Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Not finished in here yet and yes we will hide the enormous rat cage waits for the screams of horror about rats we've tidied up the unit and will paint the bit we missed because the unit was in the way, also will add some indoor plants, and tidy up the toys even more 🙄 the view into the garden is great from here as well it's getting dusk so not as clear.
Thanks to those that have said about the cat she's actually banned from upstairs as I've always hated the thought getting fleas anywhere near the beds.

All great, is there any way you could lose that huge unit from the last pics.
It's taking up alot of space and it might be functional for storage but it's drawing the eye straight to it in that room making it narrow.

In the kitchen is one of the ovens really low down? That would put me off, it's almost on the floor. Because the rest of the room doesn't really have any features it's one of the first things I noticed. Can you add some colour (apart from the stools!) with some flowers, pictures or a fruit bowl? I'd take down the family photos too.

Picture 5 really puts me off, where is the front door? There's a blank space on the wall where it should be and you've only got a side door? The huge expanse of blank wall on the other side of the single window downstairs looks awful. It'd stop me viewing the house as it doesn't seem to have enough windows. The window in picture 4 could be a lovely large window right across the room letting in lots of light but that'd cost ££ to do. Picture 6 - have it retaken without your car blocking the window.

Picture 7 - move those storage boxes for the photo and turn the eye cushions over!

Picture 8 - add some splashes of colour. Is there a window? Have the picture taken showing it, I wouldn't want a bathroom with no window. That would stop me buying a house.

Picture 9 - add some interest with a picture or flowers. Make the bed look really good, there isn't much else in the room to look at to make the room appealing.

picture 13 - what is wrong with the wall to the left of the window. Tidy the curtains - use a tie back.

picture 14 - the extension (?) takes up too much of the garden. That would put me off, also it's got a flat roof. I would not entertain the flat roof; we spent a lot of money to get rid of the flat roof on our house and it was a fraction of the size of yours, I got sick of sweeping water off it when the ice melted in the winter. We don't live in the frozen north either but when it rains it'd freeze in winter and then melt and not all drain off.

Picture 15 - the extension needs more windows.

probably been said

plant the shit out of the front, it looks really dull (sorry). get flowers, non offensive shrubs, hanging baskets etc

same with the back

also remove the portrait in the kitchen, get some bright tea towels/beddingand towels in the bathroom

i would not view it as it is a3 bed,small and very expensive. But thats my taste. To think thats lovely - i would do the above!

If that is indeed what she is doing then hundreds of posts ripping her house apart, many incredibly personal and some downright cruel, is a pretty high price to pay.

Thanks everyone and yes we will be removing all non pretty items like cat litter trays from shot for any new pictures but just not for MN.

Not sure who said it but saw something about the oven having a small bottom piece??? I'm confused I think they might be talking about the storage section? Do people really worry about that.

The flat roof has gained some comments it's been two years and had all kind of weather doesn't get puddles and was very professionally fitted and the newer type doesn't crack/perish like the old stuff, so I'm sure a surveyor would be happy with it.

I always think these house posts are pointless because nothing’s going to change but wow, what a difference!

My immediate thought was that advertising it as a 4 bed is going to be your issue, I wouldn’t have noticed the other things people have pointed out but it definitely does look loads better (although I really don’t think it looked bad before!!)

Thanks for the positive words all, you've really helped even the abrupt ones. I've been pulled in so many directions in the last few years that i dropped the ball on this and needed objective opinions.

We can't get another agent for 16 weeks or have to do a 14 day cancellation I'm hoping if I ever get to speak to someone we can cancel.
The agent still hasn't put it down to a 3 bed and that's Thursday am I asked for it to change 🙄 I'm kind of thinking that I'll give him enough rope to hang himself though so that I can complain more easily.

Agree with previous posters about it actually being a 3 bed. Could you advertise the room downstairs as a office/study instead? That could be really attractive to potential buyers about now.

In terms of looks:

The brown interior doors really date the inside, especially with the bright white kitchen they look out of place. Could you give them a coat of white paint?

The outside needs prettying up, it's not an ugly house it just needs something to seem homely. My suggestion would be a couple of matching planters with maybe some small palms in them.
