The buyer is going to appeal what, *@ibuiltahomeforyou*, the surveyor’s opinion on rental value? The downturn in the London rental market? Coronavirus, perhaps? That sounds bonkers! They don’t sound cut out to be a landlord if £100pcm drop would make it unviable for them - are you thinking deadline and remarket?

I’m still so pissed off with our vendors. I was expecting to be in the house this weekend and have put a lot of time into starting to prepare things for moving, source things we need for the house on eBay etc (my watch list is bursting!) but it’s all pointless until we complete and I can at least store things in the garage there whilst the rewiring is done. I feel like I don’t even know if it’s going to happen now. That and work is horribly stressful and I feel physically awful as well - fatigue, muscle pains, headaches - I feel like curling up in a ball and refusing to come out for a while at the moment!

Exactly! The estate agent said the landlord is just very money aware and over the course of the mortgage term it works out at £37000.

I pointed out that yes, it does for now, but in time the cost of the rental will go up, it won't stay at £1400 forever.

I'm honestly so desperate to get this bit over with. If we get nearer to moving I'll be so glad.

I hope everyone has a successful, productive day!!
Our "2nd viewing (family)" are here this morning. House is looking great after a total blitz last night, just the usual morning of stuff to do to get it ready, which is a relief.
We've decided we need to be a bit more savvy / less accomodating though. Obviously we want to be polite and helpful, but a good friend pointed out they aren't our buyers and actually we have no need to discuss matters /queries with them and it perhaps isn't appropriate to do so. We will of course answer neutral questions, but anything regarding the boiler (it's old), the electrics, plumbing etc past the basics we will ask them to pass the queries on through the conveyancer. We are both people who love to please and make things pleasant and happy and I think we need to wake up and realise this part of the world is cut throat and wicked!!

Can I join please? We accepted an offer on our house in July. We have a cash buyer and our mortgage in place. Property we are purchasing- they are moving into rented. Last searches due back next week. All seems to be going to plan but until that contract is signed I’m not letting myself get too excited! I’ve suggested to our EA today that we should move ASAP in light of covid and possible lockdowns over October half term. Can I ask at what point do you book removals? How can you know when you’ll need them? (It’s a long time since I’ve moved so I can’t remember these sorts of details).

Just to give anyone just starting a bit of hope we managed to complete exactly 10 weeks to the day after our offer was accepted

Daisymill you definitely give me hope! Our chain is only 2 houses so fingers crossed ours is a similar timeframe.

I have a question, is anyone worried about lockdown (or already in a lockdown area)? I assume moves can still happen if we go into lockdown unless it’s as strict as it was at the start when everything closed down. Is there anything we should be looking to do to cover ourselves if lockdown happens between exchange and completion? I’ve asked our lawyers but interested to see what others have been told.

So I have a horrible day today. An awful meeting with the head of another department with our boss, hashing out an ongoing issue we've had for months but have been ignoring but it's all come to a head this week. Then I need to finish a horrible paper which is a pain in the arse asking for planning detail I just can't give and don't want to be held to

But

Once this day is over, we are on the 7 day countdown to our forever home move! Weekend of packing/selling, Monday I actually get to see the house for the FIRST time (new build) and complete Friday!

Just need to get through today!

@Jedstre welcome!! All welcome here! It sounds like things are going smoothly for you so fingers crossed that all continues!

We think the viewing went well, they seemed very positive and said they could see why their daughter liked the place. So fingers crossed we don't hear any more back from it and we can get searches back and keep moving!!

I'm on week 13 next week (we are buying an empty second hand new build and we moved into rented after selling ours to break the chain. It is week 13 of buying this one.) We had wanted to be in for the beginning of September. Hope 13 is lucky for us.

Hope others are seeing progress too.

Week 8 starts on Monday and there are only two properties in this chain. Our solicitor is very quick to respond but doesn't actually say much. We're waiting for "couple" of enquiries still but I have no idea what's going on otherwise. Seller's EA is a bit useless as they've had all the info from the start but they keep asking us the same questions. They don't communicate with each other in that agency at all and fail to put anything in their file. Our buyer is an investor and our sellers are an older couple moving in with their son. I just want to get this done.

I'm feeling like shit today and just don't have the energy.

I’m chasing my solicitor today to chase the vendors’ solicitor to confirm that we are go for exchange on Monday/Tuesday 🤞🏻 I have a day off today, and seeing as can’t go away as we planned (thanks coronavirus) and not completed on the house yet (thanks lying vendors) that gives me 3 days to rest and prepare for the move. Currently sat under a tree in the park with doggo watching the world go by. Dreaming of my own garden next week! Current flat has no outside space. Searching eBay for things we need, to watch and start bidding on after exchange happens.

@tigerbear sorry about you missing out on that one - but can I suggest renaming it - if you keep calling it dream house even to yourself, nothing will ever compare! Go back to your must-haves and deal-breakers lists and look at the market with fresh eyes again.

REALLY boring question - has anybody bought cardboard boxes for moving, and if so what size and where?? Our moving company we are looking at wants £3.50 per box!

£3.50 a box doesn’t sound too bad to me tbh, if they’re decent sized boxes. I bought some from a storage place before and don’t think they were any cheaper than that.

This time I’ve been bringing them home from deliveries we get at work for weeks now, hoping there’ll be enough!

I wouldn't pay for boxes! We just get them from Facebook from other people who have just moved, we'll have over 50 going spare next week in East Mids if that's any help ha!

@Lemonylemony I know, it’s just so difficult, as that property really was unique. There’s nothing else on the market like it, and we offered on it at the viewing :-(

I’m setting up loads more viewings on other places, but my heart isn’t in it.
Sod’s law, I’ll prob get an offer on mine now - have got a viewing in half an hour from a private buyer, who I think is chain free, and two viewings via our agent tomorrow.

@Maybenexttime08 perhaps put a shout out on your local Facebook group to ask if anyone is selling on or giving away packing boxes? There’s always loads on our FB group.

Annoyingly I can't ask for boxes on FB as we are in rented and haven't given notice to our landlord yet who is on FB - it might give the game away - ha ha! Maybe I'll get a friend to do it for me!

Solicitor just called to say she’s suggesting exchange today!!! But unlikely. More likely Monday. Ideally complete end of next week. Fingers crossed our buyers agree! Our vendor has been brilliant so he will agree to any dates we think.

Our offer of 500 on lovely house wasn’t enough so we offered 510 which apparently is what she wanted (and really more than we should spend). Now it’s all gone quiet. How long does it take to accept the offer you said you wanted?

Of course they’ve probably gone back to other interested parties - we don’t want a bidding war so will have to pull out if so.
