What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I haven't read all of the comments but the main thing that I have struggled to make sense of is the layout.

Unless I'm reading the pictures and the floorplan completely wrong, then the utility opens up into the walkway between the two houses, which makes the 'back' of your house feel far too exposed.

It also looks like there is no side access to the garden (unless that wooden bit is your gate?) It looks like you will need to take rubbish, garden materials etc through the reception room which is off putting.

Decor and randomly placed decor wouldn't make a slight bit of difference to me because thats not what I'm paying for but layout is pricey to fix.

The ideal would be to separate your back of the walkway with a nice gate and door from the utility to the garden so that is the side access.

The description is a bit shit, as it doesn't help explain the layout. I would ask the agent to list rooms in order starting from 'entrance, leading to X'

Is it an old plan - I always look at the plan before the pictures and to me it looks like a downstairs shower room and and upstairs toilet and washbasin.

I think you’re competing with a huge number of more attractive and newer houses in Bicester. This house looks odd. Is it an ex-council property. I wonder? To be honest the layout looks like a bit of a bland and impractical muddle. Nothing about the photos would invite me to view.

I find it most odd, that so many people are making such strange comments, as why a property is not selling quickly. As in commenting about some wardrobes with stickers on,photo;s on walls, and general decor etc.. And saying a place is souless, and needs more plants and garden decor outside.

Surely a buyer would view a property, for it.size, garden space, house situation; for their own personal needs,with a view to how they would make all the rooms and garden into their own tastes if they bought it.

Bedrooms are very small and bathroom is downstairs. No idea on prices where you are but it would be towards the bottom of the price range at a guess unless by chance someone is looking for a house with a downstairs bedroom.

I find third bedroom is very small and woud excude viewing based on this. Im not too much bothered about the decor in the rooms/furnishings when I view the property. I actually rarely pay attention on photos as these are the things you you would re-arrange anyway when you move in.

Oh @AuntyPasta, I see. So there are 3 bathrooms of differing varieties? I'm not sure why you would need two downstairs? I have 3 bathrooms but one is the main family bathroom, one an ensuite with shower in and a downstairs loo.

It's all a bit confusing to be honest!

It’s over priced and it’s been badly bodged about with. Has the wall been moved over for the smallest upstairs bedroom?

It’s nice and clean and tidy, I dont think there’s anything wrong with the decor, no-one doesn’t buy a house because the cushions don’t match the rug. I think some people have bee unnecessarily mean.

I think it's unfortunate that the upstairs is so small in comparison with the downstairs. The estate agent hasn't helped by listing it as a 4 bed but then not listing the 4th bedroom on the floor plan and (presumably) marking it as a reception room. My first thought was "where's the 4th bedroom? There isn't one".

The 3rd bedroom is so small that I can't read its measurements properly on the floor plan. The bunk bed in that room looks too big for the room and possibly makes the room look even narrower than it is.

You've got a lovely big kitchen so I can see why this is the first photo. I agree with PPs though that I always feel a bit suspicious when the front of the house isn't the first photo.

It is not a 4 bed house, its a 3 bed. I assume it has been priced as though it is a 4 bed rather than a 3 bed. That would be the starting point OP.......it probably means it should be on the markets for around 345 - 355k and the marketing updated to reflect it being a 3 bedroom house.

No kerb appeal. Needs some light in the rooms and the ceilings look grubby which might be down to lack of light. It needs photos taken by someone who knows how to take a photo, those are terrible photos.

People like to dis a house that’s not to their taste

To me, it looks like a normal place that’s nicely kept and you could easily envisage living there with your own things.

I don’t know the area, but if you get no viewings it’s usually simply price. What else could you get for that money in that area? What do other houses like this go for?

It’s a nice enough family home, and the fact that many MNers turn their nose up means nothing

It’s all about what similar houses in similar area cost

I think the pictures are not right but can't point to what it is. I think it has the potential to look much better but it lacks to inspire a lifestyle. In other words, they are too honest!

It's a very odd layout and the position of the main bathroom downstairs seems strange.

Echo what others are saying it is a 3 bed house or rather two bed plus box room because the 3rd upstairs bedroom is tiny.

The extension looks really narrow, and again it doesn't flow logically.

You could possibly set the extension room up as the master bedroom, especially as the shower room is next to it, not exactly en-suite but nearly.

Agree with others if you had money to throw at it I would make the 3rd bedroom (box room) into an upstairs bathroom/shower room.

It has potential but not at the price you are asking. The weird positioning of the downstairs bathroom would put me off, I could understand if was next to the extension but where it is just doesn't make sense to me.

The photos are not doing you any favours they are emphasising the peculiar layout and the other faults.

Bucknel road ,is that the back of fire station ,not great area to be honest .your compeating with new houses on kingsmear ,they have a 5 bed semi detached For 419 ,band new ,5 proper bedrooms in a lovely area.
You need to reduce price to what a 3 bed goes for in bicester ,which is araound 315
3 bed on Bure park for 315
Your over Priced for your area ,you needed 4 proper bedrooms for that price and either Southwold ,bure park or kingsmear to fetch that price

It’s a 3 bed house at best and overall is just not a very appealing/ inviting house, so to that end it is way overpriced imo.

I think most people will want to decorate, but if you know it might take a while, then knowing you could live with it might help.

But if the house is right, people will look past that imo.
