Hello can I join this thread? We are FTB and have had an offer accepted :) Excited but nervous hoping that everything progresses smoothly.

@RAINSh0wers during the previous national lockdown people were still allowed to move house if it was necessary (I think if they had already exchanged). Possibly harder to find a removals firm, but on the other hand if fewer people moving they may be very happy to get a job.

How long are people finding the conveyancing is taking at the moment?

@IamtheOnewithSocks conveyancing for us was extremely quick, only 4 weeks. But buyer didn't have a survey (just desk top valuation) and barely any enquiries (only 10 year old house) so was all very straight forward (the mortgage offer is another story....)

Why would buyer not have a survey, is it because it's such a new house that unlikely to be any problems?

@Daisymill CONGRATULATIONS! 10 weeks is no mean feat in this climate.

@@notheragain4 hang in there. Just focus on the fact that you are almost there. Hope you can cheer up with all the planning.

On our front, I was hopeful that we would be able to exchange next week on Friday but having called our bank, what was up to 10 days to receive the offer seems to have changed up to 14 working days. Gah! Now our move date will definitely be in October. The other thing that spooked me a little from my phone call with the bank, they mentioned that our application had been approved for an offer. He then went to explain something along the lines of it now goes to HQ for approval to issue the offer. I thought we had an offer and that it was just in a queue for the offer pack to be issued. This is stressful to say the least.

Just had the cash buyers to see mine. Well, two sisters who were viewing it on behalf of their elderly parents, who aren’t local. Sisters seemed to like it and think it’s perfect for the parents, but will have to wait and see.

@IamtheOnewithSocks I guess so, we didn't have a survey done on our new build (using the money for snagging instead) that said we still paid for a mid level survey through the mortgage company when we bought the house we are now selling, at 7 years old we assumed we should and only new builds shouldn't, kind of relieved our buyer didn't though (for speed I mean, house was in great shape!)

Thanks @Zebrahooves, it is mega stressful isn’t it! I’ve had so many physical symptoms recently that the Zoe coronavirus app asked me to take a test (negative, thankfully) but I think it’s all just pure stress! Hope your purchase gets moving ASAP as well.

We just received our mortgage offer which was really fast! I think the searches will be our main delay so crossing everything they might speed up.

We've been given another date.

Apparently we will complete on 25/09

This time the estate agent has emailed me to confirm that this is the plan, so that's new.

Turns out one of the hold ups was the TR1 form being sent without a name on.

Bet we don't complete next week.

I'm sad now, Connells (who seller of lovely house is with) have rung back to say we need to have a mortgage appointment with them to prove our financial worth. Looking this up, this is essentially a scam they run to force people into using their mortgage advisor.

We strongly said please just tell the seller our final offer and we already have a mortgage we want to use.

No idea if they will communicate it to the seller. They say there is another buyer who came in today with same price and we should use the mortgage appt to show who is in the better position. Can't help feel this is all bullshit and we will lose the house because of it.

I had a “mortgage appointment” via the EA. It was a phone call which consisted of their advisor starting the spiel, me cutting in and saying, before you get going, we already have a mortgage broker and AIP that we’re very happy with and application is already going through, and they wished me well and ended the call. That was after our offer was accepted though. At the end of the day you don’t have to get a mortgage through their advisor just because you have a phone call with them.

We said originally we'd consider the phone call if we were accepted. Now they are saying we need the appointment before we can be accepted. Which we don't. It's nonsense! But we could very well lose out because of it :(. Also the appointment is on Monday - why would the seller want to add another weekend before accepting? We are seeing other houses tomorrow! (Admittedly none of them are as good, but they don't know that)

@InescapableDeath I'm pretty sure you can report them to The Property Ombudsman for that. I am personally against usually a broker via as estate agent because while they pretend to have a Chinese wall it is completely against your interests for your estate agent to know what is the financial maximum you can go up to! Have you got an AIP? If not, get one this evening, call tomorrow and say on getting advice you've decided it wouldn't be appropriate but here's your AiP.

We had the same bullshit with William H Brown (same group as Connells) when we were viewing houses. First some sort of spiel how this property will literally sell within minutes and we have to put an offer in immediately while viewing.
And then we'd have to talk to their mortgage advisor as this would make the transaction quicker and the vendor wants us to do it. Yeah right. Put us right off.

Needless to say, the property took two months and several price drops to actually sell.

We have an agreement in principle and funnily enough they haven't asked to see that, only to get us in and give all our personal financial info to their mortgage guy!

No timeline now on when we will hear about the offer. A real shame as we love the house, and the market is really thin in our price range here.

@InescapableDeath is it worth putting a note through the sellers door saying you have an AIP and want to offer, but the EA won’t let you unless you deal with their broker? The seller might not realise what’s going on!

Oh ok, the house we are buying is older, I assume it's normal to get a survey if not new build? To check for any serious problems e.g. structure, roof.

We are FTB so all new to us!

We have been trying to exchange contracts since last Wednesday, but people further back in the chain are just not ready when they are meant to be . We were meant to have completed on the 23rd and now it is the 30th. But they are still having issues getting ready. Is it normal for it to drag in so long? I am so stressed out with it!

Been watching this thread for weeks. We were mean to exchange today and complete on the 25th. No exchange has happened and only vague reasons why. Seem to still be working to next Friday, but the idea of another whole weekend of not knowing! I need ALL THE WINE tonight.

We said absolutely no to the mortgage appointment, yet I've just had an email confirming my appointment for Monday at 8pm! Does this mean that our offer is accepted or they're still pushing us to see them before they will? Sigh. We will ring tomorrow to check.
