Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I often skip over listings where the outside of the house isn’t the main photo. Can you put some pots/architectural plants outside and get the exterior photos redone?

Inside looks nice, but neutral bedding with plumped pillows in the main bedroom would definitely help.

Your four dining chairs are fine. Paint them if you want (although its probably not worth the effort) but to cover the seats would cost about a tenner in fabric and would only take you half an hour with a staple gun.

@Namechangetoshowhouse the slight issue with the price is dropping it to 350k won't drop it onto the lower bracket on people's searches.

Would the agent do a price band say 345k-350 as it will then pick up buyers in the lower bracket as well?

@Tinyhumansurvivalist £350,000 shouldn't be a problem on Rightmove. If you were searching £200,000 - £350,000 for example then the OPs house would show up if it was listed at £350,000.

Probably not the case on all property sites though.

Everyone talking about lights in the photos - it wouldn't stop me viewing a house (as it's one of those things you can't tell without being there), but having the lights on in a photo would make me wonder if the room was dark.

Cushions, rugs, furniture, pictures - couldn't give a stuff. But natural light is important.

Just about every agent puts the lights on for photos. Even the really posh ones selling £ millions properties.

I actually thought the picture in the kitchen was of pat butcher originally - too distracting , take down the family pics lose the green stools and rugs and put some much plainer bed linen on. If you can paint over the stencils on the fitted wardrobes too

For the random why are you moving we have wondered about staying as even though we are jumping up a couple of over 200k the from our house value now some of them are smaller downstairs although bigger upstairs. We are moving to get 4/5 bedrooms as the tweenagers sharing a room is starting to grate. We also might go for a village or a bit further out of the town but then I love being able to walk everywhere with this house so sometimes I think about staying.

So Sunday my DM is coming over with her decent camera and I'm going to borrow so bits to dress the house from Dsis who has lots of cushions, throws, rugs and ornaments.

The kitchen is starting to look good I think it needs something bigger perhaps herbs on the window ledge. The lounge needs a rug next to the fire place & a coffee table again hopefully Dsis has something I can use.

Our playroom/reception/office is getting there to but needs some yellow cushions and throw on the couch can anyone spot where DH forgot to paint when doing the room...just when we think we can out the 🖌️ down!

Those pictures look much better! Just try and back up a bit more so you get more of the room in a single short.

Getting there OP! For the picture of the fire area in the lounge, don't forget to unplug the phone when you take the photo - it looks very messy having it trailing across the room (I expect this was the plan anyway).

When taking pictures of rooms, try and get down quite low and get lots of the floor in the picture, as much as possible. Put on all the lights, try and get a middling day, bright but not too bright. And just declutter, declutter as much as possible - keep everythign neutral and minimal. We hid things in the washing machine, car boot, stashes everywhere! Good luck, OP.

I'd actually stopped checking in on this thread because of some of the unnecessary, rude comments and I'd thought OP had (understandably) abandoned it.

It's great to come back and see what a difference some small changes can make. Good on you OP, I hope you get some decent viewings in! Your estate agent doesn't seem very skilled in his role.

OMG love the glass table chairs, where did you find that gem. Love the chairs round the fire, the random psychiatrists recliner just a no for me.
