How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

Because there is absolutely no reason for everyone to have a shower in the morning.
@Ifailed, I’m sorry but I disagree, especially in this heat. No way would I want to get dressed and go to work in this weather without showering. Nor would my husband. Nor would my teenagers. Perhaps you’re someone who is happy not to shower each morning (although even a good wash takes time) but most people like to wash off the sweat etc after waking up. Hmm

I guess it's also a stage of life thing - I have a toddler and another on the way so I didn't consider any house without a bath and I really didn't want en suites in what would be their rooms. The house we ended up buying does have two showers, though, and I did point out to DH that this would be useful once they're showering themselves in the morning rather than being bathed at night - for now it just means we have one shower we don't use, which is a slight inconvenience.

For a five bed house I would expect a loo on each floor, and an additional en suite in the master bedroom. Having not had, and then had, a downstairs loo I would only ever buy a house that had one, or where I could put one in. An essential, I think, especially in a house or this size!

chubbyhotchoc · 08/08/2020 13:09
  1. We have 3 in our 5 bed
Nyclair · 08/08/2020 23:42

At least 3.

Dinosauraddict · 09/08/2020 07:11

We have 5 bedrooms and 3 toilets (one is downstairs). It works well.

MayFayre · 09/08/2020 13:15

3 minimum, with one down being downstairs.

timetest · 09/08/2020 13:17

We had 4 when we lived in 5 bedroom house. A downstairs loo is really handy with small children around.

thegcatsmother · 10/08/2020 00:54

We had 4 in the 5 bed we rented - one in each en suite; one in the family bathroom and one downstairs.

Tarararara · 10/08/2020 07:04

I would 'expect' to see 4 in a house that size, but 3 is ample. 5 bedrooms suggests a family house so downstairs toilet non-negotiable.

We once lived in a 4 bedroom townhouse with 6 bathrooms! Crazy!

PIL have a five bed house (that OH grew up in, he's one of four). They have a downstairs loo, two family bathrooms and an en-suite in PIL's bedroom. OH is the only one who has moved out, he's a lot older than his siblings.

BarkingHat · 10/08/2020 07:50

I’m one of four, we lived in a 3 bed house and had a family bathroom with a loo, a loo with no basin and an outdoor loo everyone hated coz spiders. It was mostly fine....

One downstairs, main bathroom and en-suite at a minimum. 2 en-suites preferable though.

BlueJava · 10/08/2020 07:57

We have 4 beds with 2 bathrooms as ensuites, 1 family bathroom and 1 downstairs loo. It would seem reasonable to have at least as many in a 5 bed.

merrymouse · 10/08/2020 08:00

I don’t think a loo with no basin is much of a selling point.

I don’t think lack of a downstairs loo will be a problem when selling unless you are in an area with loads of 5 bedroom houses with downstairs loos.

cookiesaurus · 10/08/2020 08:01

We've just bought a 5 bedroom house and it has (5 toilets - 3 en-suite, 1 bathroom and 1 toilet).

I wouldn't buy a house without a downstairs toilet as I have a toddler and a baby due soon as well as older guests who visit who may not always manage the stairs.

6 toilets to keep clean!

NewHouseNewMe · 10/08/2020 08:18

An estate agent told me recently that for a family house with 4/5 bedrooms, the minimum is a family bathroom, a downstairs toilet/sink, and 2 en-suites: one for the main bedroom and one for guests.

NewHouseNewMe · 10/08/2020 08:19

But I agree you can have too much of a good thing.

THATbasicrebelBITCH · 10/08/2020 08:24

We have 5 bedrooms

Currently two toilets but will be three once everything is done

That’s an en-suite too many as far as I’m concerned.

That estate agent clearly doesn't have to clean his own toilets.
SnuggyBuggy · 10/08/2020 08:37

I think for that size of house you'd expect a downstairs toilet for guests. I wouldn't necessarily for say a 2 bed terrace though it would be nice to have.

I've always found toilet but no sink arrangements a bit minging as you'd surely have to wipe yourself and then touch 2 door handles before washing your hands.

merrymouse · 10/08/2020 08:43

I think if I were buying a 5 bedroom house I would probably want a downstairs loo, but I also think if I were buying a 5 bedroom house I would be prepared to put one in myself. Unless you want to sell the house soon, if you would rather have a bigger utility room you should keep the bigger utility room.

Julmust · 10/08/2020 08:49

2 would be plenty for me. I wouldn't want to have to clean 3 or 4, although maybe people with 5 bedrooms have all got cleaners?
