What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

wow @Namechangetoshowhouse the pics you have taken of the doors look so much better! Much better than the EA pics too.

The house is a fab size. I think if you can sort the pics out now you've dressed the rooms in a different way you might find that you start getting views.

Sorry have not read the full thread but have you got an EPC certificate? It's one of the first things I would look for in a house with all those outside walls. I'd be wondering what it costs to heat.

The comments about removing the coloured items are making me laugh. Heaven forbid a house should have a bit of - gasp - COLOUR! How vulgar!gasps and clutches pearls If anything, I think the splashes of colour add interest to the pics.

Does everyone really have floor-to-ceiling white or magnolia in their houses? I can't think of anything more boring, personally.

I'm also a bit bemused by the comments about unconventional layout. Since when did rooms, doors etc have to be in the 'expected' places? Can't an unusual layout be seen as a plus point, something that adds interest?

Yes do have an EPC but actually you've reminded me it's an old one from 2011 before we had more double glazing and put in loft insulation so better get a new one. It's not expensive to heat & we replaced the boiler so it's always toasty.

To update you all over decided to replace the estate agent he still hasn't changed it to a 3 bed even though I asked on Thursday plus there's been very little communication and I've had to chase him lots for everything. Already employed a new one and I'm going to speak to Yopa on Monday see if they will waver the 14 day cancellation notice due to such a poor service.

So today I have touched up all the rendering just to make it look fresh. Moved things around in the garden stool it looks better in pictures, whilst I was clearing I moved the chairs in the decking next to the kitchen and realised they look great how is moved them so they are going to stay like that rather than against the side. Think we might put the sofa on Facebook market place and get a great/ cream one for the lounge.

Tomorrow I'm off to the garden centre for more plants I'll keep them in pots so that we can take them with us and we'll also cut back the neighbors tree so it isn't overhanging. We are also going to do some more restyling.

Here's so photos for you of the garden ignore the giant paddling pool drying out & the kids on the swing. As soon said it needed be lived in thought the lived in version of the table might make some of you laugh...not quite sure that's what they meant!

That's a doll day spa in case anyone wonders what an earth is going on there... although they seem to be unaffected by Covid as they were having facials.

I agree with @2Kidsinatrenchcoat - the 3rd photo really sells 'living' in your home. Photos like that make you think of sitting in the summer sun, looking out over the plants (which are lovely, btw). I wonder if you could just squeeze over a touch more when you take the photo, so that the support on the left of the photo is pushed over further, out of the main image? It's a beautiful photo, but the support is a bit too centre-stage, imo.

Floor plan is awful, internal photos are terrible and make it look small, there is no 'tour' in the way the photos have been ordered. Outside looks bare and because the outside picture was not first I would not even click through to view. House does not need to be clinical but some of the colour actually detracts from the property interior.

I would sack estate agent, get one who use a real photographer to get people through door. Good luck

Agreed. Especially the chairs on the decking, that one really highlights how rubbish the ones the estate agents took are.

I'm afraid for me I wouldn't even consider it as a three bedroom, because the third bedroom isn't big enough – even before considering that there is no upstairs bathroom, so I'd have to lose the third bedroom to that.

Considering to me that makes it a two bed property, I would have to point to the price, when we've recently bought a 5 bedroom, 3 bathroom house, for just over £400k!

It makes me sad that prices vary so much from one place to another, because our income wouldn't, and there is no way that our family of seven could live in that area.

Your photos are a gazillion times more inviting than the previous ones! As someone allergic to cats I'd suggest not having it in any photos BTW. I, and many other, would have to rip out carpet before we moved in due to the cat dander in them as it would make me so ill otherwise. You can't hide that you have a cat, of course, but people need to fall in love with the house to be willing to get rid of the carpet and underlay and go through such a faff in order to buy a house. No need to put them off before they even come and see it (when they might fall in love with it).

OP, I wanted to congratulate you on your attitude. Your response to some pretty sharp comments is a lesson in taking the good and ignoring the bad.

If your sister is the kind of person who has lots of rugs and cushions and decorative items perhaps she'd be the best person to style the house for you. Some people have a real knack.

One final suggestion, kindly meant. How about taking down those two artificial box globes at the side of the house and also the green plastic plant hanger over the decking. It may just be a personal foible but I'm not keen on plastic stuff pretending to be be decorative in the garden.
