Ill be joining you both. Sick the the back teeth. DH calmed me down on my ultimatum, but this is meant to be a straight forward purchase.

We fucking offered, accepted and had our mortgage approved back in July.

@JustFrustrated I feel your pain. We broke our chain and moved into rented. We offered on an empty house on the 25 June. Still haven't got to an exchange date yet.

Sooooo today's update is allegedly that the vendors onward purchase didn't have the land registration document (the original ownership isn't claimed ?) But apparently that's on its way back now.

Can one of the solicitors explain what this is? Muchos thank yous

I really need some advice! My vendor has no building regs for the extension and has agreed to get the retrospectively but I have been warned there is no idea of timescales because of Covid! I'm 4 weeks away from my mortgage offer expiring! They have also said once they apply I can't have the indemnity insurance. My solicitor isn't a particularly good communicator and is just passing information rather than advising me.

What shall I do? I'm thinking I have to get the regs and need to follow it through! Frustrated it's taken this long to get to this point!

@jelly79 if your option is building regs or indemnity, I'd go for indemnity

Building regs become outdated so often.

Then when you're in, retrospectively get them if you still want them.

Catching up. I'm so sorry that happened @Sweetpopsicle, I really wish you lots of luck in finding something else, but know it must be very disheartening.
@NewHouseNewMe our offer was accepted 5 days after we put it in. We were one of the very first to view and there were several more viewings over the weekend. They then went to best and final and decided after that. If they are taking a while it's possible they have more interest and are waiting to see how they can up the final offer. Hope you hear soon.

End of yet another week. Don't want to wish my life away but it sometimes feels that way to speed this silly process up. Apparently we are still waiting for searches back, I'm waiting for the survey report to be typed up and our buyers have requested searches but we have no idea about their mortgage status so that's a bit frustrating. I'm mostly irritated that our solicitor replies to my DH's emails and not mine Angry

I got my keys today!!!! Well I finally did 3 hours later than the time I was originally told. The removal van was at our new house with all our stuff while we were waiting and the seller's solicitors were having their extra long lunch break Hmm

@JustFrustrated oh wow really? Everyone else I have spoken to have said building regs as indemnity won't cover any structural issues. An option would be to get him to start the application for building regs and I will get a structural survey to satisfy the mortgage company. On the basis he puts some money in to escrow should there be any issues...I need to move this along and building regs may take a while

Hello to everyone going through this process. We have a house under offer, mortgage accepted and just got the survey through today. We're renting and we're only in a chain with our vendors. I haven't bought a property in 20 years is it normal to fall in and out of love with it approx 12 times during the process?!

I think this is particularly the case if you're going from a nice "done up" place to somewhere needing extensive work. It's like "I love it! Are we insane? No I love it".. A renovation job is daunting.

@JustFrustrated yeah it doesn't cover the cost of repair just the legal side. I think my options are
1/ to request the building regs and sit it out but being told it could take 12 weeks (need to confirm tomorrow)
2/ ask them to proceed with the building regs application and I will get a structural survey to appease my mortgage. Then have an agreement of money in escrow should the building regs show any need for repair post completion. And means we can progress sooner.

That's a suggestion I had yesterday..? Seems a good option?

@Bells3032 I think we're within 5 miles of each other? We find that while there are price drops, they were on the ambitiously priced houses that have been sitting on the market for ages.
The desirable ones are still going like hotcakes - often for cash apparently Shock.
Re solicitor, I would tell your EA that if your buyer's new solicitor hasn't made contact in 3 days, it is going into the market. Solicitors tell me that their details are often given for house purchases before they have been instructed and a deposit paid.

I haven't posted for a while, mostly because I've given up. We've done all we can, now it's up to our solicitor - who will only collate/sign documents on a Thursday when the moon is waning. I'm tired of writing emails that aren't replied to, so whatever. It'll happen when it happens.

@NewHouseNewMe are we. We are looks at South Herts. No the flats weren't overpriced. Just flats and a year ago they were worth 10% more but between the sheer volume of new builds and people wanting space the prices have just dropped
