How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

I'd expect a family bathroom, a shower room (I don't like an en-suite) and a downstairs loo (with sink). The downstairs loo is essential to me.

DeRigueurMortis · 07/08/2020 20:14

Regardless of the number of bedrooms I would want a downstairs toilet.

I don't like the idea of visitors having to go upstairs to use the toilet.

In a 5 bedroom house I'd say not having a downstairs toilet is even more off putting - even at the expense of a smaller utility room (which tbh only needs to be big enough to house a washing machine/dryer, ironing board/iron and a cupboard for cleaning stuff.

3
1 downstairs, 1 en-suite and a family bathroom

NellyJames · 07/08/2020 20:35

Only on mumsnet do people hate ensuites.
All this acting like they’re vulgar or something as if it’s so much classier for 4 or 5 of you to be desperate to use the shower each morning. Hmm Grin

AldiAisleofCrap · 07/08/2020 20:37

Four, one downstairs, two en-suite and a family bathroom.

Millie2013 · 07/08/2020 20:38

We’ve got 7 loos in a 5 bed house. 2 downstairs and 5 bathrooms upstairs. It’s excessive (and we only use one downstairs loo and 2 bathrooms)

Snaleandthewhail · 07/08/2020 20:40

I think three including one downstairs is great.

I have five loos in a five bedroom house and it’s really one too many.

luckymagnoliatree · 07/08/2020 20:48

We have 2, a downstairs cloakroom and a family bathroom upstairs. Our house was originally a 3 bed and extended by an extra 2 beds by previous owners.

I would expect 2 minimum though, potentially 3 with a master with an en-suite.

delilahbucket · 07/08/2020 20:50

We have three, one on each storey. The middle floor is en suite so we wouldn't want guests going through our bedroom to use it.

SquigglePigs · 07/08/2020 21:12

I'd expect 3 as a minimum, with 1 downstairs. Ours has 4 - 2 upstairs and 2 downstairs. Long term we're thinking of rejigging downstairs and owing down to 1 but I wouldn't go down to just the 2 upstairs.

megletthesecond · 07/08/2020 21:13

2 up. 1 down.

Because there is absolutely no reason for everyone to have a shower in the morning.

Comefromaway · 07/08/2020 21:21

I discounted any houses without an en-suite.

bigbluebus · 07/08/2020 21:24

We have 5 bedrooms and 3 bathrooms plus a downstairs toilet with wash basin. There is room to add a shower downstairs too but we haven't done so as we mostly only use 2 of the upstairs bathrooms as it is. I would definitely want a downstairs toilet and basin though - saves visitors traipsing upstairs.

netflixismysidehustle · 07/08/2020 21:29

I have a 4 bed house. Downstairs loo has a basin and loo. Upstairs I have an en-suite with shower/sink/loo and a family bathroom with bath/sink/loo

borisjohnsonsstylist · 07/08/2020 21:43

@ShadowsInTheDarkness

We have 2 and it's fine. Downstairs shower room with loo and upstairs family bathroom with loo. I personally dislike en suites, I'd rather keep the toilet far away from the space where I relax and sleep.
Agree. Really dislike houses with small bedrooms where an en-suite has been shoehorned in. I've seen so many houses with one or two en-suites but there's only enough room for a single wardrobe.

Family bathroom upstairs, maybe a second toilet and a downstairs shower room would be my ideal for a five bed.

mylittlesandwich · 07/08/2020 21:46

I'd love an en-suite, I keep telling DH I'm going to turn the spare room into a great big en-suite for us.

For a 5 bed I'd think at least 2. Downstairs loo and a family bathroom.

All this acting like they’re vulgar or something

Who has ever been pregnant/had a newborn and thought to themselves ‘I really prefer multiple doors and a bit of a walk between me and a toilet’? NOBODY!

I do however dislike these newbuild houses that ram en-suites into rooms that really can’t take them. If the actual room isn’t at least 4x4 it has no business having an en-suite!

imissthesouth · 07/08/2020 22:05

At least 3, downstairs bathroom, family bathroom and en-suite to master bedroom. My friend has a gorgeous house (she built herself with her husband) and every bedroom has a bathroom, plus a downstairs and family bathroom. It seems a little overkill to me, imagine having to clean all those toilets🤨

Pipandmum · 07/08/2020 22:11

Ensuite, two bathrooms and a downstairs loo for five beds. Same for four. Downstairs loo for any amount of beds really.

Bellabluea · 07/08/2020 22:22

At least 2, one downstairs and a family bathroom. My 5 bed has a downstairs loo, upstairs family bathroom, 1 en suite with shower and a random shower in one bedroom (very odd will remove it when I get the chance).
I’d be happy with 2 but it’s nice to have more than one shower with 4 kids in the house.

Because there is something quite vulgar about lying in bed and hearing your husband take a shit six feet away from your head with nothing but a hollow core door separating you.

If your bedroom is large enough for a dressing area it's likely large enough for an en-suite, otherwise don't bother. I think developers are missing a trick squeezing in en-suites to several bedrooms when there could be the same number of bedrooms and two upstairs bathrooms (my ideal would be a family bathroom and a shower room with space for a washing machine and tumble dryer).

Don't get me started on downstairs toilets directly off kitchens.

Wineloffa · 07/08/2020 22:26

We have 5 beds and a downstairs loo, a master en-suite, a main bathroom (mainly used by guests) and the kids share their own bathroom. It’s great, no more fighting over toilets!

GrumpyHoonMain · 07/08/2020 22:27

For proper 5 bed I would want a downstairs wc with basin, a family bathroom, and two ensuites.

If it’s just a 4.5 bed then downstairs wc with basin, family bathroom, and one ensuite.

KenDodd · 07/08/2020 22:28

I have a five bed with four toilets.
Downstairs loo
Two ensuite
Family bathroom
