So house on market 10 minutes and got a viewing. They've come round and want a second viewing. Fingers crossed

notheragain4 · 12/09/2020 21:58

@Autumnchill no you're not allowed to have it that easy, that wouldn't be fair Grin

kerrymucklowe2020 · 13/09/2020 08:07

Did I miss @Jujuballuodate in how the viewing went?

Lol @notheragain4

Good to see some progress in here!

We're week 8 now. The top of our chain has done absolutely nothing. Everyone else has progressed well . It's a separation so I'm wondering how motivated she is.
We've decided to give her a couple of weeks and then we might have to say to our vendor she needs to go into rented.
Our vendor is great and very motivated to move (she's downsizing for financial reasons).
I've said to our solicitor to let us know when everyone else is ready to exchange.
I'm remaining quite calm.. one thing we won't do is lose our buyers so if we end up in rented so be it

kerrymucklowe2020 · 13/09/2020 19:21

Let's have a poll. Estimate ( realistically) when you think you/ your chain will be completed. I'll go first 3 weeks!

Mmm interesting question. I'll go for second week in November (if it happens) as took ages for buyers to apply for mortgage and I estimate an 8 week turnaround for it, plus some delay between exchange and completion. Quite depressing that date is another 8 weeks away when chain has been complete for 7 weeks already. Plus I really dislike the idea of moving in November when the days are so short - somewhat limits what can be done without much daylight.

SunshineAndSand20 · 13/09/2020 19:53

Literally no progress again this week. We are just waiting for our buyers solicitors to catch up but its taking forever.
I'm aiming to exchange at some point this week with completion maybe the week after.. Its been 10 weeks so far so not too bad, but everything has been ready for our purchase for the last 2 weeks!

notheragain4 · 13/09/2020 20:06

12 days, but still no news on schools Sad

DareDevil223 · 13/09/2020 20:09

I'm hoping for by the end of the month but that might be optimistic so mid-October.

kerrymucklowe2020 · 13/09/2020 20:18

In the reverse position- waiting for our sellers to answer questions satisfactorily. Seems like their solicitor and mine are at loggerheads FFS

@notthereagain- we applied in July. LA has only just sent transfer form to current school

OP posts:
notheragain4 · 13/09/2020 20:34

@kerrymucklowe2020 we weren't allowed to apply until we had proof of exchange nor more than 4 weeks before start date. Cant even ring them to chase because Covid has rendered telephone calls impossible apparently Hmm

Maybenexttime08 · 13/09/2020 20:41

.. meant to be exchanging tomorrow - completion 25th.. let's see.

ChristmasTree999 · 13/09/2020 21:35

Same as a few others - optimistically hoping to exchange this week and then complete in 2 more? But realistically, who knows 🤷‍♀️ Everything is answered as far as I know but let’s see what ridiculous issues are brought up this week.

Sympathy for those with school woes too, sounds like a nightmare. We are only moving a 5 minute drive away so no school changes thankfully. With it being so close I do keep torturing myself by driving slowly past it though! 😂

Notyetthere · 13/09/2020 22:03

@kerrymucklowe2020 we hope to be completed by 25th September. Our bank confirmed last week our application is with the underwriters. They will respond in up to 5 days; that will be on Tuesday. Mortgage offer will takes up to 5 days by letter but solicitor will get the details by email so will know sooner than us.

kerrymucklowe2020 · 13/09/2020 22:10

@notheragain4- my buyer has received his Mortgage offer so yours should be imminent! Smile

All being well we’ll be exchanging tomorrow and completing on Friday. Our buyers need to be in by then (18th) so fingers crossed! As of Friday lunchtime we were waiting the last reply to enquiries from our seller being checked by our solicitors, so assuming that was all ok then there’s no reason it can’t all go ahead. Been a manic weekend packing and sorting, but I’m starting to get excited now - am slowly mentally checking out of this house so really REALLY hoping nothing goes wrong at the last minute now or it’ll be very hard to take!

Notyetthere · 14/09/2020 00:30

@kerrymucklowe2020 thank you for the update. That is re-assuring with regards to your buyers. If all goes well our timeline is very similar to yours. Towards end of September.

Zebrahooves · 14/09/2020 06:44

We are in week 12 now and no talk of an exchange or completion date. We are apparently waiting for one final legal query and our seller to stop taking extras that we have paid extra for and thinking they are being clever by replacing them with a broken equivalent.

Annoyed with my solicitor too as when he isn't on holiday, seems to have stopped replying to my emails and I have recently got more information from his colleagues than him.

Congratulations to those with a fixed date in place. I wonder if we will manage to have moved by October?

Maybenexttime08 · 14/09/2020 06:44

Let another week commence - good luck everyone!

JustFrustrated · 14/09/2020 08:28

Well as our dates have changed four times so far, I'm gonna say....

12th of never?

Hopefully we will know more this week. Allegedly we were only waiting on someone else's original registration document or something from the land registry then it's all good to know. Allegedly.

Baxdream · 14/09/2020 08:32

I'm going to say half term for us so end of October?

graduatedbob · 14/09/2020 09:13

I am hoping to exchange by about half term, if that's not too optimistic! Our buyer's mortgage has been approved, our homebuyer survey is happening this week, buyer's next week. Our solicitor isn't the fastest at responding to anything and we haven't heard back about searches etc yet or had the fixtures and fittings list for the place we are buying. Our buyer is visiting today to 'measure up' which is making me feel quite nervous!

tigerbear · 14/09/2020 09:44

@Notyetthere I’m really confused - you haven’t yet had your mortgage approved, but you’re due to complete next week??
That sounds a bit on the edge!
