What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

OP does your neighbour park on part of your driveway? The car next to yours looks like its parked on an angle.

I'd get photos when there are no cars there

Yes we are tied in that we would have to give a 14 day cancellation notice... annoyingly the agent hasn't answered my message yet about changing it to a 3 bed listing that I sent yesterday...so maybe they will be getting a cancellation letter.

It was priced/valued as a 3 bed when we didn't have any viewings after 9 days the agent suggested putting 3/4 bed and we suggested lowering the price.

& before someone suggests it no we can't convert the third bedroom to a bathroom the youngest child might be put out if he had to sleep in a bath 🤣

Tell him that sometimes you have to take one for the team 😄 Seriously, though - you've already made it look better! And kudos to you for having such a good attitude and bring open to people's bitchy comments. Hope it all works out for you!

Can you ask the agent to sort the floor plan as well? It does not show up well on my phone All fuzzy and hard to see and right at the edge of the image. I really like a floor plan to get an idea of the house.

Maybe move one of the planters to the front of the house, just behind the car, under the number plaque?

What do the other house look like from the outside? I mean it's not a handsome house but it has more downstairs space than a lot of others linked on this thread.

I think it's hard when you live in a pricey area as people are just looking at cost and not relative to the general area.

Floor plan is also on the hit list perhaps I should complain see if they will waver the 14 days and get another agent there's been a few things I've had to really push him for which is a shame as he was nice enough and actually local but he did sound over worked they cover a huge area I think...I'll have a think overnight.

The other houses people have linked usually look more conventional on the outside i.e actually have a front door but mostly in estates that are much more packed together and laughingly as loads of people have called our garden small actually have much smaller gardens so no real opportunity to extend. We definitely need better pictures of the garden.

If you do cancel, quote those numbers at them. Tell them they're obviously not doing a very good job if they have that many views and no viewing requests. Imagine how confused they'll be Grin

In all honesty though you'd be well within your rights to cancel. I feel like they've not really done anything other than give you a valuation (free service from most EAs) and given you a listing on Rightmove. The pictures they've taken aren't great, the listing itself could be better presented/written and the floorplan isn't very well generated. So really, what are you paying for?

A box room in a 3 bed is standard where I live (I spend a lot of time on Rightmove), I'm really suprised that some have said they would consider this a 2 bed. Some new builds don't have a box room, but the rest of the rooms are smaller to compensate. I'd rather have 2 decent sized and a box personally.

I think the floorplan is confusing because it's back to front. Usually the front of the house is at the bottom of the screen. Or atleast the ones I've seen are.

When I looked at the floorplan to 'place' the photos, initially I thought the kitchen and lounge were the extension, the original kitchen was converted to a utility and the reception area was the main entrance (as the door and window placements are similar). At first glance, it looks like there is no hallway, which would make me skip it.

No shower/bath upstairs wouldn't be a definite no in this case. On the floorplan, it looks like there is some space to extend the loo into an L shape, and add a corner shower. I could live with this for a while personally. If there is enough space, it might be worth adding a photo to show this.

This has probably already been said but...

Definitely remove the green rug and the green kitchen stools.

Add a vase of flowes to kitchen counter top/breakfast area.

Definitely remove family pics from the walls.

I would probably look at it, we are a couple with no children at home so the large downstairs space would be very handy for hobbies, storage, etc. The lack of bathroom upstairs wouldn't bother me either as I see there is a toilet, also the opportunity for a bedroom downstairs as well as having a bathroom downstairs may appeal to older people.

You could paint the grey bit of ground around the back door, black to match the rest, for £10 for a big tin of driveway paint, from Toolstation/Screwfix.

We had EA who took dreadful photos, were slow to respond and gave no helpful feedback (also wanted to put ours as a 4 bed and over priced!). I’d switch EA - if they’re this crap now then they won’t improve.

I like the kitchen stools. Adds a bit of colour into the kitchen.

I agree with the rug, or move it away from the sofa.

Honestly? I think you have a bad estate agent. They have taken no care over the listing or the photographs. I would remove your house for sale right now because you've missed that crucial two week window. Fire your EA and find another, look at their Rightmove listings to see how effective their marketing is. There are a lot of quick fixes to make the house look more saleable (there are so many blogs and checklists for this online), do as much of this as you have time for. Then put the house back on the market with the new agent and you can start again fresh. Smile

Its the decor and poor quality photos. Green stools, green rug, purple bed spread. If I were you I would put them away and replace with white / neutral things.

As far as bicester houses go yours is a decent size but you need to make more of the outside - hanging baskets etc.

Changing the colour of the stools is not going to get more viewings.

The furniture isn't really relevant, I wouldn't be buying the stools or rug or bedspread, I would be interested in stuff like room size and condition of house. Don't waste your time or money on more furnishings OP
