May I join you (again) I think I was on thread 5/6?

Originally sold ours and had an offer accepted on a 1886 3 storey dream house completely untouched and full of original features. Went to look around on Halloween despite not being on the market or really looking for a house. Had to pull out early Jan, as the survey was house of horrors bad (dry rot, structural movement in 3 places, built on a natural spring, rodents) I was completely gutted- had pictured the Christmas tree already.

Original buyers were still very interested in ours (cash buyers, no chain) and happy to wait. We started looking again after lockdown eased in July. Had an offer accepted on a place 26th July. Its a good sensible house, which will suit us well but not as excited as my husband (double garage).

We've done mortgage, survey, electrical and gas safety inspections and jumped through every other hoop presented. Just waiting for search results on ours which have now been 3 weeks. We'd like to be in before the secondary applications need to be in for our eldest son.

So I think we have a few more weeks to go yet. Fingers crossed for smoothe sailing for you all.

@tigerbear I'm really sorry to hear that. We missed out on our perfect house last year, similar situation in that we couldn't get proceedable in time, I was devastated. 1 year later and we are buying a beautiful house which is much, much better than that one. I'm a big believer in what's for you doesn't go by you, if it wasn't meant to be this house there is something better out there for you. I know it's really hard to think like that when you're disappointed though xx

I’m beginning to panic. After waiting so long to be able to afford our next step and then finally selling, there is nothing in our budget to buy. Rang all the estate agents and no one thinks anything is coming on!

Did see a nice place today but it is over budget and is a freehold house that is an old new build with a property management company you need to pay each year. Urk.

@InescapableDeath The main thing is not to look into the next bracket if you can't afford it. It is the shortcut to misery!!

I may hold the record for longest response to an offer? It's been a week now! They're waiting for a cash buyer to go to the asking price I think.

Dh says we won't get it.
I want to be childish and withdraw the offer Grin
There is nothing else we can afford on the market where we need to live and the next jump is significant.

@InescapableDeath I wouldnt discount a house because it has a property management company, that's incredibly common for most new build estates these days (we're talking millions of houses) it's the fault of councils not adopting maintenance, it's not to be confused with the leasehold scandal which is something completely different. Even older houses from the 1960s have a service charge in my village for different reasons. If you like the house, I would view it and find out more about who the developer was and the property management company, if it's a residential ran one that's very different to a company who might hike prices etc.

The market seems to have stalled in a few places. Agents here are saying they have plenty of buyers but sellers are not forthcoming. Houses that have been around more than a month are overpriced. Buyers are there, but we think they are being slightly cautious about what they will spend which is throttling the market.

We had an offer accepted yesterday. Its an ok house, not my dream house, needs a hell of a lot of work and the garden is smaller than I would have liked but husband loves it. We really didn't want to lose our buyer as they are in a great position, and to get away from a shit neighbourhood I would move anywhere!

I've given up chasing now. Our chain is so nearly ready except the top. I refuse to lose our buyers though, so if we need to go into rented we will.
I'm still thinking half term so the top have time to catch up hopefully

We are buying a freehold 3 year old new build. It has a management company. The fees for the management company plus council tax are less than a 25 year old house that we looked at, exactly the same size, but two council tax bands higher.

Plus we will use the large field on the estate for walking the dog.

It is a lovely development, close to amenities and the local park and everyone seems lovely so far. So in a better location than other houses we have viewed.

I wouldn't discount just on the management company charge.

Still awaiting "all outstanding queries answered in full all on one page" from my sellers. They are also awaiting a query on their purchase. My solicitor has not replied to an email I sent two days ago. AIBU to think this is rude?

"I would. And I have. I have heard of these "fees" doubling and tripling as time goes on. Also, when I looked into one contract, there's a clause to say ( eg you don't think the site is being maintained enough so you hold back a payment until this is done ) they can take your house! There has also been a letter sent out on one development to remind residents not to park commercial vehicles on site / on driveways. This includes vans, so where do self employed plumbers etc park?

@kerrymucklowe2020 we're moving to a 1980s house which has a covenant of no vans. It has a long list of similar things (no front walls, no satellite dishes etc). It doesn't affect us . In fact it's why we love the close as it's so quiet and pretty

New build estates have weird and wonderful covenants that are usually just to keep the estate looking a certain way whilst still being built. They're rarely actioned and just legal drivel when a developer has left. My last house you weren't supposed to have satellite dishes but of course everyone did. We can't park a boat 😂 I wouldn't worry too much about them unless you wanted to extend immediately.

In terms of property management there's all kinds of different ones, funnily enough the worst I've dealt with was on a 1960s estate, nothing to do with a developer, £20 a month but they do FA. Most I've dealt with are managed by local residents, a local consortium, they don't want to see their own payments go up, it's a non profit scheme.

That's a tight turn around, and all depends on if the searches raise any queries I suppose!

I did post before but seems to have lost it (so sorry if double post!) Our house has the fantastic covenant of not being able to make and sell wine or port from our front room. I never did enquire as to whether other rooms were fair game Grin

I finally found out today from our conveyancer's secretary that she's currently on a two week holiday. We are in the bit of just waiting for searches to come back on both our side and the buyers, so we don't need her urgently but it would have been nice to know why we weren't getting any response!

Got my building survey report today and nothing major of concern on there so that's good but has made me panic big time about the survey on ours next week. Think our FTBs will be spooked. But so much of it was visible on viewing. I fear this whole thing will collapse based on that Sad.

In other news buyers have gone with a new lender for mortgage after being unable to get through to their first one... Platform. Doesn't look good for speed does it.

This is getting really boring now....hoping to exchange "today" as seller's solicitor has responded to our queries. We transferred the deposit yesterday, how long do they usually take from that to exchange of contracts?

We are one of these optimistic buyers hoping to move by end of this month. Everyone in our chain is waiting for us. We are waiting for our mortgage offer to come through the letter box, sign and return to the bank. Our bank indicated on Monday that it would take up to 10 days for us to receive it. We hope that if we can return it signed by Wednesday next week then we shall push to exchange next week Friday and complete the week after. It all depends on how long our bank takes to post the offer. I believe our solicitor will receive the offer by fax so before us.
