@jelly79 We had a Building survey completed on 1st September. We were told it would take up to 6 working days. We received it on the 5th day.

Just how long can enquiries go on for - I've got a sinking feeling about the - recieved and internally referred query I mentioned earlier plus another one re when the water company are going to take over the drains. Shall I just start looking on RM again

@jelly79 it took two weeks which is a bit longer than I thought. It was a full building survey and the house is fairly big so I don't know if that all took quite a while, plus it went to a typist apparently.

Just joining this thread to lament the fact that 5 months after accepting an offer on our house we are £1k+ out of pocket on surveys and fees and still no idea when we might actually move Sad. I really think other countries have better systems than us where so much can go wrong and there's so much uncertainty!

Sympathies @BigRedBoat, expensive and painful isn’t it.
Had to get my husband to take over communication with the solicitor yesterday as I couldn’t take it anymore re the missing document. Literally being passed from pillar to post with everyone waiting for someone else to do something first. I think it might be under control now. Perhaps. I’m not holding my breath.

For those waiting results from their surveyors, our buyer had a conversation with them on the phone straight after the survey to get a rough idea of what is going on. This was enough for her to proceed prior to seeing the final report. Saved a few days.

This is what out surveyor did, quick call straight after site visit then report typed and returned the next day. Was only a homebuyers report though not full survey.

Waiting a week for a typist sounds frustrating

We've just had an email from parents of our buyer who are coming to 'measure up' but questions they've sent us are far more like those coming to an initial viewing! I'm so stressed out Sad I wouldn't have minded if they'd wanted a second viewing or family support back at the start, but not when we are so close to searches coming back and an exchange date being discussed. Just got to keep calm and spend the evening tidying - yet again.

I'm worried about outing in case my buyers are on here Blush but it wasn't stuff you'd need for measurements! It's the kind of stuff you'd ask on a first or second viewing. But praying they're just getting the low down as their child is the one buying.

Kurtan I just hope our buyers don't get fed up and walk away. Have you got much outstanding to get to the point of exchange? Apologies if you've already mentioned upthread but it's quite long and I haven't read the whole thing!

Thanks for the info all on freeholds with property management - I'm less worried now!

Next concern is are they even going to respond to our offer. House is on for 525... we have a mortgage in principle for 500 so have offered that. But house is lovely and in centre of town so it could easily go this weekend. Apparently she's had one offer so far that was more but they weren't proceedable (so why were they allowed to see it? I wasn't until I was!).

It always blows my mind that people allow strangers in their home who can't even show they can get a mortgage/under offer?
Viewings are awful! Unless they do it so it looks like there's more interest than there actually is!

@kerrymucklowe2020 our enquiries took weeks to get sorted. We’ve only had confirmation today that they’ve been completed and we went under offer in May!

@Lurchermom that would make me anxious too but I’m sure it’s just parents wanting to over-ask stuff they haven’t been able to harass out of your buyers! My mum would be a nightmare if she lived close enough to interrogate our vendor!!

Solicitor emailed today to say we might be able to exchange and complete next week. I don’t know if I’m excited or I want to throw up from stress! Keeping everything very crossed.

@baxdream they might have AIP and house on the market but not be under offer. We were very lucky our vendor said yes to us under those circumstances (with the caveat that we had 2 weeks to get an offer or he would remarket), many would have said no.

Er so no exchange today what a surprise. Solicitor confirmed we will exchange tomorrow and complete next Friday, well we'll see about that. In the meantime it's wine time again...
