keep faith. it'll happen. it's just all so frustrating.

We have our contracts for our purchase yay. hoping to exchange next week sometime but i am an eternal optimist.

My sale still stalled. The buyers till haven't sent their forms to their lawyer. it's back on the market, a few views but no bites :(

@kerrymucklowe2020 thank you for checking in. Not slept well at all. but we are where we are.

We have decided to break the chain and exchange on our house today with completion for 8th Oct. Our buyers had given us the ultimatum to exchange this week or else they find themselves a rental near here and pull out altogether. They need to return their rental place keys for the 9th Oct. It is all very frustrating and I don't understand how they would have put themselves in such a precarious position if we had decided not to go ahead. They would have been homeless.

It will then be a race for time to see if we can match the completion on our purchase for the 8th Oct but it depends on how quickly our bank get the offer out to us and our solicitor to be able to draw down funds for completion. This now means we might be homeless for a few days or a week or two while we wait for completion on our purchase.

We've just had a call from the surveyor to say that he's dictated his report and we'll get it in the next few days but there are "absolutely no issues that you need to be concerned about" so that's good news.

We just need the vendor's solicitor to pull their finger out and answer the outstanding enquiries and we can get moving. Literally.

Getting so frustrated with our purchase and hoping we haven't accidentally annoyed the sellers as they have no chain and everything from our end is taking so long.

Solicitor is taking so long to answer just the very occasional question we have and we're still waiting for survey results after 8 days. Chased it last Fri and was just told basically "you'll get them asap".

Quick q - we only recently found out from solicitor that boiler in the house we're buying has never been serviced by current owner, we'd asked agent about this on first viewing and were told it had but they've conveniently forgotten that convo. We're nearly at exchange, are we unreasonable to ask that it gets serviced before exchange or is that not usually done?

Hi there. I had a quick chat with our surveyor and he said there were no issues with the property we are buying (yay!) but we should get a gas and electricity check. Does anyone know if we or the vendor should sort that out? I am sure our buyer will need the same for our house too.

@graduatedbob all surveys say that line about gas and electricity. It is arse covering on their part really. You as the buyer pays for any checks as that information benefits you in determining whether you accept the house as it is. Caveat emptor and all. Your sellers are not interested in the house as they will be moving on to their new purchase which they will want to do their own checks there.
