How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

  1. At minimum toilet and sink downstairs, an en-suite and a main Bathroom.
Ikeameatballs · 07/08/2020 22:32

We have 5 bed. 2 beds have en-suite, family bathroom and downstairs loo.

Eaumyword · 07/08/2020 22:33

I'd want a downstairs loo and at the least, 2 bathrooms upstairs.
We have a downstairs loo, which is great for guests and 3 upstairs bathrooms. Bliss, as we have one each and everyone gets to keep their privacy. I get to clean them all though!Envy

choirmumoftwo · 07/08/2020 22:35

We've had a very tiny downstairs loo put in with a combination toilet/basin to save space. Would that be an option?
Also family bathroom and en-suite upstairs. Four bedrooms.

Ingenious use of space and design there! Never seen the top of the loo used like that, but it's really clever!

BanditoShipman · 07/08/2020 23:20

We have 5 beds, 1 downstairs loo, 1 family bathroom, 1 en-suite and a gardener’s toilet!

I would definitely want a toilet downstairs.

BanditoShipman · 07/08/2020 23:22

I forgot to say, the en-suite is huge, has full size bath and separate shower plus toilet and bidet... when we redo bathroom we’ll scrap that, every bathroom in the house has a bloody bidet in it too

PickAChew · 07/08/2020 23:25

Building regs insist that any major renovations result in a downstairs loo on some capacity, IIRC.

BillyAndTheSillies · 07/08/2020 23:43

3 minimum, at least one toilet downstairs.

We are at the end of a loft conversion turning the house in to four beds and have downstairs toilet, first floor bathroom for the kids, loft has a large en-suite/shower room.

Downstairs shower as you come in the back door is VERY handy if you have dogs.

MiddlesexGirl · 08/08/2020 01:13

Four, assuming one of the beds I'd a guest bed. So downstairs loo, family bathroom, master e/s and guest e/s. Bathrooms dont have to be big. Can fit loo, basin, bath and separate shower in 10' x 6'.

SnuggyBuggy · 08/08/2020 06:16

I can see the appeal of those houses where every room has an en suite for a buy to let that's going to be rented out as a flat share. For a family I'm also just thinking of endless toilets to clean.

Indoctro · 08/08/2020 06:44

Our 5 bed has 5 toilets all with showers and 1 also has a bath.

BarkingHat · 08/08/2020 07:52

I think there can be too many toilets. Sister moved into ex B and B with 45 bedrooms and en-suite in every one and a family bathroom. Kids were told they were welcome to use their En suites But only if they cleaned them. They just used the family bathroom.

We have the option of Putting an en-suite in the spare room (Which would give us 2 en-suite and a family bathroom). But we are going to use that space instead to turn the stairs to the attic rooms round which will make them shallower and more useable so making the attic rooms more accessible and will have the added bonus of bringing a huge amount of light into the upper hall.

You can never have too many toilets! I once lived with DH in a large flat with two bedrooms, each with an en suite, plus a guest toilet. I was a bit sceptical whether it was necessary to have more toilets than bedrooms, but it’s a great luxury and really convenient, especially if your bowels are in synch with those of the rest of the family. Unfortunately it was just a short-term rental for work convenience and we could never have afforded to buy it (very nice location), but it made me see the light as far as toilets are concerned.

Splodgetastic · 08/08/2020 08:04

I think the rule has to be that if you use the toilet you clean it, of course.

Viviennemary · 08/08/2020 08:09

En suites are out now I heard. I think one family bathroom plus shower room and toilet would be the minimum you could get away eith.

Splodgetastic · 08/08/2020 08:09

En suites can have a downside in that if you’re retrofitting them they’re going to be taking space away from your bedroom. I think that’s why not everyone likes them. Plus, you need good ventilation / a window or a rule about no number 2s in the en suite unless you want the bedroom to stink of shit.

Yankathebear · 08/08/2020 08:12

We live in a 5 bed with just one bathroom/toilet.
We used to live in a house with a downstairs toilet, a family bathroom and one en-suite so it took a bit of getting used to just one but we’ve coped.

madcow88 · 08/08/2020 08:14

I live in a 5 bed and I have a shower room with loo downstairs and a full family bathroom with bath and shower upstairs.

FreshfieldsGal · 08/08/2020 08:42

DM has a 5 bedroom home. She has a downstairs shower room with loo and a family bathroom. She would never countenance an ensuite.
Our last house was 4 beds and had a downstairs loo, 2 ensuites and family bathroom.

foulmouthflora1 · 08/08/2020 08:59

Minimum three. My last house had five bedrooms with one family bathroom and one en suite. There was a downstairs loo but it opened directly into the kitchen and I hated that and ripped it out. The new owners have put one in the utility.

Current house has five bedrooms with five toilets (three en suites, family bathroom and a downstairs loo). A downstairs loo is pretty essential I think.

Hardbackwriter · 08/08/2020 09:20

The thing is even a bathroom that is never cleaned needs cleaning, as dust and grime still builds up in the sink/bath/around the loo/etc so there is a massive disadvantage to having five bathrooms but only ever using two, which is what we were looking at in the houses we looked at. And unless the house is massive it's just such a waste of space - the worst offender was a new build so it wasn't that it had been retrofitted but they had, for some reason, deliberately built a house with four bedrooms with three en suites and not a single decent sized bedroom among them.

VinylDetective · 08/08/2020 09:27

A family member bought a three bed starter home - the third bedroom was essentially a cupboard - there was an en-suite to the master, which was so small the only place to put the bed was up against the wall. Without the pointless bathroom it would be a reasonable, if compact, size.

Purplecatshopaholic · 08/08/2020 09:28

I would expect at least 3. Would want one downstairs regardless of the size of house. I have a four bed with three - one downstairs and two upstairs which works well.
