How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

I'd expect a family bathroom, an en-suite and a downstairs cloakroom. I'm in the ensuite-dislikers brigade though and would prefer a second family bathroom. I would definitely avoid houses where ensuites had been crammed in at the expense of bedroom or storage space. I've seen a couple of 4 bed houses where the original bathroom has been halved to make an ensuite giving two tiny bathrooms, I'd prefer one large one.

Minimum now ever I think should always be bathroom downstairs so people dont have to go upstairs, and one upstairs but actually I'd add en suite too

Exactly. I read this on here so often, but it’s such a daft assumption. Wee in the middle of the night, shower in the room where your clothes are - perfect. Privacy for a dump - you have more choices.

If you have an eye to the future when you might want to sell, a five bedroom house will look out of proportion without at least a downstairs loo and three loos upstairs.

In my opinion the reason so many people hate ensuites is that their experience of them is tiny little bathrooms squeezed in where there isn’t really space, so yes you end up hearing your other half having a noisy pee in the night. Not nice. A proper bed-bath room suite has enough space so that doesn’t happen.

3 absolutely minimum.
I grew up in a 5 bedroom house with 2 loos (separate bathroom & shower room) and it definitely wasn't enough!

I would think for a 5 bed I would expect 1 downstairs loo and washbasin, one main bathroom and one (possibly 2) en-suite toilet/showers. But definitely a downstairs cloakroom

We had 5 beds, 4 baths but that was due to an attached apartment for my Dad. Normally I'd say 3, downstairs loo, family bathroom and ensuite or another bathroom.

We have three in our 5 bed house. And I like having a loo downstairs but it certainly wouldn't be a dealbreaker for me if i had to go to first floor. Bit perplexed as to why that's such an issue for everyone??

I generally direct all friends to the first floor bathroom anyway as I've noticed many ppl (especially girlfriends) want more privacy than the loo off the main hallway offers!

According to SearchSmartly, only 15% of 5-bed homes have more than 3 bathrooms, so I think it would be unreasonable to expect more than 3 really. Their data showed that 2 bathrooms are about as common as 3 bathrooms, but if you can make space for it then I would personally aim for 3 bathrooms (1 downstairs, 2 upstairs).

For a normal 5 bed house i'd expect 3 toilets - 1 downstairs, 1 bathroom & 1 ensuite.

We have a downstairs loo, two en-suites And main family bathroom for 5 beds.

Tbh it’s one too many, the second en-suite only gets used for the shower as the family bathroom doesn’t have a shower, only a bath with a mixer tap/ shower head for hair washing and rinsing. I’d be more than happy to lose the second en-suite (No window either which is very claustrophobic!) if I could have a larger family bathroom with a bath and a shower.

Next door is a 3 storey 5 bed and they have 2 family bathrooms 2 en-suites and a downstairs loo....so five toilets...there’s only 3 of them living there!

No ensuite would be tolerable, but no downstairs loo means tramping mud upstairs when you're gardening and need a wee.

Oh, and toilets without a sink in the room are minging, it means everyone's touching the door handle with dirty hands, so definitely do away with that.

My friend is doing a loft extension (bungalow), and hates loo cleaning, so rather than actually put in a second 'guest' en suite she doesn't really want but the architect is very keen, she's having the plumbing etc put in place but capped off under the floorboards. Meaning when they sell, it's relatively easy for the next people to turn the 'dressing room'/ walk in wardrobe into an en suite if they wish.

They will have an upstairs bathroom and 1 en suite plus a downstairs loo and shower room (they do have dogs).

If you don't have dogs, a downstairs loo in the utility is fine - another friend has only a really tiny utility/laundry room, and both doors (one to kitchen one to outside) lock - there is a loo in there behind a partition as there wasn't enough room to put an opening door and a handbasin too, as well as leave enough room for the washing machine, tumble drier etc due to the kitchen door and the back door taking up wall space. It is a truly tiny room, you can't open both the washing machine and the dryer at the same time without clashing doors, so I'd describe it more as a back hallway with a loo rather than a utility! However those new loos with the handbasin above the cistern look good for a small space.

We have five bedrooms and a downstairs shower room (it was a bathroom and I converted it to a snazzy shower room), and to en-suites upstairs.

i think most buyers want a downstairs loo and master ensuite whatever the house size.
