Some tiny good news in that our mortgage valuation was approved... but not so great in that our buyer is a landlord who wanted to rent the property out for £1500 PCM, and the surveyor said it was worth a maximum £1400 a month as demand for rental is down 6% in London.

The buyer is going to appeal which will push us back at least a week.

The buyer is going to appeal what, @ibuiltahomeforyou, the surveyor’s opinion on rental value? The downturn in the London rental market? Coronavirus, perhaps? That sounds bonkers! They don’t sound cut out to be a landlord if £100pcm drop would make it unviable for them - are you thinking deadline and remarket?

I’m still so pissed off with our vendors. I was expecting to be in the house this weekend and have put a lot of time into starting to prepare things for moving, source things we need for the house on eBay etc (my watch list is bursting!) but it’s all pointless until we complete and I can at least store things in the garage there whilst the rewiring is done. I feel like I don’t even know if it’s going to happen now. That and work is horribly stressful and I feel physically awful as well - fatigue, muscle pains, headaches - I feel like curling up in a ball and refusing to come out for a while at the moment!

Decided to have a morning bath to try and help with the muscle pains and general stressiness! I have to resign myself to no updates for a while, EA is chasing again on this loan business “next week”

So I called everyone up yesterday to chase on one outstanding query, which was not even raised by our solicitor in the first place. Bloody annoyed as they are so fucking useless.

Also need some advice please: there's a garden outbuilding which we intend to use as an office. It has a bathroom installed and we are concerned that extra planning permission would be required.

We have read the approved planning permission documents and it does include the toilet in the floor plan. However, it did not include the shower.

Please can someone share their experience?

Might be worth starting a separate thread for that question @littlecontis, there’ll be lots of MNers that might have experience of that but not on the thread. Ultimately a question for your solicitor, although if they’re anything like mine they wouldn’t have any advice.

Hot bath and then cold shower has helped with the muscle pains a bit. Now at work and am much grumpier than usual with people but trying not to be! I have zero patience left for anything I think! I took a coronavirus test yesterday as I was asked to by the symptom tracker app for their research, it will be negative of course but a little bit of me wouldn’t mind if was positive as I’d get some time off to just sleep!

Hi there. We are having our homebuyer's survey done next week on the property we are buying and I'm wondering if I should ask them to do a valuation while they are there. I originally said no to this, but wondering if people think it's worth it as we don't need a mortgage survey. We ended up offering the full asking price for the property. It would just be for peace of mind that we weren't paying over the odds as we are relocating to a new area. Our buyer had a valuation done through their mortgage company which made me wonder if we should be doing the same!

If you’re getting a mortgage, they will do a valuation even if they don’t require a survey. The mortgage company need to satisfy themselves they’d get their money back in case of disaster as well!

Sorry I should have added that we are not getting a mortgage which is why I was wondering if it was worth getting the valuation done as an extra on our survey.

@graduatedbob even a mortgage survey really just sees if it's worth what they are paying. So if high deposit a mortgage survey will just say fine.

It depends if you are that bothered. Will it change anything? Look at previously sold house prices in the area and compare to what you're paying.

Can I join?? We are just starting the process and our first time in a chain. Had an offer accepted on a house, ours is on the market from today! Last few days have felt overwhelming so I'm kind of dreading the whole thing 😂😂

Haha.... yeah been there for weeks now. Are all the monies in the right places?

Got another update voicemail from EA....they’ve put a rocket up the vendors arses by the sounds of things, and saying exchange beginning of next week and completion on 25th.

We shall see!

@ChristmasTree999 It took us three days to exchange - from a definite on Friday.. to Monday.. to Tuesday. Very stressful 3 days all down to trying to get Sol A to talk to Sol B!

We've got our first viewings booked in today. Feels like the first step in a long road. I love our house but I don't love the location... Still feel a bit Confused putting it on the market but I don't want to live round here anymore!

We were in exactly the same position as you and I also wanted a valuation to be sure that we weren't paying over the odds.
Be aware that not all surveyors are also valuation experts - we ended up paying two separate companies but I felt it was worth it for the peace of mind. Buying without a mortgage is scary as it's all entirely up to you to decide what a house is worth!

We're now on day 4 of being ready to exchange and waiting for our vendors solicitor to confirm. He's gone on holiday and his locum doesn't appear to be contactable! All so frustrating. Pleased to hear other exchanges have all gone through.

I’m so sad- the house we offered on two months ago has now gone under offer to people who are chain free. We had had the searches done and everything, but couldn’t proceed due to our buyer being rejected for the mortgage.
Am trawling Rightmove, but devastated as the place we wanted was really unique.
