Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Bit of an update for you haven't managed to sack Yopa yet as took ages to get holdmof them then someone senior is phoning me back I'm persistent so will try and get them to waiver the notice period. About to employ a new agent that has a professional photographer and already has a marketing plan for the house. Bought a load a indoor plant form here: en-gb.bakker.com/
Only spent £50 but that's got me a large plant and 5 smaller ones plus pots which is a bargain and the delivery is fairly quick.

Bought a new bed set before anyone says yes I will iron it just put it on to see what it looked like. Also got some bits for the kitchen including oven gloves that are only for show not for actual use!

Planted some big pots for at the front of the house as well although as you'll see the could do with being bigger & brighter.

Oh & borrowed a mirror from Dsis which works well.

And yes we will remove the bins, leads and car stuff when we take more photos.

Those pictures that you, an amateur, have taken of your kitchen are far, far, far better than the awful ones on the listing. It looks bright and spacious.

A good agent can make a big difference.

Lounge yes it's still a little too naked but hopefully the plants will help and looking for a picture and rug.

A few points I thought of when looking through, the wee corner in the living room, could you put a floor lamp behind one of the chairs giving the idea that it is a reading corner?

The paperwork on the fridge, it draws your eye away from the lovely kitchen.

Do you get on with your neighbours over the back? Could you ask them to take a photo of your garden from their window to show the space?

I'll have another scroll through and see if anything else jumps out

This looks completely different to the advert. Your photos show the space and layout of the rooms so much better. Even the floor shows up better, I barely noticed it on rightmove.

I actually really liked the green stools but I can see they aren’t everyone’s cup of tea.

The decked sitting area at the doors is lovely, if possible could you put pretty light/ candles there and take a photo in the evening to show a nice relaxing place to sit outside later in the day?

I would dress the table near the trampoline and put the parasol up to show its function, the parasol down looks a bit messy, also move the washing!

Picture 1 should always be of the front. Retake a few of the images
Kitchen Image 1 - remove stools and cat box.
Kitchen image 2 - remove stools and big picture of lady - she's watching! Tidy noticeboard.
Living room 1 - remove cushions, pull sofa and rug forward a bit.
Living room 2 - fix those cushions
External 1 - move next doors weeds out of shot
Study - declutter those boxes, get throw and cushions out of shot
Bathroom - remove purple thing and put a towel (dark) on bath to break up white
Bedroom 1 - remove cushions and fridge, get more pillows and sit properly

Fantastic. It looks completely different. I could imagine living there now.
Just one point - when the estate agent comes to take the photos make sure you move the cat litter tray out of shot - that might put some people off. There was someone upthread talking about her cat allergy and how that would affect things.
