What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

When we sold our last house, we'd just had it painted in white and it looked fresh and clean, not soulless as a PP suggested. An estate agent near me adds in some "arty" type shots, like a hob thing on, the front door etc etc. Sounds shit but they do actually look quite good. Sorry if it's been mentioned, but I'd maybe do the garden when there's no shadow, think it looks smaller with the shadow.

Nothing annoys me more than an extra 15 shots of pointless shit like a closeup of the taps, a tiny table holding a candle and two glasses of wine, bathroom shelf full of upmarket toiletries. I've even seen a closeup of a vase of flowers, literally just that, with nothing else in the shot! What's that about? They're trying to sell a house, not marketing a hotel.

OP don’t take your own photos or MIL. Just get the EA to reshoot or google a good interiors photographer - many will do EA/Airbnb packages.

It’s advertised as a 4 bed whereas it’s really a 2 bed with what should be the bathroom turned into a box room.

The front /outside of the house still needs bigger better flowers which unfortunately are going to be expensive but I suppose in the grand scheme of things might be the hook that brings people in looks like the credit card is going to take a hit!

Omg the house doctor!! Still the all time best of the OG house programs 😍

Sarah Beeny was always SO negative, "the vendors have put new neutral carpet down here, sadly I feel this will become dirty very quickly and actually makes the house worth even less" 😆

OP your house is looking much better 👏 Well done for taking the tough critique on the chin, hopefully your hard work will get you an offer soon (the house is on my favourites on Rightmove so I will be following 👀😆)

@Comefromaway I have always wanted to say this.... please read the thread 🤣 it is an old house1940s the third bedroom has always been that way it was never converted all the ones that were made at that time have a downstairs bathroom! Okay that's ticked of my MN bucket list if I had one
Weirdly though the houses on the opposite side of the road aren't the same design I think we are at the edge of the first post war estate I'll have to dig out the deeds and see what was shown opposite. Our now deceased neighbor did tell me he played in the fields that surrounded it and swam in the river down the road as a kid.

You asked what would stop someone asking for a viewing. It doesn’t matter what happened in the 1940’s. It’s what buyers want now. It’s advertised & priced as a 4 bed But it’s a 2/3 bed at most.

When i was taking a photo of my front door for instagram the other week dont judge me. It is now beautiful I ‘borrowed’ neighbours flower pots and planters while i took the photo. By borrow... i waited intil they were busy, grabbed them, took the photo, out them back. Grin

Are you tied in with YOPA? We had them round and found them very unprofessional and they were way out on the valuation. I looked at lots of local estate agents and made a note of ones which had really good photos & descriptions in our area.
