Just broke down and cried because this is taking bloody ages and it's so stressful. If we don't have the planning permission for the garden office we aren't sure what we would do next 😭

@kerrymucklowe2020 thank you. We are concerned about the bathroom that they have fitted into the garden office and haven't heard anything from the seller / their solicitor around retrospective pp or indemnity. I was so excited at the weekend as I was anticipating that they would provide it today so we could exchange and obviously it didn't happen.

Will be drinking some gin and eating some chocolates tonight.

@littlecontis I'm.awaitimg info on 3 queries myself. On mine I had to pay £200 for a statutory declaration. Am drinking wine ( already had the chocolate!)

We’ve just had our homebuyers survey back today and it has highlighted several serious structural items that need fixing sooner than later. Is it still not on to try and recoup some of the costs From the vendor ( not all, we knew there was some work needed, just not the full extent of it) Would you still consider this gazundering?

Thank you, I was afraid that we were being cheeky in view of the comments before!
We bought near the top of our budget so just don’t have the money to pay for all the work needed.

@InescapableDeath how about you counteroffer? That way you narrow down your offer expectation for your buyer. They have made an offer already so they really are interested so ou giving them an idea of a figure closer to what you would acceptfigure just clinch the deal.

@Jujuball we haven't had a response from our solicitor for nearly 3 weeks now. No out of office which he has done before when he has been on holiday.

We are 12 weeks in.

Essentially they know they have us over a barrel and we have to agree or lose the house we love, which we plan to stay in forever. I’m having a crisis talks with both the solicitor and estate agent first thing, then we will see what happens today.....

I'm 6 weeks into the process of buying and selling and feel as though we are getting nowhere. We have only just had the mortgage approved and we are awaiting them to do a valuation on the house and searches are taking 6 weeks to come back. Is it wishful thinking that I might be in my new house by Christmas?

I'm on day 3 of 'we're going to exchange today' - looking hopeful as long as the buyer can actually get hold of her solicitor today.

My jaw aches from the stress!

I hadn't thought to make a specific counter-offer, which sounds silly now I type it. We are on for 315 and they offered 288. I'd be happy with 300 but would potentially take 295. I kept trying to ask the agent how he'd do it and he said it needed to be nearer asking - but I wanted him to hint how we'd be happy with near 300 really! Guess I need to see if anything happens today.

@AmandaHugenkiss haha. This happened to my dad on the morning of exchange, they said their mortgage wouldn't lend them as much - which was total rubbish and he had previous messed my dad around for months. He point blank refused and they still went through with the sale.

We had booked professional cleaners in for the day before we left as moving furniture etc after 25 years the place was full of grime and dust. We cancelled the cleaner.

A few weeks later our neighbour told us they had started a huge double storey extension. No money my ass

Do all completions happen on Fridays? My buyer wants to move by the end of the month but I didn't know if that means next Friday or whether it could be any weekday.

@moveandmove lots of people like to complete on Fridays to have the weekend to move, but no you don't have to, your solicitor might thank you for choosing a different day lol and you may find it easier to book removals etc for a different day. We've completed on a Tuesday before.

Sorry to just bust in, I lost the previous thread. I’m livid this morning and wanted to vent with people who get it. I paid my solicitor the deposit a week ago and was expecting any day to be told we’ve exchanged and completed a day later.... just spoke to the Estate Agent - I phoned them, no one has been in contact with me for a week - to be told one half of the seller’s couple (divorcing) needs a bridging loan which they’re having some issues with but she’s “still hopeful we can complete by the end of the month”. This is from sellers who initially suggested exchange date was a month ago and they were pissed off at the time my solicitor was taking! (But they specifically requested I use this solicitor, so that wasn’t my fault either).

Grr. Feel like I’ve no idea when we’ll move now. Why was I busting my ass to get things done ASAP when the seller goes and throws this curveball last minute. All along they’ve said everything is set for their onward purchases. Grr.

(original offer was accepted 8th June, and we started all processes mortgage, solicitor & surveys the same week).

Honestly if it wasn’t for coronavirus and the stress of everything right now, I’d be sorely tempted to go viewing new properties this weekend.
