What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Replying Shall I go back with no shit Sherlock half of Mumsnet has told me my house is weird and they wouldn't live in it if I paid them would be bloody awesome and very funny.

But yes, you’re probably best off to be sensible and ignore. Someone clearly needs a refresher in Customer Service though.

I've had to cancel a contract with an awful estate agent before. There are 2 ombudsmen bodies afair - though I'm in Scotland, might be different down south.

The next EA we had was SO much better - night and day. Hope you get a good one, and good luck with the sale.

What I would suggest you do is the following

  1. get fresh flowers on the kitchen worktop and dining room table
  2. ditch the green rug in the living room it clashes with the red sofa
  3. new cushions on the sofa and a new rug (which colour coordinate)
  4. headboard for your bed and clean white sheets with some cushions and a throw in grey or blush 5)wardrobes in main room, can the decoration on the wardrobes be removed? If so, take that off.
  5. I would replace all personal wall photos with art or a mirror.

The bathroom being downstairs would stop me coming to view it. Also the third bedroom is tiny for that price I'd expect three proper bedrooms.

No viewings = priced too high.
I'd echo others that have said it needs a focal point in each room. When we sold our first home which was a victorian terrace it had the bathroom downstairs, no parking, and just a large yard to the rear. We spent about £1500 on redecorating it and buying bedding, rugs, throws, plants and hanging baskets, etc. We sold it more or less straightaway as it looked lovely on the photos despite the negative aspects to it.

Your house needs to look a bit more loved, also get the photos redone as they're not very good.

For the outside front kerb appeal, I wonder if you couldn't pop a couple of these out either side of the window to give height = you could paint to match your existing planters and move those under the window, and get something pretty good at taking over (we had wonderful Nasturtiums in our outside planters one year)

Well can I swear a lot 😂 FFS finally spoken to Yopa as we did a buy now pay later as encouraged by the agent I asked them the difference 🤦‍♀️ We can't cancel without paying the full fee, I'm annoyed I didn't spot that but then why would I ever consider being in this situation.

I'm seriously considering just paying them to go away. It will be easier in the long run and cost us no more than if we'd gone for a standard agent.

With the property market as it is thanks to the stamp duty holiday Im sure they would prefer you didn't review them all over the internet itemising the poor service youve received. Similarly if they are in breach of contract (2.2 and 2.3, was it?) then you aren't obliged to pay them, are you?

I'm sure I could fight them but im thinking is it worth the stress?
I'm leading my business through a huge improvement program and developing a new products whilst also dealing with Covid.
Not to mention I have just finished the stress of doing a masters whilst working FT.

I think this stress would be the straw that breaks the camel's back!

Just catching up on this thread (whilst on the train) Grin..... if it’s a ‘pay later’ option could you just not pay and every time they contact you for payment remind them of the above breach of contract??

The tricky thing is that because your Pay Later is a credit agreement you risk a default on your credit file. It's not as simple as not paying and then letting them take you to small claims.
I would complain in writing that the services provided breached their contract and play back what the website promises. I would also state that you are willing to complain to the FCA if they are unable to resolve (since the FCA is the regulator for the firm with whom you've signed the credit agreement).

Yes that is what we thought it's not worth a CCJ & the stress of fighting it.

Anyway good news the new agents have a viewer who is coming on Friday and needs 3 spaces to work from home so done a panic trip to homebase and got some hanging baskets and some more indoor plants how much do you bet me the other ones will arrive & we'll be over run 🤣

can u actually register with a new agent whislt your still in contract with yopa though-some have no multi agents

id try and sort it out before friday even if you have to pay yopa
