What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Am trying to work out what the layout was before it was overextended. I’m guessing that it was front room where the fireplace, with an archway where the RSJ is, into a middle room. The location of the main bathroom now was clearly a hallway from the front door to the back which probably had a smallish kitchen (incl door to middle room?) and downstairs bathroom. Was the new downstairs room a garage previously or is it newly built? It looks like an odd position for a garage - offset halfway into the garden so you couldn’t drive into it. And it doesn’t look as though next door has one. So I’m guessing it’s a newly built extension.

OP it’s listed as a 4 bedroom and then the description says it’s 3 bedroom. I think that might be your starting point is identifying if it’s literally in the wrong category and getting missed by prospective buyers.

I agree that most people will see past interiors, but if you're already on the back foot in terms of the look and layout of the house - some judicious staging can only help.

Handsoffisback makes some really good suggestions.

We're looking for a 3 bed at the moment and we are specifically looking for somewhere cheaper to do up/extend or somewhere in our higher budget end that doesnt need work. However, this falls between the two I feel. Its priced as somewhere that is a 4 bed that doesnt need work. However realistically anyone moving in would need to extend upstairs in order to have more than a box room as a 3rd bedroom, put in a bathroom upstairs And Redecorate (sorry, personally I would redecorate as the rooms are very white/soulless and not used to the best of their ability).

I would move the single armchair over beside the sofa more. And pull the dining table away from the corner so much. Hinestly, looking at the pictures it’s a lovely house but it does seem to be missing something. It needs some colour and something to make it more cosy and comfy. I would remove the grey curtains from the bedroom, and get some flowers , Evan fake ones on the dining table. You need something in the kitchen, maybe a floor runner in a light colour, not grey, and get some flowers and maybe a fruit bowl in there as well. I think you need a large mirror on the wall in the little bedroom- it needs that depth. Also what is the space behind the chair with the leopard prints?? That looks a bit ‘off’. Get a mucky bigger mirror in the wall in the double room, and a colourful picture on the wall above the bed. It looks like people live there, but not a ‘home’. So it makes it harder for people to picture ‘living’ there if you see???

The picture of the front of the house is confusing, especially when you pair it with the floorplan, I'm assuming it is the extension you can see from the driveway? Again there is something that just doesn't look right about it.

I have been here since this was all green fields, we had a thread like this, we pulled the house apart, the OP was shocked and upset, but after twenty four hours actioned every thing she could and had more photos taken, it sold within forty eight hours.

So whilst it is a lot to take in, it generally does help.

Teeny tiny third bedroom, it's got a bed and nothing else, because there's simply no room.

And why do you have a large picture of what looks like Barbara Windsor in your kitchen? Picture 7 - what is it? It just looks like a storage area which just highlights how little storage there must be elsewhere. Depending on layout, I would have that storage area dressed as a dining space.

The layout is seriously weird too- what's going on with that reception room which can only be accessed through the utility room?

Agree. yes it sucks to hear the brutal truth but I'm sure the OP would rather that and have her house SELL than be sitting there for weeks and weeks wondering why noone wants it!

After all, its the marketing thats at fault here, people arent picking apart her personal appearance!

Also, get a photo from the back of the garden looking down towards the house as that will show the decking and bifold doors - I don't think they are easy to spot at the moment.

Its listed as a 4 bedroom, but it is presented as a house with 3 small bedrooms and 2 receptions, so most people who want 4 bedrooms will rule it out.

If you want to sell it as a 4 bedroom present the downstairs 'extra room' as a proper bedroom with an ensuite - or list and price it as a 3 bedroom house.

For me

The white kitchen walls clash with the cream units.
The wooden floor in the lounge clashes with the wooden door
It’s really only 2 bedrooms and a tiny box room which would only be good as an office or baby room.
No proper bathroom upstairs
Rose wardrobes look dated

Those points would put be off.

If I was looking for a house I need 4 bedrooms as have 3 kids- your ‘4 bedroom’ house just wouldn’t work for me at all.

The issue with that "bedroom through the utility" is that it's hugely impractical for most families. Parents aren't going to sleep there with kids asleep upstairs - through the utility, through the kitchen, through the lounge, through the hall, up the stairs - to get to the kids. It might be OK for a teenage child but again that's very much limiting your market.

Agree with what everyone else has said, Bicester is very popular with families and you're very close to schools. People who are looking for a 4 bedroom house in Bicester will discount yours immediately - describing the room off the utility as a bedroom is pushing the definition to the limit. Both bathrooms are downstairs. The third real bedroom is miniscule.

Those are the problems - people can look past the bedlinen and colour of the walls if the floorplan works. I'm afraid this one just doesn't. It's not a 4 bed. It's a 2 bed, with a home office and a box room.

Change the description from 4 bed to 3 bed. Nobody looking for a 4 bed will want to view it but someone looking for a 3 bed will consider the extra space downstairs a bonus to compensate for the small third bedroom.

Get the armchair out of the corner and into the room a bit. Take down big photos of family and pop up some neutral artwork from TK Maxx. Need a bit of warming up - maybe try and 'dress' the rooms to look a bit more finished, for the photographer. Kitchen photo looks like they used one of those wide angle lenses which always puts me off. Then get the photos re-done with a better photographer - partly this is down to a not very skilled person taking the pictures.
