What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

The house a couple of streets away at £350k is ex council. That automatically lowers the price, so it’s not comparable.

That whole area is post-war housing and so a lot of the properties (including possibly the OPs) are ex council. It's not the best part of town.

Is the downstairs bathroom under the stairs??

Was it originally a 2 bed?

If there was no extension, just a toilet downstairs & a shower room upstairs I'd probably consider.

Obviously only if 2 & a half bedrooms were enough!

Sorry, OP, I know this isn't what you were hoping for but I can only echo what others have said. People looking for four bedrooms often want three decent-sized ones and a spare and this is only three bedrooms really.

The layout of the kitchen is odd and looks as if it hasn't been properly planned. The white goods seem to have just been put where they fit, leaving lots of unused space and requiring you to walk over here for the sink and over there to the end of the room for the fridge. It's not thought through, and that's how the entire house feels — over-extended long, thin, rooms and no flow. People love space but it's got to be workable space.

Personally I'm not keen on side entrances and a shared drive would put me off completely: so much potential for issues with neighbours.

Basically you know when your house is priced correctly, you get viewings, if it’s not no one views it,

I had a similar issue selling a previous property the agent convinced me it was worth x, I actually disagreed but went with it, and of course no one through the door, I then argued with the agent and dropped the price, again no one viewing, so then I said enough and put it on for what I thought it was worth and it sold that weekend,

You can market a property as you wish and price it as you wish, but if it’s not what it says it is and it’s priced too high you’re just wasting your own time

I've just done a search for 3 bed houses in the same sort of area, there are two - one is £275k, the other is £300k. So, you're overpriced I'm afraid.

Oh, and the only other 4 bed on the market in the area is £350k. So, yes, definitely overpriced.

Market it as a 3 bed (even that's a push) and then I'd really sell the granny annex or the WFH office as the room downstairs. Change your target market.

People who usually want to buy 4 bedroom houses either have a big family or plan to have one. Practically your house will not meet those needs

It may suit the needs of a smaller family who have someone who works from home, or a family who have an elderly family member to care for. Its all about finding your correct target market

The bit upstairs looks like a toilet and a sink to me rather than a shower room.

Also, Bicester is rammed with new builds - what are the new build comparison prices? We're just south of Oxford in a village with a load of new builds too - will affect what our house is able to be sold for.

The floor plans/description are both a bit odd.

The floor plan shows a bathroom under the stairs and one in the extension area, with a loo and sink upstairs. The description is a bit confusing, but I wondered if the floor plan was wrong as you would expect the shower room upstairs and the loo/sink under the stairs.

And bring the chair in the living room closer to the rug/sofas, corner that off as a living area and move the dining table into that space which looks very awkwardly positioned currently

It's not even marked up on the plan as having four bedrooms. It's a three bed. List it at that and see if you get any interest because i can't see it meeting the needs of anybody searching for a four bed.

You don’t need to do all the lists of things people are telling you.

First, get the agent to reshoot the pics with a different photographer because the photos are crap.
Second, ensure you follow the directions of the photographer’s company - remove all the clutter from every room, ensure you are there on shoot day to move stuff around.
Thirdly, as you need to sell ASAP drop the price.

New pics + price drop should shift it.

But houses downstairs bathrooms are hard to sell.

Zero kerb appeal, dark rooms which look dull and dreary. No upstairs bathroom, minuscule bedroom three. Strange extension. I’m sorry to be blunt OP, but it would have to be really cheap and a price that makes the buyer feel that they’ve got a bargain. You need to dress the outside and inside to add appeal. I think unless you lower the price a lot, you won’t sell. I know from experience that an unusual layout turns people off. My bottom heavy house took two years to sell and I had to lower the price by 60K from the EA’s valuation.

It's a three-bed, not four. No proper bathroom upstairs. Bit boxy. Not. a. lot of character. The first picture on Rightmove isn't great, maybe open with the exterior shot of the house. The decor is a bit dated. Perhaps take the big photos of the family down as well.

I think I would pay someone to stage your home. The photos don't make it look attractive--the sheets are wrinkled, etc.

To be brutally honest - it's a very unattractive house externally and internally.

Assuming that gets viewings regardless - the tiny bedroom and downstairs bathrooms would be very off-putting. The photos are bad - why have they focussed on the tiny sink, for example?

I think price is crucial with this house. It will probably work fine as a family house but it is not the sort of house anyone is going to fall in love with -OP it isn't your dream home either.
i found the photos hard to follow, as well as poor quality. The estate agents should have ensured the best set of photos were taken. When we last sold a house the estate agent asked us to light a fire and moved the furniture around a bit to show everything to its best advantage. A floor plan usually helps but this one is not very good, the small size of the upstairs plan makes it look as if it is even smaller than it really is. I agree it is really a 3 bed house with a useful extra room downstairs. Someone who works from home or maybe does yoga would be the type interested. I think you will have to cut the price into the next bracket down, but in the meantime I'd perhaps think about getting a new agent if this lot can't up their game a bit.

I like your house, but what Bluntness said correct.

Houses find their own level. No views = overpriced. This house isn't a 4 bedroom, it's a 3 bedroom. Market it as such. And the price at the moment is weird.

I'm house hunting for a 4 bedroom at the moment. It's time-consuming and frustrating, and you develop a nose for when you're being bullshitted (which is almost always due to a tiny box of a room masquerading as a bedroom) so that you don't have to waste your time traipsing off somewhere that isn't what it says it is. I bet that's why you're not getting views.
