@Findahouse21 you may as well say yes and just do the best you can, that's all anyone can do, no one can promise to be exchanged by a set time no matter how bullish people try to be. Tbh the biggest pressure will come from your new build which will presumably want to exchange within 4-6 weeks?

@JustFrustrated nothing can happen until they agree to the original price. Which they aren’t doing. If they haven’t replied by tomorrow morning we are remarketing. I’m so upset.

That's just horrendous and CF to the extreme. I don't understand how it makes sense for them as buyers!! All I can think is something else has come up and they want to pull out anyway or they're just playing a really stressful game of chicken with you.
If you go back on the market is it something you can get fixed before the next buyer comes along so you don't risk anything like it again? It sounds like you've had the worst luck.

We've already said if our buyer tried to drop the price we will be going back on the market as we were only on for a fortnight and wouldn't have accepted a lower offer if they had gone straight in with it

@AmandaHugenkiss I'm so sorry how can people do this!!! Do you have any room to RELUCTANTLY negotiate slightly? Would it cost you to remarket?

I am accepting the indemnity insurance and getting a structural survey - I can't wait a potential 3 months for building regs. I'm nervous slightly that this may cause issues in the future but I have been told it won't

Hopefully get this box ticked and we can exchange

Well we were supposed to exchange today but solicitor is MIA Confused, we can't transfer our deposit without obtaining the planning permission for an outbuilding. This is such a painful process.

My solicitor is ignoring my emails or has also gone AWOL. We should be close to exchange now, and I only email once or twice a week, but he hasn't replied to my last 3 emails at all. I get that they are busy, but I'm not asking for War and Peace. I wonder if I left him to his own devices just exactly when he would get back to me.

This is my issue too. Solicitor has been great up until now. I am waiting for a reply on something from someone in the same bloody office as him and now I’m getting nothing!! I just want someone to tell me if it’s possible to exchange this week or not. Anyone on here know?!? 😂

Well once again we didn't exchange today. Third time lucky hopefully tomorrow, except our buyers solicitor is absent, and they keep coming back with the same queries they asked previously. I presume because somebody else is opening the file!

Is there some kind of mass Conveyancers' conference going on today? My solicitor is also "out of office" according to her email with no return date. I emailed her allocated alternative to get a return date who also hasn't responded to me...

My EA told me they always chase solicitors from Tuesday onwards as Mondays are difficult days to get them apparently, not sure why exactly, catching up with work after the weekend?

@notheragain4 I can't speak for all Conveyancers, but certainly my colleagues and I are inundated with emails over weekends from clients, we also get Saturday's and Monday's post all in one go (yep we still get tonnes of post in the modern age at my office!). Plus we tend to get every client and their dog phoning on a Monday for updates.

Can you tell I've had a very intense Monday ShockGrin

Hi all,

We've been on the market a couple of weeks and had about nine viewings. A bit nervous as the pics make the house look nicer than it really is, and it definitely needs some work doing.

Anyway at the weekend we realised one of the viewers was actually our neighbour with some family members and today we had an offer 10% below asking price. We are realistic we think and expecting to accept at around 5% below asking, so we said no. But now I'm massively doubting myself that we will never get another offer!

Do buyers typically try again with a higher offer or not bother?

We don't know for sure who offered, but the price that was offered was the same price that next door paid for theirs a year ago, so it lines up.

I feel so sorry for you @AmandaHugenkiss, it drives me mad when clients try to gazunder Angry terrible behaviour.

We had a good viewing of our house on Friday, a lady who says she wants to offer but needs to get an offer on her house first - that's the second person we've got in that position, frustratingly! We had a few other viewings too but that was the most positive, and one on Saturday who are thinking about it a bit more (they are relocating from several hundred miles away, so not easy for them I imagine). I feel like (dare I say it) we're inching closer to finding the right buyer, we just have to keep holding on now and the right person will turn up when it's meant to happen.

So my solicitor gas swanned of on holiday pretending she doesn't have internet access..whilst posting all over fb !! I was supposed to exchange and complete this week..im really at my wits end..she told me to wait till she returns..in 10 days time Confused

This thread makes me feel pretty on top of things at work in comparison to some of the solicitors you lot mention on here! Grin I would die off at the thought of what would be waiting for me coming back from 10 days leave if I had no cover Shock
